  • The single family house is under attack in Los Angeles. There is a movement to get rid of single family zoning and creating more density in Los Angeles, due to a big housing shortage. What does this mean for real estate prices, homeowners, and future buyers? In this video we cover the some of the potential consequences of this movement to get rid of single family zoning.

You mentioned that single family is going to increase its value in general. But how about a single family is inside the zone that got converted from single family to multifamily. Is it going to decrease its value instead?

The crisis we are experiencing now is due to investment groups seeking alpha from flipping homes, and renting homes and apartments, which has led to them competing directly with individuals looking to buy. That has roiled the supply demand curves and spiked up prices- which should be expected when the supply of a necessity has been limited and people must pay whatever the going rate is.
If the governments continue to allow investment groups to buy up properties, the extra homes and apartments being built will not likely affect market prices. An example would be the US oil market- if they ramped up oil production, it would be absorbed by global interests and there would not be excess supply to have any major impact on pricing.

Los Angeles could start by building Miami style highrises along the entire coastline. That's thousands of units that could be added to the market to relieve pressures elsewhere.

A couple of houses were bought in my neighborhood , where both house and garage became rentals. People need a place to hang their hat. As long as they are managed well, then it's all good.

Does it matter? I mean low incomes families are still leaving and weirdly young rich couples are moving in. They use the term affordable but for how long? The minute the rich or the upper middle class are moving, they will be tossed out.

Yeah, I don't think getting rid of single family zoning is the solution. I think they need to work on the existing muti-unit zoning, and allow more density there. 🤷 Thanks for sharing, Kevin!

Yes, California is expensive BUT why everybody wants to stay in LA???? Like California is a massive state, with other cities, I don’t understand why ppl always choose to be in the same place and then complain about it being pricey, like… hello?
