3 cr is too much. 1.5 cr price should be reasonable. 50 lac per guntha for land i.e. 1.25 cr for land and 25 lac for house. The house is very old hence after depreciation the cost is 25 lac. Hence 1.25 cr + 25 lac = 1.5 cr.
