The benefits of a 1031 exchange do not eliminate paying taxes on gains for ever as the capital gains reduce the tax basis on the first sale which has the effect of increasing future taxable amounts.. Please discuss
Unless one dies with the property in his estate - in that case the beneficiaries of the decedent's estate get a fresh basis under IRC section 1014. If prices of the real estate have risen over the years, that would effectively eliminate most, if not all, of the tax on any gains.
