    Atty. magagamit po ba ang tax declaration sa pagpapatitulo ng manang lupa?yun lng po kasi ang ibinigay ng kapatid ng tatay ko nung nagkahatian na po sila...tsaka ano po ang mga gagawin kapag po yung manang lupa eh mali ang record sa denr,nakapangalan po sa ibang tao.

    Atty. paano po ba kumuha ng panibagong titulo ng lupa pag nawala yng kopya na hawak ng may ari, nawala po kc yng sa amin

    Very clear po yung discussion nyo Atty., In fact ginawa ko na pong radio ang mga video nyo while busy sa trabaho and not skipping the ads.☺️ Sana ma discuss nyo po yong DEED OF SALE with RIGHT TO REPURCHASE. Ako po yong seller who issued the Deed of Sale with right to repurchase Atty; Nag expire na po yong period of redemption kasi wala pang pambayad . Ngayon, nag ask po ako sa buyer ng extension period to redeem the property for 2 yrs and an authority to sell that property to any party para may maibayad sa buyer at nag agreed naman verbally si buyer. Paano po kaya gawin yung document Atty. w/o consulting a lawyer? And w/c is best po Atty na in favor sa seller, yung pacto de retro po ba or equitable mortgage? I borrowed money kasi sa buyer nato at ginawang collateral ang property ko. Pwede po bang ma discuss further regarding sa topic ng DEED OF SALE w/ Right to purchase Atty.? Sana mapansin nyo po☺️.     Good day at magandang buhay sayo at sa familiy mo,
    Ask ko lang po atty, tungkol po sa lupa,,
    Kasi po ang beyanan ko xa probinsya matagal na po nakatira sa lupa na hindi naman sa kanya..more or less 40 yrs po..
    Yong bahay po or lupa na pinag tirikan nila po ng bahay ay dalawa po yong nag mamay ari, bale napa gitnaan po yong bahay nya,
    As in 40yrs po simulat sapul dun na sila nakatira,,wala po silang tax declaration or anumang dukyumento na nagpapatunay na kanila po yong lupang tinitirhan..
    Ano po ba ang mga hakbang para pamasakanila ang lupang tinirhan sa tagal ng panahon..may gagastusin po ba at kung meron magkano nmn po?
    Sana matulungan nyo po kami..

    Atty our parents both died on 1993, the land was intestate. On the Extra Judicially Settlement my 2 brothers forged our 6 signatures and the land was unequally partitioned. But one of my brother didn't come home for 40 years approximately his share is still in his name on the forged EJS. I'm going home by January to fix the problems. And the forged EJS I was planning to legally notarize it, since I am the administrator And my brother's share who did not come home, would like to purchased and the proceeds will be shared among the heirs who have had received less area in size. And two of my siblings passed away and one of this heirs children was abroad. Atty can you please help me what to do.

    atty do we have a chance to reclaim the land site of our grandfather but the site became school site of deped now , 1980s our grandfather is brgy captian he let construct a school site to his land , but 2001 he past away my grandmother and we doesnt know until we find the CLT of the land site issued 1985 , we dont know if we can reclaim it ?

    Good day po Atty., may tanong lang po ako tungkol sa ALLUVIUM Deposits…. paano kung sinadya na pina-level ang alluvium deposits at pina-bulldozer at dinagdagan pa ng panambak just to cover all the creek para malawak na palayan…. Alam ko na bawal pero lately ko lang nalaman dahil balak namin patituloan… pinalevel yan 50yrs ago at buhay pa ang parents ko non. Ngayon hindi raw pwedeng patituloan at gustong angkinin (my brother in law)ang lupa dahil sya daw ang gumawa at gumastos pero wala naman syang lupa sa tabi ng creek na natabunan… may karapatan parin ba dito or mas okay na i share nalang nya sa may-ari ng lupa na nakatabi dito. Parents namin ang nagsabi na para sa panganay namin at ako ang dapat maghati (pamana) don sa lupa. Anong ang masasabi nyo dito? Please reply po anong dapat namin gawin ….

    Atty. May magbebenta Po sa kaibigan ko Ng property .si seller Po nabili nya iang property by extrajudicial settlement of estate recently lang Po naitransfer sa seller Ang property ngayon gusto na nya ibenta sa kaibigan ko.... Pwede na bang ibenta Ang property?

    Ano po pwede e kaso sa mga tenants ayaw umalis kasi yung kapatid ko sinanla property ko sa tanants yung property ko na diko alam at ano po pwede e kaso sa kapatid ko na sinanla nya na di sa kanya

    My husband and his live in partner in the 80s bought a house n lot with both their names in it. However she used my husband's last name Reyes when they were not married. How can they sell the house n lot with a wrong surname for the woman. It listed they were spouses when they were not. Kindly advise. Can an affidavit stating she is the same person as her maiden name w/c she uses since the beginning and last name Reyes she used before suffice. Thanks!

    Gudpm sir pano po yung nabili ko pong lupa naka over lap po yung nabili kong lupa ang bale nabayaran ko ng 150 sq.m pero nung pinasukat na po namin bale 118 sq m dahil yung sobra naka over lap sa sunod na lote pero yung nabili ko at yung naka over lap e iisa lang ang mayari.

    Atty. Raymond..good morning/ P M po..tanong ko lang po...kasi kinasal po ang mothers at father ko noong 1957. May conjugal property..sila na minana nila sa magulang. Naghiwalay noong 1970...Sino po ba ang may karapatan na bigyan ng mana..kapatid niya mga anak. Binigyan ng Tatay ko ang kapatid niya na wala kaming alam noong 1983 na hindi alam ng nanay ko at kaming nga anak niya..na mga legal heirs, 6 kaming mag kakapatid..
