      Im no building/ blueprint reading pro however, im from ct however back in the 1990s colorado was building thousands of new homes all precut lumber and trussess for the roof framming and when i was there working it took us framming crews 1 week to fully fram a house, the rough framming including doors and windows. And before i left i personal read the blue prints to 3 homes and me and just 2 guys frammed 3 houses are selfs for this guy who in return just sold them quick it was unbelievable.1st i know for a fact the simpler thhe design of a home for instance building a square or a simple rectagle with precuts studs, basic plywood flooring, then build another floor on top of that and cap it off with precut trussess or even rafters however i prefer trussess there quick and a lot easier. There simple toe nail each end your done..angways im talking keeping everything simple but practicle theres no need for elevated walls/ jogs/hips/etc esp if your on a budget and if you want more square feet of actual living space from homes say somthing 30'ft wide by whatever 50' ft long or 100'ft thats a 3000 square foot home now if you just keep it simple and ad 1 floor on top of the bottom now you have a 6000 square ft home whats great is somthing 30' ft wide all you need is 1 beam running all the way down the middle of tbe basement floor to start running your joices etc its simple then the same for the 2nd floor if you rather have all that square feet or whatever the point im making, if theres somone out there who actual has the cash to buy the property out in colorado where the market for saling homes is such a fast turnover rate from what ive been hearing, if somone can purchase this land property , i will fram the homes ( only if there simple but practical)do the siding and roofing and sheetrock , wed have to put a crew together which i can prob do / or you or whatever..a cut man, layout man, patrs guys(a couple laborers its a done deal...

      In my area here in California one has to get a building permit fee for about 5 to 6 thousand. BUT then there's all the other fees that you HAVE to pay to get a permit. Water connection $20,000, sewer connection $10,000, school fees $6000 +, other development fees...final bill $75,000. By the time you buy the lot, pay for the plans and fees, your out over $250,000. Now you can start digging for your footings. 30 years ago you could have a very nice completed home for less than tha.

      @@EmmettLeoHomes I want to build my home in the next year or so, but I'm on a very tight budget. Lots are around 20,000 for a 1/4 acre and the general pricing is pretty standard, nothing high. 2 bedroom is sort of my ideal (3 if we can squeeze that in) but it would only be me and my wife. 2000 sq/ft is way bigger than we need though for two people. (We were thinking 1 master, 1 office and an extra for guests)
      I know you can't do very much, but what would you expect on a build like this?

    My story:
    I don’t want to spend years renting an apartment or house that’s at least 10k a year . I am 14 I probably shouldn’t be worried about building a house right now . I just want to learn every pro and con and everything I need to know so that when I do get the age to build my house it won’t be so difficult. I’m already saving ahead it’ll be a helpful for future financial services. I’m gonna take notes and hopefully the notes will be very helpful in the future. My budget will be around 200,000 imma try to reach for 400,000 but time will tell. Thank you for you video.

      Here is a suggestion: purchase a 4-unit property. If you do it right you can live in one of the units nearly for free with as little as a 3% down payment. In addition, you will get significant tax benefits.

    I have been looking forever on honest costs to build a home. Our "dream home" is a 2,000 sq ft Ranch-style, with finished basement. I was thinking it was going to just be a pipe dream, costing half a million dollars. You just brought a shining light back to us, and we're back on track.     I am building a custom 2000 sq ft structure right now for about $115 USD sqft. How?
    1. I am my own general contractor
    2. I am my own HVAC contractor
    3. I am my own excavator/trench operator for electrical, nat gas, water, sewer.
    4. Kept the kitchen small / IKEA
    5. Finding materials at wholesale or deeply discounted (e.g. hardwood flooring for $2.08/sq ft)
    6. Monitoring every line item and expenditure.
    That said I have made mistakes, but mostly pretty small ones.
    I still have 8-foot doors on the ground floor, 3-layer insulated garage doors, tile baths and showers, shiplap in the bathrooms, wood finished cathedral ceilings and other high-end finishes.
    The only item where I am exceeding your stated cost is electrical. This is in part because I am installing two vehicle chargers, heated floors in the bathrooms and lighting and outlets, both inside and out, beyond what is typical.

      Can I ask, what is your background? I am not afraid to get my hands dirty, but worry that I won’t do something to code and will pay for it later at resale, or worse if somebody gets hurt. What all can a homeowner do without a license? I have done tile, very basic carpentry, and concrete before, and have electricians and plumbers in the family. Only have a $120k budget for everything, though, including the lot.

