Hi friend, very good your videos. But help me there. which city are you in? How do you arrive at this value and does the customer accept it? I'm a handyman in Utah and it's really hard to get a job with those values. If you can, help me with this technique. A big hug
So lets get this straight someone paid you the average cost to wire in a new smoke decter by a licensed electrician rather than replacement cost. An honest handyman knowing their job well would have quoted their minimum trip fee for this job which is less than an hours work. If you are charging $500 for your minimum trip charge and all your clients are willing to get pay you that which is more than even licensed plumbers and electricians charge then congratulations on finding the stupidest clients on earth
I know the feeling. When we moved into our house we had somebody come out afterwards to mark the property lines. We found out our driveway was built on our neighbors land. He knew it and said its fine but there was no easement signed. So in theory he could have just had the driveway ripped up and we would have had to pay almost 30 grand to tie it back into the rest of the driveway that was on our land. We got lucky that his fence was built on our property so we got an easement signed were we left the fence he left the driveway. But like you were saying fine tooth comb for everything. Buying a house shouldn’t be a rush job. Go look at it 2-3 times. TAKE NOTES its easy to forget something minor when you find something major. And minor stuff adds up quick. Hire people if you don’t know what to look for. And make sure you get a roofer up on the roof b4 you buy. A roof is very expensive and if they say you have anything under 5 years left have the seller replace it or better yet the buyer replaces it with better materials bc sellers going to just get dirt cheap materials and get that taken off the cost of the house.
$500 makes sense to me. You had to make this job a priority so there's a convenience fee and I am sure that 500 takes into account your travel time as well. When you are selling a house for a few hundred thousand dollars and it has an active mortgage of $1500-3000 then $500 to seal the deal is not a big issue. Plus if that investor had that house owned by a business they might be able to get $100 of tax avoidance out of that $500 invoice. Cheers, Handyman! 🍻

