I agree. I could give a 3 hour seminar on bad realtors experience. Commission based income lends itself quickly to malfeasance. Yes I’ve sued in court. The arbitrator system in that state was a roadblock. I’ve sold on my own. I will however still usually use realtors services. Interesting to see how the NAR settles the commission situation. I love when a realtor asks me”what’s a seasoned realtor worth to you “- lol, often less than a rookie, because he hasn’t learned the dishonest tricks. My last realtor, whom I picked after several interviews, sold his first house with me. Same tools, honest transaction. And I watched every move…..
Thanks for the information Jen. I am a veteran. I bought a house in the past used the VA loan, however I sold it about 6 or 7 years ago. Now I am saving for the new home again. Will definitely reach out to your team when I am ready.
Jennifer, you should discuss all the different scenarios and outcomes of the earnest money in the event a deal falls through (ex: low appraisal gap disagreement, failure to obtain mortgage loan, construction defect. etc). How does the buyer ensure the money is refunded at no fault of their own?

I happy the NARS lawsuit happened! i felt forced to pay 6% and broker fee. I walked away… but seriously most realtors are greedy and dont care about buyer or seller
I don’t disagree. There are some unintended consequences of the narc lawsuit that I’m gonna be covering in the future because although it may help sellers it, hurts buyers in way beyond just having to pay the commission

Great video, Jennifer, thanks! Question for you: I'm a first-time cash buyer so don't get all the protections required by a lender. What kind of question can you ask a potential buyer's agent to find out if they'll really protect you and help you buy a home at a FAIR price, even though technically they would get a higher commission from selling you a home at an inflated price? Can a comps report or CMA be inflated?
Even as cash, you can require an appraisal as part of your offer as well as inspections. Keep all the normal protections that you would have as a buyer.
Great information!!! Let me ask you if attending a 1st Time Home Buying program that they issue a coupon for lenders to know that we have attended and completed… they also work on customers behalf on understanding closing documents, are they any good? They are non profit.
I love that you're helping vet agents now, I'm sure it pays divdends for your efficiency. Once, you have a roster around the country you won't have to do the legwork hopefully...hmmm

Interesting. I never use a realtor. I go to the bank. Get my loan, go to the title company get paperwork and make offers. Easy peasy.

You can get buyers agreement in many states if you are unhappy with the agent.