      @@nobodynohow8039 I pull permits and read up (and watch a lot of TH-cam) on stuff that I intend to work on. I'm an IT person as a job, but have worked in construction a bit when I was younger.
      In North Carolina, a homeowner can pull a permit and do anything, as long as that homeowner 1. Lives in the home and 2. Continues to live in the home for one year after project completion.
      Inspections here are pretty good, and they catch some mistakes. I'm not anywhere near burning something down or anything like that, though.
      $120k is very tight. It might be easier to find a fixer-upper in the $80-$100k neighboorhood and work on that.

    I'm only 22, but I am absolutely determined to build my dream home someday. I have a very particular idea of what I want, and I know it's not going to be cheap, but I'm setting up my plan for how I'm going to finance it all. It's going to be a long time coming, for sure, but I'm already so excited!

      I’m building my house in Mexico of my home town. I’m going to get my residents paper. Plus it would be cheap and cost less. I have some experience and all I just need is to work hard. Plus In Mexico everything will be cheap what can you ask for.

    I just did a 3600sq/ft custom (4 bedroom 3 bath). ICF foundation, all hardwood, custom kitchen, smart appliances, butler pantry, all open concept. Second floor balcony, 240sq/ft walk-in with wall to wall to wall custom closets etc etc etc. I paid $80 a sq/ft. I must have did a good job because it made it into new home of the week in a paper with over 1m purchasers.
    The last house I did started 1800sq/ft and abandoned that I bought for $145k. My cost was around $50 a sq/ft. It ended up 3000sq/ft and sold for $765,000.
    The main trick is not to overpay. You can get really nice stuff for a really nice price if you shop around and make deals. I probably spent as much time sourcing materials and lighting and appliances and flooring and trim as I did working on it. But it's worth it.
    A custom builder was in the house and told me he could have built it for $655,000. I told him how great that is considering my cost was less than $300,000 all-in. He couldn't believe the results on such a cheap price.

    I live in GA USA. I heard in the South that building started at $100/sq ft. Hearing $150 was a real shocker! But I liked how the video was straight forward.

    It’s like asking a car dealer how much to buy a car. They wont quote what they can buy it for they quote what they can sell it for. It’s there secret the true cost. Iam in a booming area and a builder will build for around $80-$90 a sqf for a basic nice house that does not included water, sewer and land prep and thats with them making money. Most builders are trying to make a ton on you.
    Also if you want to really know get a set a plans and get a builders spec sheet and just bid it out, you will see how much builders are trying to make on you

      Builders are like anyone else. There are good honest builders, and there are crooks and everything in between.
      We build open book cost plus so the client knows what we spend and what we are making.
      Too many people don't want builders to make any money while working for them, but forget that they need the builder to remain profitable and in business to maintain and hold up the warranty, and potentially help them down the road.
      My suggestions is get to know the builder first. Who they as people, is probably how they are going to be as builders. Thanks for watching!

    Cost to build a home in America varies greatly between States, and even within areas of each state. The average cost for a MINIMUM 2,000 sq ft home is $60/sq ft to build it yourself or $120 sq ft to have someone build it for you.
    (Average cost for 1 acre of land, septic, elec, well: $60k)
    Average cost for 2,000 sq ft home MINIMUM building materials only: $60k
    2,000 divided by 120,000 = $60/sq ft
    Next, double that number (at least) to have someone built it for you.
    Now, these costs will vary GREATLY depending on a MASSIVE number of factors. How easy is it to get materials delivered? How close is your site to a major city? How simple is your home design? How much work can you do yourself? Plus hundreds of other questions.
    Thee are people who can build themselves for $40 sq ft and people who can't and will pay $600 sq ft

    We used to build custom homes in 2002 California , the going rate for a regular standard house was $100sf . That was 17 years ago and the prices for lumber have skyrocketed so has everything else. In my opinion this man is spitting straight facts, sure I can get it under $150sf but that would mean I'd have to do most of the subcontracting myself and deal with inspectors.

Compartmentalizing the process as you did with a generic example is the type of language that the majority will benefit from.     Very good and informative video. I overpriced some items and underpriced some. Actually starting to put pen to paper because plan in building in 2024. I am figuring 180 to 220 per sq ft with some rooms more expensive than others. Just wish you could go to factory pick it out and have it delivered and assembled but not quite there yet

    How do you know how many square feet is a good size for your families needs? If you want plenty of storage such as built in shelves, pantry, and built in triple bunk beds, how much extra should you budget for? This is for Harrodsburg,Kentucky.

