Hey Amy. How you? Cydney and Valencio tuning in. Didn’t think 2 bedrooms existed. Think because it’s a 55+ community. Love the front elevation. Nice private guest suite. Love love the powder 1/2 bath for guests. Was wondering why a 2 bedroom was in the $400’s , but it’s fully furnished. Large living room and kitchen with tons of cabinets and roomy dining area. Love the L-shaped enclosed lanai. Definitely would as a pool. Love the private master entryway. Love the bay windows. Love the drop down makeup area. Love the shower. The bench could’ve been a few inches wider. Love when you can access the laundry room (quite spacious) from the master closet. This is a great layout Amy. Love it. Would probably want that office space as a 3 rd bedroom or at least a Murphy bed in there. Great one Amy. Know that’s not lasting long. Enjoy the rest of your week and see you guys Sunday.
Yes, 2 bedrooms are most common in 55+ communities. For the 55+ crowd it can be just perfect! Thanks for watching and commenting as always!

I still remember the model home of this floor plan. I am not 55 but I adore this. The covered L-shaped patio, the laundry room, and the mud room/pantry are my favorite parts. The owner has an amazing taste in terms of interior design.
I agree with everything! Just need to get you a time machine so we can fast forward you to 55+. Wait... that's probably not a great tradeoff. ;)

The HOA fees are $330/month which is pretty high relative to other communities but right in line with 55+. Includes all amenities, gate and all yard maintenance so it is a decent return.

Good question! Warranties are generally transferrable. You have 1 year on EVERYTHING, 2 years on mechanical and 10 years on structural... for this home the first two warranties have expired but you still have the structural. You can also purchase a new home warranty at closing which covers A/C units, etc...

Question...In the 55+ communities, what are the usual rules about professional cleaners a few times a week, and at some point, medical care givers???
In most cases, totally allowed. Professional cleaners are no problem at all. I would imagine that you can get a waiver for live-in medical care givers... but visiting folks are definitely no problem. In most cases you can't have someone parking a work truck permanently outside the home

Is this home available unfurnished?
Well... they would be open to an offer, but they are moving to a home where they can't really take the furniture... so they would strongly prefer to sell everything together.
The backyard is not private at all. There are no bushes in the side yards to create privacy with the neighbors. No fence, no bushes or trees in the backyard to create any privacy back there either. The owner should have planted them 2 years ago when they moved in and they would have some privacy by now.
Well... I would disagree with "it is not private at all"... there is no rear neighbor, and the neighbors on either side have florida glass on their lanais... so it is very rare that you see anyone in the back area. No, it is not on an island... but it is quite private back there.
