    I lost over $70k when everything started to tank. Not because I was in an exchange that went belly up. I was just stupid to hold and because that's what everyone said. I'm still responsible. It just taught me to be a better investor now that I understand more of what could go wrong.     I closed on a 4 family with NACA and Diandra was my mortgage counselor as well and she was amazing! NACA is a great tool for those looking to get started with purchasing a home.

    This is good work. I'm qualified for a triplex through NACA. Ive been going back and forth between purchasing multi or single fam. Think i need to buckle down for the next 5 years and get a multi fam.

    NACA is great for those who don't make more than 80% AMI, don't own a business, don't want to house hack and aren't licensed as a Realtor. NACA wants you to be a cookie cutter applicant. Any deviation and the cookie starts to crumble. Plus they are as slow as the DMV and half as efficient. Hard pass after wasting a year with them all while interest rates were rising.

      If you go to an intake meeting, you can read the pamphlet and see if you qualify by looking up the AMI of your area. You have to do your own research.
      I went to Naca and found their process very slow between meetings (this was 2019/2020) and ultimately did not use their service. However, there pamphlets contain a lot of good information about budgeting and cost expectations of ownership. It also has general info for first time home buyers. I didn't go with Naca because I had excellent credit (800+) and money for a down payment so I went conventional, but I found the program a good introduction for first time buyers.

      Naca is character based lending it’s disclosed in the handbook, the program is best for people who are not in a hurry to buy and I think the most populated areas may have longer wait times at their Naca offices. You haft to put in the work and do what they advise and also be patient in order make to the closing table.

      That's not accurate at all. Firstly, I have my own business, been self employed 12 years. I entertained their program when I was home shopping, and I found it to be useful.
      I didn't end up using them because I was deemed a non priority member. My AMI was above their thresholds. This didn't disqualify me, it just put limitations like area and properties they would approve of me. Hence "non priority." The program seeks to not only help first time buyers, but also balance neighborhoods and communities.
      I won't lie, some of the areas they pointed me to were not areas I wanted to live in. So I went conventional.
      But this was almost 10 years ago. I live in South Florida. Today, with the crazy housing prices around here, it's very easy to qualify for the full benefits of the program. I mean a house in the hood sells for 450k out here.

      I was approved within a few weeks BUT the catch was I was only approved for a $500 mortgage 💀 idk where they expect me to purchase a home with a $500 mortgage.

    For those who say you can’t get through Naca in 4 months definitely don’t understand the program you need to be organized, knowledgeable, patient and have your finances in order , it’s character based lending the time period really depends on the person, You can’t go in the program with recent late payments, no savings and working less than 2 years on your job it will delay the process, Naca is not for everyone.

    It’s giving Reggie lol…she said something’s that was completely wrong…she said she pays contractors straight up…horrible advice…a contractor will be in the wind with your bread in a New York minute…so she will be singing a different tune when that happens to her for the first time….She said she used credit cards for renovations… it the best idea if you can’t cash out I don’t do it bc you’re creating more monthly bills….MJ stated that’s not what’s up….there were others but this is a case of someone who just accomplished something and now they’re an expert…the internet is full of them. Congrats though mami..

    Not everybody have payment shock. Payment shock is basically if you are saying you can pay more than what you are currently paying in rent they want you to start showing you can pay that amount now. So for example if you are paying 1000 but you say you can afford 1500 your payment shock will be 500 dollars a month. This 500 should be put in an acct and you cannot touch it. The whole gist of this is you say you can afford more than prove now that you can afford more. They want to see if you are living above your means. I too went through the Naca process and tbh my only hiccup was my closing date. It changed about twice.

      It was four months tho. You have to have your life together. You seriously think you're going to be a financial disaster, join Naca and be in a home in 4 months? No!
      This lady did her research, she saw what was needed, she took the steps, and when she was ready joined, and 4 months later she's a home owner. I don't see how you can't understand that?
      Negative would have been if she did all her shit right, jointed and NACA took 3 years to approve her.

      @@ShayWilliam341 3-4 month isn’t terrible but keep it real. NACA still needs to see 30k-50k liquid to be approved in NYC. Nancy had to withhold income or she knows it would have been a problem for NACA. She got a $710k two family in the Bronx. She’s renting out 2 units which means she’s probably living in the basement or illegally renting out the basement. Doesn’t sound like that great of a deal. The best part is she got her down payment back and low interest rate. Everyone situation is different but this does not seem like an investor friendly deal. She is hoping that her neighborhood appreciates over time which it should but not guaranteed. I wish both of yall the best.

    Completing the program in 4 months is one thing but having all those issues and expenses after that could have prevented.
    Also, did she not have an inspection? All these issues could have been discovered.

    I’m 23, from the Bronx as well. This just gave me inspiration to make it work it here no lie. I was looking toward moving to Nc charlotte, but she just made me think twice . Ig the key to house hacking here is just knowing more and getting crafty . Self development, savings, credit and faith.

      @@antoinepowell649 yea I got almost 40 put up rn in stocks and cds and my credit 740. I really just been delaying on pulling the trigger on anything until I really get a game plan whether it’s gone be the charlotte gold rush or thug it out in my hometown.
      I went to charlotte last week for 4 days just to see the vibes. No lie charlotte looking good, a lot of new buildings and developments are being built. Almost every Luxury apt has good incentives and the rent is usually under 1800. The city is cleaner and the ppl are def more friendly then ny. Only thing I would say NC is lacking fr is the good quality.

      If you're a young person, I would move to a place with cheaper home prices where you can buy a home. I am from CA and was in your position about 20 years ago. If you don't have money from family for a down payment, the extreme home costs will be a significant barrier to entry.
      In California you really cannot find much of anything under 350k, even condos. Where as in some states that still may be a 5br house on 1/4 acre.
      Now NY is different in that upstate NY still has cheap home prices. I don't know what jobs are like up there. There is also PA and other close states with more affordable housing. But high average home costs, extract a huge burden on working class people because prices continue to creep up and salaries don't move. Sometimes owning something somewhere, is better than nothing. There are no "starter homes" in places like CA or NYC.