As a long time remodeler and handyman myself you truly do come across pretty much everything in the field. That walk through in the track house is super typical. Like your insights and great idea having your own channel.
You'll be surprised how much leverage us handy men have when it comes to closing on sold homes. The customer can't/won't do the work and when your good, man people depend on your to make their problems dissapear. They will gladly pay for a reliable/ trustworthy do it all-er.
I had a Kabuki bmx. it weighed like it was cast iron but had oddly long cranks. allowed you to reach warp very quickly but you had to watch for kickstanding when doing tight corners. i think it was also missing breaks which was fine, just required some forward thinking and creativity. loved that bike till some pond-drinker snagged it out of my front yard and left their lint-lickin huffy!
I'm a "Handyman" as well, a roofer by trade but I can fix just about anything. I make so much money some days, I *almost* feel bad for taking it.. *almost* . I charge up to $50 per foot to reline box gutters, I've got a 10 foot sheet metal break, so every piece I make and install is $500 , takes me about 20 minutes to measure (left side, right side) and bend a single run off box gutter. Of course I then have to rivet and solder which is a little more time consuming, but yeah, it's fantastic money...
If I’ve never done roofing before, is it a skill you can learn? Or should I get roofing experience with a company before doing this as one of my handyman services?
@@MK-zf6or definitely gotta get some on the job experience before you take on doing some roof work for a customer, lacking experience in something like that is a quick way to get yourself in to a lot of trouble and worst of all, get your name and reputation tarnished. I don't advertise, no business cards, no yard signs, I get all my work thru word of mouth, people like the work I do and they pass my name along, that's how I keep the work coming in. I suppose you could learn some stuff right here on TH-cam by watching lots of videos, but I'm not sure how well that'll carry over in the real world. I'd say maybe take on like a part time gig with some roofers, maybe learn how to repair shingles first, if you can master that, the rest of it will come in time. What you really wanna learn is metal work, that's where the big money is at. I can flash a single chimney and make between $800 to $1,500 for a single days work, depending on things like how big the chimney is, and how high off the ground it is, obviously something that's 40 foot up is gonna pay more than something that's barely 10 foot off the ground. I do have a conscience tho and I ain't out here scamming little old lady's outta their disability checks , but there's lots of guys who are like that, try to avoid working with guys like that, they'll just teach you bad habits, I wasted a good 3 years of my roofing career when I first started, because of what I know now, I can look back and remember working for guys who honestly have no business being on a roof..!!. But for sure, hands on is the way to go if you really wanna learn..
You put on a long hair black wig you could pass for Frank Zappa dude! Been watching your stuff for a few years now. I retired a couple years ago. Carpenter/engineer. Miles and miles of crown mold and that was my favorite thing to do. Hung the lions share of doors. Mid to late seventies framed, trimmed out all over socal, stair railings in Fairbanks Ranch, 3 1/4" thick doors arched tops at El Torito in La Jolla, plus the Heavy Duty in ground door closers, you name it. Took a lot of pride in my work and very precise too, but never ever made over $35 an hour, and that was much later. $20 and $25 an hour is what I started out and I thought that was fair and decent. I guess it's a different story now. I heard of guys charging $50 an hour for side work and somehow Id feel guilty charging that much. What the hell is wrong with me? Oh well......waaay too late now.....
I would tend to agree. This industry is flooded with people who don’t charge enough and don’t perform, but is also has its fair share of bozos who think they can strike it rich on every little job \_(ツ)_/¯
If anyone is having the issue where their latch or deadbolt is loose or falling out due to the screws stripping out the inside of the door. I have invented a new door hardware that solves this problem, ReSecure Latch. No more glue, sticks, puddy, or that ugly metal sleeve that ruins the look of your door. Great for DYI people, property owners/maintenance technicians, and you.
@@andrewt8116 my advice would be to switch away from hourly. I used to charge by the hour at 45 per hour, which is cheap. Now I quote work for a fixed price, and quote it to make 100 per hour, which is what I make unless I make a mistake with my estimating. Job I'm on now I underestimated time a bit, but will still make about 70 per hour. Average is 100 most jobs though. It presents differently in the clients mind. Most people compare an hourly rate to what they've made as employees and think you're expensive, not understanding overhead. When you give a price for the job itself, they just think about the value of getting the job done. I don't tell customers as a carpenter that I charge 100 per hour. I look at a half day of work and quote them 400. They are a lot more accepting of that than being told I charge 100 per hour and think it will take 4 hours. Also as you get more experienced you get more efficient, so I'm much faster i would guess on average than I was at the same task 15 years ago. Working by the hour would punish me for my efficiency and tool investment. At 29 per hour, after paying for gas, tools, business insurance, truck maintenance, not being able to fill 40 billable hours every single week doing small jobs, id be surprised if you make much more than minimum wage after expenses. I started charging 30 per hour when I was first self employed, 13 years ago. I was umdercharging then too.

As I finish jobs im making sure I know how long it took me and then the next similar job I do a flat fee instead of hourly. Are you in California? I've been thinking about moving and getting my contractor's license there because of pay and demand for trades. I just talked to a block guy who ran his own business and I asked what his best advice was and he told me that his biggest regret was not charging enough. I'm not going to make that mistake

The other day I charged $350 to replace a single smoke detector. They told me to charge whatever I wanted because it was 8pm on a Sunday and they respect my time as well as me prioritizing the job.
I have that same Schwinn Predator (on the ground under the Mongoose), along with a couple other vintage BMX bikes. Would be pretty cool to see an episode or more Insta content on the bikes :D
$500 in 20 minutes is no surprise to me. Not sure why many are surprised by that price. If you want high quality work, you're going to have to pay extra ($$$) money for the technical service, the expertise, and the many years of experience/training. If you don't have the money as the home owner, you'll have to do all the work yourself (mind you all the risks).
😂😂😂 wish strike plates were that easy to replace for me. Most I come across that I have to replace look like a beaver chewed on them for 20 years cuz other "handymen" came along over the years and couldnt quite get them to line up.
At 4:29 - why did the investor sell the house without doing additional cheap cosmetic upgrades. Did the investors borrow too much money and were forced to sell fast to pay off some of their debt? Maybe they wanted to sell quick and at below market rate because they ran across an even better deal?

