Thanks a lot for your post. However, Governor’s consent can be found in the Land Use Act of 1978 and simply refers to the approval of the Governor of every state of Nigeria of any transaction relating to land. It isn’t a land title , it is simply the approval of the Governor given to Mr A to transfer the land to Mr B. Secondly, once a land has a C of O , subsequent owners can only get a Deed of Assignment. The deed of assignment can be issued by the Government via its Deeds’s Registry as many times as the land is transferred. The deed of assignment is a registrable instrument.

if yo are buying from a real estate company, what yo can ask for is a layout showing the entire estate. bear in mind when yo ask for their gazette yo will see the portion of the land the estate owns, thereafter yo can bring ur own surveyor to pick the coordinate and compare to that of the estate on the gazette then he would chart the land at alausa and verify if its free dont use quack surveyor ask him for status report and picture of the search

Thanks my dad's farm was a gift from the community head, application plan and survey have been done, yet cof o is not gotten , we started the farm in 1978 during operation feed the nation by president olusegun Obasanjo. What do you advice sir.