      You have to take into consideration what rooms your family actually NEEDS vs. WANTS. Each family is different. Most don't use their formal dining room anymore, so we can eliminate that if you don't. A good architect, or designer will create a layout that fits your needs. Thanks for watching.

    What is the standard practice for contracts and progress payments with the subs? In otherwords, are there standard contracts that you can point me to and how do you never let your progress payments get ahead of the work?

      Great questions. Most commercial, and some residential General Contracting firms here in Canada use the Standard CCDC contracts.
      They are quite in-depth and onerous for smaller jobs, so I would advise having your lawyer work up a construction contract.
      The way we do it is cost plus. The client puts down a deposit at the start and then pays bi-weekly billing for work or material purchased that previous 2-week period. That way, the contractor and the client are never more than 2 weeks apart on the work and payments.
      Cost plus only works where there is trust and the client’s / project’s best interest is primary.
      If you don’t trust your contractor or home builder to advocate properly, then you shouldn’t have them building you home.
      Fixed price contracts are the norm however, and that gives peace of mind to the client, as long as they know what specs are going in, and know that all work will be done to code and no short skirting.
      But I find that the entire process is easier open book so everyone is on the same page cost wise.
      Make sense?

    I built a 1500sq ft addition in 2008, I was the GC. It was a challenge to meet the target of $145/sq ft. US
    Labor was about 1/2 the total build cost. No costly mistakes, but excavating, finish grading and dump fees were a moving target. To those that think they can do it themselves...good luck. There are strict code requirements that require licensed trades to pass inspections. With a one off project there is very little leverage to negotiate pricing with the trades.
    DIYers tend to shop the cheapest materials to save money. If you want a professional looking job that doesn't require rework in 5 years buy the best material that compares with the homes in the neighborhood.

      Yeah california has crazy labor prices my bother in law paid 800 for 3 ceiling fans and a smart thermosat . i payed 1000 for new 3 ectrical water heater , stove and dryer connection also in the price was included labor for new copper plumbing in az phoenix

      Maybe he's just trying to show people how much it CAN cost. But he did say it'll vary from person to person. Those cheap cookie cutter homes put up 5 feet apart from each other in new neighborhoods with ikea kitchens and fake wood flooring that bubbles 2 months after you buy it, gonna be 200k to build. A log cabin style home with vaulted ceilings and custom cabinetry with real wood flooring and wainscoting and a wrap around covered porch is gonna be 4 - 500k with similar square footage. All depends on the person's budget.

    Hello. I have a question. I want to build a house next year but I don't want to build a concrete foundation, I don't want to disturb the terrain or do the less damage to it as possible. I was thinking about steal beans and steal frame for the foundation and build on top of such. Is that possible and it so how it compares cost-wise to a concrete foundation? 2500 to 3000 sf.

      Your local codes will dictate what you are allowed to do or not.
      Most without basements are slab on grade, unless you are in a massive flood area like new Orleans where you build on piers.

      There are many books available on the subject. It's true that building a house by yourself will save you a ton of money (half of the cost of a house typically comes from labor alone) but also keep in mind that without any help it will also take you 3-5 times longer to build. A lot goes into building a house and you have to be very determined to do it all yourself.

    Bang on Dan!!!!! I have built six homes myself, acting as the general contractor and subbing everything out on each one. Your costs are exactly what I have experienced myself in 2019. Yes I have also experienced the HOT market (2009) vs the Not hot market and there was a 25% price increase in labour rates that year. Luckily the labour market rates have dropped down significantly.
    One thing you didn't mention is the cost of the dreaded DEVELOPMENT COST FEE which the municipality charges for every new house build. In my city this cost is a whopping $45,000. so that cost gets paid at the same time you pay for your building permit. Can you imagine being out of pocket $50000 before you even put a shovel in the ground.
    I have been lucky on my builds to have experience only one hot market condition. On average I have built for $100 sq ft from 1980 - 1990, $125 sq ft from 1991 - 2000, $150 sq ft from 2001 -2008, $225 sq ft in 2009-2010. My cost for my last build in 2018 was $160 sq ft.
    It is nice to hear that I may be lucky enough to build again for under $175 sq ft all in.