Was that a cash sale or financed sale? I can see smokes needing to be working for financing. You got that right on the disclosure. One time I bought a house (without checking it out as much as I should have.) Started talking to the neighbor who ended up telling me the furthest toilet hasn't worked in several years. 🙄 Needless to say we ended up plumbing in a complete new waste line. To date that job has made the smallest return.

Great work I watch most of your videos. I am headed towards a similar destination in my career. I've been in the construction industry for 20 years and finally decided to go my own way and got my General contractors license. I have a pretty firm customer base that use my year round. But lately been advertising on a platform I have heard you talk about before many times. trying to do more handyman type repairs. My thought is to work less and make more $$. I do find that advertising where I am most people want only to pay absolute bottom dollar with zero wiggle room. Any advise? Wondering about other advertising platforms.
When I was first starting out I ran into those type of customers. It takes time to weed them out. The best way around them is to focus on word of mouth advertising from past customers that value you and your work. They tend to have like minded friends and family.
Is there software that you recommend for building estimates? I find that lately I'm spending a ton of time writing up estimates and not even closing the job.
@@TheHandyman1 Word. People will pay a premium for someone they know they can trust to do excellent work, because a friend recommended them. in general if people don't know you they want to pay bottom dollar because there are so many lame, incompetent handyman out there.
Great review of the disclosure practice. Seems like ethics are in the dumpster, meaning you have to pay quite a bit for an inspection when honesty maybe would’ve sufficed. Buyer Beware!

I never could bring myself to charge near that much. Several years ago I r&rd two exteriors. One, a 36" entry prehung and the other a pair of 36" prehung replacing the glass slider. I called and asked home Depot what they charge and did it for half that. Maybe I have low self worth or something. Either that or stupid
@@TheHandyman1 It's not like the grocery store asks us before raising the price of eggs and whatnot. If the work is good and people are willing to pay then it's all good. You want to work for the best all the time and save the charity for the church on Sundays. At least their recipients might get a little faith to go along with the price.
Listen, if im paying $500 to repair a door, i am expexting a new door frame and new door to be installed. I am not paying $500 to adjust hinges and a strike plate. Handyman needs to specify whether the door is buggered so bad it needs an entire new door and frame, or if he is going to chisel out a hinge and force it over 3mm then move the strike plate a bit to fix something from jamming. I fixed a jamming door by chiselling out the hinges deeper and chiselling out the strike plate deeper. And a few mm extra on each side was all it needed to not jam. Im not paying $500 for that. Door knob not lined up with the strike plate can be easy to fix too. Sometimes doors shift on ybe hinges a bit. Sometimes chiselling out the top hinge deeper fixes it, sometimes you can just chisel out the strike plate and move it down 3mm and screw it back on.
I tried advertising as a handyman. I could not get anyone to agree to pay anything for anything. Its like people thought i worked for free. I gave really good prices and nobody woukd take. So i tried giving higher prices and people just laughed at me.
You have to take into account where he lives multiple times he said metropolitan area means rich pricks that will pay that much for that simple task he is doing this as a job and has said in videos 500 minimum for jobs to do goes into cost of file wear and tear on trucks equipment and everything I myself live in a smaller town and I charge 700 a day for any work I do doesn’t matter how long it may or may not take and get consistent jobs

Toilets....another ripper offer. Theres a bunch of things in the back that can come off, the cable on the lever comes off, the fill tube pops out and water doesnt refill the bowl, even if the entire float needs to be changed it takes 10 minutes. Fixed ur toilet i put the fill tube back in the hole $250 please.....
Is it gouging when I have been working for them for over 10 years? Maybe the supply and demand is different where you live. I was there doing the work in less then 24 hours after the request came in.

I think the $500 reflects the fact that you have shown them that you can handle anything that needs doing. That is worth something.

Papa always told me to use 4" screws on all strike plates and hinges to prevent the door from being kicked in easy.

The other day I charged $350 to replace a single smoke detector. They told me to charge whatever I wanted because it was 8pm on a Sunday and they respect my time as well as me prioritizing the job.

