    Living in Arizona is quite a unique experience because of the vastness that the state offers. From the Sonoran Desert in the south to the high country in the north all the way up towards the Four Corners east and the Grand Canyon in the west. Known as the Grand Canyon state, Arizona is diverse in many ways. The state tree is the Palo Verde, the state cactus is the Saguaro, the state bird is the Cactus wren.     I wish you guys could have seen prescott in the 90s ☺️ a true self sufficient "small town" with families, bout 30-40k people and the full socioeconomic gamut from the trailer park to the mcmansions. Most people i knew growing up had parents who worked in a trade or had a small service based businesses. I miss the middle class 😣 Its definitely turned into a retirement/transplant magnet

    YES you finally say Kingman!! It’s exactly where I want right in the middle of all LV Laughlin Bullhead City Grand Canyon west sky bridge and havasu and it’s like 100k cheaper then Vegas !!! Also get to be by Route 66 !

      @Hschlick84 I live in the Suburbs of Seattle most of my life. It was really my first time driving in the AZ desert landscape, and it was summer time, so the combination of the heat, the lack of trees, water, amenities and people that gave me a weird feeling about the place 🤩

      @@1.gatuquan Always trust your gut, which you were right. There are nicer parts of the state to check out, hopefully Kingman didn't give you a first bad impression of the state as a whole.

      Kingman is blowing up right now. One of my loan officers up there has to hire additional assistants to deal with all the ppl moving there. I’d never live there, but not the worst place to invest for mid term

    Jeff’s channel is the best, and has been for many years. Seems like a great guy. One thing I noticed, and where I agree with LIAN and many channels like it, is that the recommended neighborhoods are invariably majority White. Oftentimes when we drive through black or Hispanic hoods the crime is high and the general feeling is very depressing. Yet our media constantly portrays white as inherently flawed….? Strange world …hmmm I wonder if there’s an agenda?

      “Our” media constantly portrays “white” as inherently flawed while the most desirable neighborhoods recommended are predominantly white neighborhoods? Pretty sure you have things twisted and skewed from a racial point of view. Plenty of people/families who are Mexican and/or black who ALSO live in these recommended communities. No agenda but if you feel this way you should definitely stick to the neighborhoods that share your racial background. Stay away from the “depressing and high crime” places if you can afford it. I’d love to see the neighborhood that Timothy McVeigh came from, or the LV shooter Stephen Paddock. Come to think of it, we could add many more to this list of “white” mass murders, such as the November 5, 2017 First Baptist Church massacre in Sutherland Springs, Texas, when a local man, Devin Kelley, shot and killed 26 people and wounded 22 others. Would ❤ to see where that white boy grew up 😂.
      Maybe you should rethink your analysis a bit more. Plenty of white neighborhoods in America that look great on the outside but harbor domestic terrorists within. Facts!

    Bullhead City is as hot as Phoenix in the summer (thanks to its urban island effect). However, Kingman is high desert, which makes it cooler than Phoenix (about 10F less in average). It's still hot, but livable almost all year around like other desert places (Las Cruces, NM for instance).

    Howdy , I can remember when 67th ave was the outskirts of town . We dove , pheasant and quail hunted at 59th ave and cactus . Frog legs too . And then the desert toads . They were huge . Not a fan of the cardinals . Phoenix had a chance for its own expansion team , but noooooo ,

    We are looking to retire in Prescott. But the prices are extremely high. We live in So Ca and even we were shocked. Don't know if we will be able to afford it, but we are keeping our eyes peeled. At this point in time, half a million dollars for a fixer upper isn't realistic. My daughter and son in law bought 2 acres in Prescott Valley a few years ago but now they can't afford to build on it so they are having to rent a house while they wait and see what happens. My other daughter is in Sahuarita. They were able to buy a new 4 bedroom home for about $300,000.

    Friend bought a place near downtown old Cottonwood last year and downtown old cottonwood is becoming a happening place. Have friends in Village of Oak Creek we visit periodically. Cornville is a hard no.

    Northern Arizona Elevation 5,400 or so all around Ash Fork is great if you like mountain wilderness. $25,000 for a few acres.

      Ash Fork needs to be cleaned up of all the drugs first. It’s tweaker city.

      It's out in the sticks, doesn't even have a clinic, small hospital, grocery store (Family Dollar doesn't count) or McDonald's. Maybe get some basic necessities and it will get better.

      @@nickiesiple5222 I don't remember that, all I knew about the area at the time was being an alternative to Phoenix metro with cooler weather and cheaper than Prescott with less retirees.
      We're growing, but not going gang busters like Buckeye or Queen Creek.

      Essentially the Scottsdale of east valley Orange groves and red mountain side is where you want to buy NE Mesa

      @@XxXxXBigactually you’re right, Scottsdale is only nice if you’re north of Greenway. Same thing in Mesa, only nice if north of McDowell. Rest of Scottsdale and Mesa are 🗑️. Gilbert on the other hand is nice all over no matter what area.

    We have a lot of clients looking at Cottonwood and Cornville as an alternative to Sedona mainly because of price and traffic. But Sedona outpaces appreciation over these towns. Lots of variables to consider.

    Marana just north of tucson is growing very fast with a lot of new residential housing in the middle to upper income brackets. For 600+k, the dove mountain area in marana has some of the nicest upscale investment / retirement properties in arizona.

    I love the rocky area around Watson Lake outside Prescott. Reminds me of Joshua Tree, I'd live there but it's a National Park. 😉 Will we be able to dodge a housing crash in US? I hope so but I doubt it.

    Find extra money I would invest in Park Model Homes in RV Resorts in Mesa, Casa Grande, Tucson. They are an extremely high demand at least for the winter. I have been looking to find one for next January February March and it’s like finding gold and everything’s a big secret. You can find a rental and have an agreement with the owner and the next day the owner will rent it to somebody else he’s gonna stay there longer or pay more money. I was totally shocked I had no idea of this park model home industry I don’t live in Arizona I just wanna spend the winter there. Crazy and you don’t need very much money.

    Can you really differentiate Gilbert and Chandler? It’s all part of the mess that is Phoenix metro. To me Mesa, Tempe, Scottsdale, Gilbert, Chandler, Glendale, and Peoria are all the same exact thing - I can’t tell the difference when I’m driving through all those cities it’s all grid based residential blocks with commercial skirting along the main streets.

      Depends on where you want to live and, job wise, where you need to live. There are all kinds of really nice and really not nice areas in all of those cities. North Tempe is really different than South Tempe. Same with Scottsdale. And Gilbert has been in the news lately and not in a good way. If you were moving into any of these areas you would have to research what fits you and your needs.

    What do you think about buying land in Hackberry Az? Its 30 mins from Kingman AZ....5 acres for $49,000. Do you think it's a safe area and a good investment? The worst I heard is rattlesnakes!

    I say 1 to 5 thousand bucks an acre is max.
    If you have to pay 5 grand, you might consider buying a van to travel in.

    For anyone looking around with kids, it’s fortunate AZ is way ahead of the curve on school choice, with open district, charters, private and no restrictions on homeschooling, cause most of the outlying or up north cities/towns on your list have less than stellar public schools.

      Arizona is a state and LA is a city. Arizona is still one of the most sparsely populated states in the country. If anything we need to spread people around instead of everyone crowding in cities
