As an RE Appraiser for 24 years I have learned to overlook clutter. I find that many of the items noted in this video relate to marketing. As a RE Broker for 26 years, I agree that these changes can help sell a house but improve overall value is questionable.
This appraiser is stating issues that have zero affect on value. This Lady is ridiculous and should be reviewed. She is suggesting thousands of dollars are being hacked off the value of the home based on an personal taste. UNBELIEVABLE. she should be reported.
Appraisers do not: consider personal property(clutter), make extraordinary assumption when they "do" have adequate access(potentially hidden stain); necessarily deem moderately over-grown landscaping as relevant when the cost to cure is minimal. Appraisers are looking at the qualitative and quantitative aspects of your house(improvements), and locational factors such as views, traffic, proximity to college, flight path of nearby airport...ETC
I would agree with the Bruce Goff.... as a RE appraiser of 15 year and also a RE agent.... most of the items in this video are simply tips to help sale the home. What these story fails to tell you is when was that last appraiser.... was it six months earlier when the owner first put the property on the market. Because that small increase in value between the two appraisals could simply have been due to increasing values in that market.... just as the news chip started out to saying.
Jennifer Kessler Because when you meet someone, you still look at their "outward" appearance first. How well the outward is kept up, says a lot about the rest of the person, as well as the house. 👍👍👍
This is BS,they are really talking about you doing work so they can sell your house..not so you can sell your house...get it! None of what they said is supposed to count at all. It goes according to recent sales of homes that are equal to i size and scope, a TV or rug has zero to do with it...BS is all this is done for the Realtor's sake!

Agreed! USPAP - Uniform Standards of Professional Appraisal Practice....she fails!

Exactly! They got a bad appraisal from a bad appraiser and brought in a bad "expert" for advice....3 bads don't make a good!

this is dumb, appraisers are suppose to be neutral and look at the bones of a home not the decor

How were the current owners able to pay $300 thousand for it the house must have originally appraised one hundred thousand dollars more.
They should have waited another 6 years.
Couldn't their agent have told them most if not all this stuff before listing?

Under appraised or over priced?? Not always the appraiser at fault.
Faucets have no value on an appraisal by the way.