$500 in 20 minutes is no surprise to me. Not sure why many are surprised by that price. If you want high quality work, you're going to have to pay extra ($$$) money for the technical service, the expertise, and the many years of experience/training.
If you don't have the money as the home owner, you'll have to do all the work yourself (mind you all the risks).
I wouldn't charge anyone 500 for 20 minutes of work. That, to me, is borderline criminal.

😂😂😂 wish strike plates were that easy to replace for me. Most I come across that I have to replace look like a beaver chewed on them for 20 years cuz other "handymen" came along over the years and couldnt quite get them to line up.

At 4:29 - why did the investor sell the house without doing additional cheap cosmetic upgrades. Did the investors borrow too much money and were forced to sell fast to pay off some of their debt? Maybe they wanted to sell quick and at below market rate because they ran across an even better deal?

You got that right on the disclosure. One time I bought a house (without checking it out as much as I should have.) Started talking to the neighbor who ended up telling me the furthest toilet hasn't worked in several years. 🙄 Needless to say we ended up plumbing in a complete new waste line. To date that job has made the smallest return.

I don't use an app to get job. I use good customer service and word of mouth.
Great work I watch most of your videos. I am headed towards a similar destination in my career. I've been in the construction industry for 20 years and finally decided to go my own way and got my General contractors license. I have a pretty firm customer base that use my year round. But lately been advertising on a platform I have heard you talk about before many times. trying to do more handyman type repairs. My thought is to work less and make more $$. I do find that advertising where I am most people want only to pay absolute bottom dollar with zero wiggle room. Any advise? Wondering about other advertising platforms.
When I was first starting out I ran into those type of customers. It takes time to weed them out. The best way around them is to focus on word of mouth advertising from past customers that value you and your work. They tend to have like minded friends and family.
Is there software that you recommend for building estimates? I find that lately I'm spending a ton of time writing up estimates and not even closing the job.

@@TheHandyman1 Word. People will pay a premium for someone they know they can trust to do excellent work, because a friend recommended them. in general if people don't know you they want to pay bottom dollar because there are so many lame, incompetent handyman out there.

I never could bring myself to charge near that much. Several years ago I r&rd two exteriors. One, a 36" entry prehung and the other a pair of 36" prehung replacing the glass slider. I called and asked home Depot what they charge and did it for half that. Maybe I have low self worth or something. Either that or stupid

@@TheHandyman1 It's not like the grocery store asks us before raising the price of eggs and whatnot. If the work is good and people are willing to pay then it's all good. You want to work for the best all the time and save the charity for the church on Sundays. At least their recipients might get a little faith to go along with the price.
Listen, if im paying $500 to repair a door, i am expexting a new door frame and new door to be installed.
I am not paying $500 to adjust hinges and a strike plate.
Handyman needs to specify whether the door is buggered so bad it needs an entire new door and frame, or if he is going to chisel out a hinge and force it over 3mm then move the strike plate a bit to fix something from jamming.
I fixed a jamming door by chiselling out the hinges deeper and chiselling out the strike plate deeper. And a few mm extra on each side was all it needed to not jam.
Im not paying $500 for that.
Door knob not lined up with the strike plate can be easy to fix too. Sometimes doors shift on ybe hinges a bit. Sometimes chiselling out the top hinge deeper fixes it, sometimes you can just chisel out the strike plate and move it down 3mm and screw it back on.
$2,500 for a new to be installed.

I tried advertising as a handyman. I could not get anyone to agree to pay anything for anything. Its like people thought i worked for free. I gave really good prices and nobody woukd take. So i tried giving higher prices and people just laughed at me.
Don't advertise. Only work by word of mouth for rich people. Also don't call yourself a handyman.

You have to take into account where he lives multiple times he said metropolitan area means rich pricks that will pay that much for that simple task he is doing this as a job and has said in videos 500 minimum for jobs to do goes into cost of file wear and tear on trucks equipment and everything I myself live in a smaller town and I charge 700 a day for any work I do doesn’t matter how long it may or may not take and get consistent jobs

Toilets....another ripper offer. Theres a bunch of things in the back that can come off, the cable on the lever comes off, the fill tube pops out and water doesnt refill the bowl, even if the entire float needs to be changed it takes 10 minutes.
Fixed ur toilet i put the fill tube back in the hole $250 please.....
