    Owning rental properties since 2008 have taught me to learn to do your self from the Home Depot. The seminars of how to repair it yourself except for the A/C units. Now 10 rental properties later are completely revamped by myself. I save tens of thousands by learning how to fix it yourself.

    We are old school with 4 single level family homes. We do our own property management, repairs , and treat them like we want to be treated. If we need a professional, we have a couple of handymen that helped us. No stress when renters know what you do and appreciate you for caring for them and their families.

    My contract says tenants pay for clogging plumbing. That was a miracle...cus no clogging since then!

    Good pod ! As a new property manager for short-term rentals, I understand that unexpected issues can arise. I try to plan ahead to mitigate common problems such as clogged toilets, AC issues, sinks, and other similar issues.

    I agree that doing value add work to existing rentals may be a much better prospect than buying additional investment properties in this current environment.

    Just fire the PM and manage yourself. Get a handyman. Use Zillow for collecting rent.

    I think of it as owning all the properties for free. OPM to buy, other OPM to pay for it. You then are burdened with the management and ownership for your time. Think of every episode as an act of customer service. Each time you are called upon to act... you're paid an increased amount for your efforts. Sad huh 😂❤

    Ashley don’t lie to these people about their fixed rate payment not going up..
    Insurance goes up
    Property taxes goes up..
    This happens EVERYWHERE…
