Well if you want Tax free money with infinite return.. you can Cash out your 400k and refinance your home, and rent your home out. The only issue is your home actual value maybe not that high and/or the rental is too low to make sense of this unless STR but you are limited by HoA.
The truth no realtor will tell you is when you listen property " FOR SALE BY OWNER " you are automatically black balled by all realtors. They will never show your property and even talk negatively about it without knowledge. It will always happen constantly
In my opinion your home is beautiful. I really think you should sell that one. Don't think a home that beautiful would survive being a rental property. Trust me my parents were landlords and if you don't have the proper people in place, your investment becomes a headache. When they passed, I did not want to be a long distance landlord, & the properties were not kept up. The tenants didn't care. I fixed up 2 properties and sold them. It was much better. My siblings bought me out on the other 2 properties and are now landlords. But they are going through a head ache of unruly tenants. I am glad it is not me.