      Willard Umphrey if you are replacing a standard wall, with a wall of windows, you are looking at any wagers from 5-10x more in pricing.
      Heating and cooling depend on the home and what extra you would have to add. Adding central air to a forced air system is easy. Adding central air to radiant floors, (not cooled piping) would need a completely separate system installed.
      Drainage depends mostly on location and ground requirements. Internal drains are often not used where we are due to code requirements and it being outside the norm for installers.
      You will find that anything that is not typical is usually more expensive and harder to find installers that know what they are doing.
      You can create an amazing home if you focus on the design of applications and efficiency aspects rather than simply the finishes.

      Cyndi Dickerson Usually foundation, to handing keys over, but it depends on who’s building it. It may include septic tanks/system, it may not. Utility hook ups are generally included.

    In south Ga you can contract and build your own house for around $85 a square foot... for around $100 a square foot you can have walk in tiled shower, quartz counter tops, hardwood floor etc... nice to live down here in the poor old south

    How are these expense estimates adjusted if you were to include solar power as an alternative source to supplement your electrical needs?

      Great question. The infrastructure still remains the same, however you have to add additional electrical components in order to run the panels, and tie into the grid. It affect the planning also as if you are running it now, vs. later, you have to be able to access the runs up to the roof. Its simply additional line items costs from a costing perspective.

    I don't care how many super high end finishes you put in a house, I'd never pay $ 500 a sq. ft. for something made out of sticks and twigs. And don't try to camouflage a mere wooden house with brick veneer.it ain't going to fool me. If it wasn't solid masonry and well insulated,it would be junk in my book. We are the richest country in the world with the most flimsy housing stock. The rest of the world laughs at us We are the land of the "stick" built houses.
    We don't teach our kids,heal our sick,house our prisoners, store our money in wooden buildings,but we choose to raise our families in them. Crazy,simply crazy.

      The average home size in the USA is 240 m^2; in the UK or Spain -- to give you two European examples -- 90 m^2, and they're normally either flats or terraced houses with tiny backyards and no front gardens. If I were to be given a house picked at random from any major country in the world, I know which one I would choose.

    for those of us who are in the US, costs of building a house requires heavy input weights. Can't even use the average cost to build in the US or regionally, because there are a million variables. I am currently putting together a proposal for a construction loan in which I am the owner-builder, and plan to use SIP panels instead of expensive stick framing. I even plan on doing a lot of the SIP panel installs myself. Cutting out the General Contractor fees/markups and framing labor costs themselves will cut my final price in half. Not to mention all of the other sweat equity I plan on using. For others, using a builder is their only option - for them I would highly recommend looking into a SIP panel house.     These number are applicable if you hire a building company only, correct? How much would you estimate if a lot was done by us? Such as: we do the electrical, plumbing, drywall, flooring (most interior finishes). We would hire a framer, all digging and poured concrete, the roof. This barely scratches the surface but do you believe we could save a lot of money going this route? We designed a home that is about 2900 sq ft

    This is only true for high cost areas like California and New York. In the south must be $30 to $60

    This video scares off my people who wants to build their own house. Looks like he is a landlord and builder himself.....Sorry dead wrong with many of he concepts and it is misleading too..It also depends on where and how you are building the house. you are right on that part...If you are a handy man and worked with home building before, then make a good team (make sure you know a professional electrician and plumber). You can build it way way cheaper. You may see many TH-cam already have built their own house

    Had a question what if you were getting a home the same square feet as the one here with a second floor and you litterally had all of your finishing materials outdoor and indoor your framing materials already purchased and you litterally just needed a contractor to do the land preparation and just the actual build and install of everything. What could be a possible ballpark figure for that?

      A lot of the time, it depends on how much RISK the contractor or builder is taking on and how much is in their scope of work. If you are providing material, who pays for the time lost if you ordered it wrong or if it doesnt come on time, or damaged? I believe your question is "How much is labor?" The answer is about 40-60% of the cost of material, however you will have to pay things in general conditions like site supervision, builder overhead, builder profit, and taxes. Each builder is different, but expect anywhere from 10-15% for profit, 8-15% for overhead and expenses, 10% for contingency, and 5% for taxes (GST in canada where we live). These percentages are based on labor AND material. Thanks for watching!

      I can understand that. I suppose it would be like asking a factory worker at Ford to build you a Truck.
      A great custom builder is like a quarterback. Taking in all the information and delegating everyone. Not only that, but the best builders are the ones that can are able to take in all of the information from the clients, architects, designer, engineers and trades, and do it all within the allotted budget. Not only that, but they should be tracking the cost to completion so if anything goes off track, then they are able to correct it, and let the clients always stay informed. All that said, you can still cut your own hair.
