I have watched most all of the 55 plus videos. Even through we purchase our over 55 community in Timber Pines Spring Hill, your video's helped us decide what was best for us. I can say that this is one of the best videos you guys have done. One thing that you could put on the spread sheet is how much money does the HOA have on hand. Our HOA has 13 mil in cash for 3500 homes, No debt pays cash for everything and an HOA fee of $301 per month with cable internet and DVR. Our HOA does everything organic. Which means General manager, Grounds keepers, clean staff, facilities engineer, accounting department pro, and pro shop employee's are employed directly by the HOA. No management company involved which saves money. If you have a golf course in you community, you need to know who owns it and how it is funded. Every property in our community has part of the HOA every month funds the 63 holes of golf. So the golf courses are in excellent shape and you can not find a weed anywhere. Also, how do they get their water. Years ago, our HOA leadership funded a connection to the county water treatment plant and we get reclaimed water. So our courses and grounds look great all year long. Water matters. Again great video.
One thing that is very important to us in our search for 55 plus communities is the proximity of hospitals, shopping, and if the community has an indoor pool. Thanks.

I would like to see the PDF include the amenities that the HOA is covering (irrigation, trash, cable, internet, lawn care, etc) It makes a difference when figuring your costs as those are things you are otherwise paying for. thanks!

I think many TH-cam channels by real estate people poo poo The Villages cuz they can’t sell the new homes or lot sites in The Villages. I have sooo many friends that got swayed to not buy in The Villages by agents - and when they come visit me in The Villages - they become pissed off at their agents- they feel their agents but their own interests instead of putting their clients interests first.
I moved to The Villages in June 2020 and LOVE IT MORE EVERY DAY!!!

Hello, we did not keep our NY home. We are in Royal Highlands full time.
Can you have your own pool at Royal Highlands?
Yes!!! Homes in there do have their own private pools as well.

Our agents are happy to help buyers and sellers in The Villages. We even have a dedicated agent who only works within The Villages! :)

We love the lots and homes in Royal Highlands but we would be bored with using the same amenities fairly quickly.
