Charlotte早排寫過朋友N仔喺英國買屋出師不利，我之後都有關心吓佢依家情況，結果又學多咗嘢，所以又繼續同大家分享吓。N仔話好快又睇中咗第二間，業主又接受咗出價，點知唔夠24小時，業主就反口。N仔今次打算Cash Buy，出價仲好貼近個叫價，但對方都唔肯賣，估計係想賣畀自己朋友，兼可以慳返個佣。
無奈下繼續搵屋，過一陣又睇中咗一間爛屋，雖然要花錢大裝修，但整完起碼啱自己心水。業主又接受咗佢出價，但今次又有新玩法。話說業主係一間公司，接受咗個出價之後，先話要喺地契加條款，寫明第日如果拆部分花園賣畀其他人起屋，佢要分3分1。N仔聽完都𢲷晒頭，律師講明呢啲overage term好煩，要花好多時間同對家鍊，而Mortgage Advisor就話大部分銀行都唔會肯借錢畀有呢啲term嘅物業，即係影響日後轉售，所以N仔就覆返話唔買。
對方又走返嚟話，「好啦，唔使分你賣地盈利，但都要寫明呢個Plot of land上面只可以有一間屋，但Extension、Outbuilding就唔包括在內。」聽落好似好合理，經紀佬仲講到好多新屋苑都有呢啲條款。不過，呢啲restrictive covenant一樣煩，因為要解除佢時，就要搵返呢間公司，對方先會開「贖金」，所以一樣有機會影響按揭。至於地產佬講新屋嗰個情況，通常都有期限，唔似呢個跟塊地一世。N仔都話地產佬用語言偽術包裝到啲嘢人畜無害咁，又專登唔講呢啲terms，等你上網搵唔到資料，所以真係要冷靜問多啲意見。
N仔話，自己無諗過賣花園，同埋花咁大舊錢去裝修，就係想住過世，而且個花園都無路去到，要賣都要鄰居肯賣花園先得，所以佢都有提議話不如加多少少錢，唔好搞咁多嘢，點知對方可能因為係小型發展商，成日覺得塊地有潛力，死都唔肯，所以N仔又買唔成。佢都笑自己勁在3間屋嘅Offer accept比率達百分百，但一樣係100%買唔成。Charlotte唯有祝佢新一年順利啦！
