What if you don't want any money on the deal and you already sign a quit claim deed. You just want your name off the property. And she can have it all. Can I just walk-in into superior court and file a Partition claim to remove my name off the property. Where she is forced to refinance or sell the property.

It's in kind at the moment, however the Partition was a blindsided cause of action because the issue was never negotiated and there is a lot of family attached...I heard of a Special master and that it is Possible the property could be sold at auction, like that of a foreclosure or tax sale.
What happens when you are 50-50 tenants common and your ex fiancé puts in more money than you on the down payment but then he becomes domestically violent and you have to file a restraining order? How does a partition work in that case? Would you really be liable for all the mortgage payments you never could afford in the first place? What he really get back all the money that he put in even though we’re 50-50 tenants in common?
Just some thoughts--great video (thanks for the details). ---I think it must get complicated when couples are not married and one person did not work as much (mother) because they were taking care of the kids or a child with special needs. But they own the house together equally as joint tenants. There is no common law in the state of California. More and more people in California are not getting married and one person may stay at home to take care of the kids. So that person would loose out on money if they break up and have to sell the house. The caregiver who watched the kids so the other person could work to pay the mortgage and build a career will loose out on their half. Nobody takes care of kids for free in California. Good information and a lot to think about before buying a house with someone.
what about the joint tenant rights of survivorship where one party wants to sell the house to hurt the other tenant? what are my rights in court? the house is paid off and homesteaded so if i say NO to her offer to buy me out, and she gets the order to sell, will i get half of what the house is worth? (i don't want to sell this house because it's all i've got left from my dad...his ashes are in the backyard, my daughter's handprints are in the concrete, it's his widow that is looking for a legal way to get me out of hte house because we had a disagreement (one in seven years) and she's old and demented and i was going to take care of her in her old age in this house...THAT was our agreement...that i got the house when she died and i promised to take care of her...and now her alcoholism and demenia are forcing her to accuse me of trying to take over...HELP!!

What happens if only one person is on the loan and both are on title?
Can a partition be filed in the state of Arizona by a non married couple or for a couple that doesn’t fall under non community property couple?
What if both of us want to buy the other out but can’t agree who buys who out? Can I force the sale and then we both just lose the home?
You can file a partition but it will cost you a lot of money in the interim.

Yes you will pay fee for refinance with quick claim deed.
What is the equity when their is no mortgage and no lien?
The Equity will be the Market Value (minus any costs to sell it, such as needed repairs and Realtor's commissions.)
