      BM vision mein 2.5% annual fees total valuation par lagega ya only on profit? Please aap simplify kar ke samjhaiye..I called the helpline too, but I feel, you will be able to explain the fee structure in better way!

      It's very difficult to get Attention with so many comments.
      Hi Basant sir,
      I have shortlisted with deep study and have conviction to hold them.
      Hari Om pipes, ksolve, Jyoti resins, Carysil and DSSL as I think it's margin can expand.
      I have invested 15 lacs in total for 10 Baggers atleast in each and then I'll rebalance the portfolio as I'm growth Invester.
      Currently I'm with double the profit in Hari Om and ksolve.
      What's your view?

    Basant ji, I am also like you. I have never bought or sold an inch of land in my life. I live in my parents house. All my savings (80%) till date are in Equity rest 20% in PPF, Sukanya Samriddhi, LIC and NPS. Recently invested 9 lakhs in focused small cap as well. Bulk of equity investment was done in 2019, now keep investing on every market fall. Hoping for good returns by 2029

    Truly said Sir, Investment in land is very dangerous because of land mafias. I am from Indore, had invested in land property. It's appreciated 5 times in 12 years but was occupied by land mafia, so to get it back we have to file a court case, and we all know the Indian Judicial system very well.

      Do not be a miser. As Ramakrishna Paramahansa Deb had once said in his own rustic way of explaining simple matters, the fate of a miser is akin to a bee, which works very hard to gather nectar from flowers and store it in its beehive. Unfortunately, instead of enjoying the fruits/ honey of their hard work, humans steal them away to profit from them or eat to build their health. Unless you spend fate will not repay you back by helping you to earn more. That is why rich people spend and enjoy life to the hilt, but are wise enough to save and invest half of their earnings to secure their future and that of their families.

    I listen your all videos, all are very informative and it helps in analysis of stocks. All you videos are excellent.
    Rather than just providing stock tips, you are giving a thought process, an edge to analyse and pick suitable stock for an individual based on the risk compared to present situation.
    But this video is extraordinary,
    Specially on suggestions of "apne aap ko lockin karna, rather than expenditure.
    Thanks for such a practical thought.
    Yes it is always better to invest in equity, but at least 1 house is basic need.

    Agree with the financial logic you said about buying a house.
    I've been in rentals since last 32 years. The main issue in rentals is the nexus between owners and brokers. Nothing is regulated by the government. In practicality at least. . As a middle class, you are at their mercy. Then the arbitrary price escalation every 11 months. Cost of shifting, brokerage, interest free security deposits.
    Nothing favours the tenant in this country.
    Therein lies the dilemma!

    Basant ji... Very good topic.. In Chennai, there was a phase in 2004-2008 where property prices doubled in the outskirts. This lead to FOMO ( fear of missing out) . How do you address such fear? Also If someone has 2nd apartment in the same city, does it make sense to sell it and invest in the stock market... For entertainment purposes

    I agree with you sir. Rent is best because it provides flexibility plus you are not restricted to a specific geographical location.

    Sir i 100%, agree with you.. I am putting each and every savings of my life in equity as I hv a bit of good knowledge of equity, and investing my money for next 10-20 years Or lifetime or emergency ..
    I had to face tough challenge from my family and friends to prove that this investment is the best and it's not gambling.. My friends make fun of me when I don't cash short term returns.. They laugh at me.. But this gives me more motivation and courage to be on my path to achieve my long term ultimate goals..
    I am doing uphill task to educate and show them the right equity path..
    Let's God give them more patience as they are not looking the long way, but needing handsome returns in short term only..

    I have invested 6 lakhs ( 2L advance, 1.5 L registry, 2.5L furnishing) to purchase a flat, remaining 18 Lakhs home loan, getting rent of 14K whereas EMI is 15K. If tax benefit is included i don't have to give single rupee from my pocket from day 1. I think it is a safe investment with good return.

      There is max return 3% of year but in stock market give you in safe investment min 15% to 20% and max no limit but market takes time and patience with proper knowledge but in property in there not required any knowledge no patience no time consuming process there. It is different between

    Coming to my query on todays session-Question related to home, Peter Lynch said that for common people buying a house is the best investment.. he has given the math behind it. It may not make sense to seasoned investor like you but from common people perspective what is your comment on Peter Lynch's statement.
    Also, if everyone starts invest majority of their wealth in the market.. valuations will go over the roof ( like current situation, valuations are still high for majority of issues when compared to historic normal, be it large cap, midcap, smallcap) then at this situation FD will be the asset class which will be safest in terms of future returns.. so please share your view these points.

    Sir fully agree with you, I didn’t buy house because my parents have 1 .. I don’t know where will I be in next 2 years.. as I like to stay in different countries every 4-5 yrs.. my philosophy is to make enough money from equity so that I can buy full house on down payment when I’m 45+ (I am 33 now).. I hope this strategy works out.. I get worried few times but then the down payment amount I see I get more interested in equity.. thanks

    Thank you sir for this great video. I think we should discuss some points about how to purchase a property - like is taking a loan of around 80% of the value of house a prudent step whereas our parents used to invest only after or nearing their retirement and without taking any loan.

    Nice insight sir ! I feel initially ( 21 -45 ) one should invest in equity and once you create good wealth say in 20 year then one should defiantly look for a home from that wealth (use 20-30 %) and meanwhile enhance your skill so that you remain relevant and not dependent on anyone for anything. Stability is important in later part of life and yes seeing the economic activity /2/3th tier City like Darbhanga/ Silliguri/ Guhawati / Chandigardh / A'bad real state is definitely predictable... so investing there with due diligence is also rewarding .have seen that. Rest take you decision on you risk appetite and keeping peace of mind.

    Sir, Japan index fund gave 0% return in the last 40 years, but real estate value in Tokyo and Osaka has appreciated more than 100%. Same examples in Hong Kong, Brazil.

      bhai saturation ho raha hai economy ka, unorganised se organised wala conversion ho raha hai india me bas, real growth 3-4% hai, wo bhi 0% ho jaygi nxt 5 yrs me....economy to already 4-5 trillion k range me hai india ki bas 1-1.5 trillion visible nhi hai...
      share market, property market, education sab k sab high return phase cross kar chuke hain, ab paisa banana bahut mushkil hai...
      sirf hyper skilled techi log paisa bana sakte hain ya kismat waale....

      I am from Bangalore and I am 45, in a similar situation as you. I plan to sell my other apartment and invest in an index fund. 10-12 years is long enough to build a solid retirement portfolio.

      @@btxhdmovies4k910 it depends on so many factors including luck. I can only share my personal experience, I have a rental property in Bangalore in a decent apartment complex, I get a rent of 20k on a property whose estimated market value is 50-60 lakh ie a yield of 4% ..its not great but not too bad either. One needs to take one's own priorities into account before determining if this is a good investment.
