    Growing up, we owned a park in Georgia.
    My advice, sell every other trailer. With the proceeds, buy storage sheds. Convert the park to an over 55 retirement community with decent sized yards instead of sardine can park. Provide a storage shed and up the rents. Hire a retiree tenant to be an assistant manager. Fence the property. Lower gross revenue, but you save churning the money you would spend managing headaches. Better tenants and less dangerous issues to resolve.
    Go visit a retirement park and talk to the office staff.
    You have kids. Give it some thought.

      This is a great idea and thank you for thinking of seniors, however, we are not made of money, we have to pay for third party insurance ( the umbrella ) and medication, but we do pay our rent, I have been in my personal hell hole 29 years, renting.

      Great advice. Sometimes property owners have to live, learn and experience the mistakes made renting to tenants in order to find the solution that works best them.

      Ive lived in a park for 16 years now, own my own place, but there is a lot of rentals here,, over 60 really, for a while we had problems galore,, finally the owner hired a Older woman to oversee the park, , he gives her free lot rent and shes in charge, ill tell you, first she made it a no pets park, and is also working on making it a senior park , and so far , so very nice,, and she screens new people applying to move in,, shes tough, but doing a great job, and so far, less people moving out and rents paid on time, also, the yards and trailers are being well kept,, think about it,

      Every other trailer gone is a great start. It feels less cramped them. A purpose built community building specifically designed to shelter everyone living there, short term, in the event of a violent storm like a Tornado would be good too

    NO NO NO! The first rule of trailer parks is you never own the actual trailers!!!! Just own the land and rent the spots and allow the renters to buy and install their own trailers. No bueno sir!

      One thing he can do to improve the quality of the rental is to make the trailers "Rent to Own". It gives people incentive to take care of the place and watch the neighborhood.

      I have family up in washington state that does this... they have lots of problems of people leaving the trailers behind. $3-5000.00 to have an old trailer hauled off. I prefer the gas can and match approach but they are worried about getting in trouble for that. heh.

      I've seen some really nice trailer parks before. But it's usually retirees. Which is why RV parks are often nicer than trailer parks.

    After I graduated as an RN, I thought it would be a good idea to buy a trailer and live in a mobile park community. It was an easy way to have a place that was mine, but was relatively inexpensive compared to renting a similar sized apartment. Even though I was young, I was working as a nurse so a really nice park, which was primarily a retirement community, allowed me to rent a lot there. It was really nice, with trailers having a decent amount of space. A tree on every lot. The roads were well maintained, and the place looked nice. There were many rules for living there. Only drivable vehicles were allowed in the parking spaces. Grass had to be mowed, if it wasn't the park owner would mow it and charge you for it. No junk or garbage was allowed to sit outside, and everyone had a shed.
    After a couple years a new owner took over the park. He immediately began expanding the park. All new lots were half the size and everyone in the new area were packed in like sardines. The quality of renters dropped significantly, and the park was rapidly abandoned by all the good residents. Fortunately I had saved through out my time there, and took the changes in the park as a sign to buy my own house. It was too bad, because I liked the people and environment and probably would have stayed a bit longer if not for the changes. 10 years later I drove through it and was saddened by how much of a dump it had become.

      People that have money to buy their own trailer... will usually buy their own private land to move it onto. Most people have NO desire to move into a trailer park ..unless they are poor.. with low income and need cheap rental housing.

    Ok I managed a park years ago and the best way is to just lease lots to trailer owners. That way people have skin n the game.
    The owner of the park that I managed use to sell new and used trailers to occupants and line them up with financing

    One of the first things that you can do to increase the status of the people that come there and the expectations of the community itself, is to stop calling it a trailer park and start calling it a mobile home community. Then you go on to ensure that it represents itself as a mobile home Community. An actual community. A neighborhood is only as good as its occupants. The term trailer park has carried negative connotations forever.

      Or better yet call it a MANUFACTURED HOME COMUNITY OR NEIGHBORHOOD. Also BACKROUND CHECK, BACKROUND CHECK and DACKROUND CHECK. Make them mow the lawn or charge them extra if you have to do it. Cleanliness rules, Junk car rules strictly adhered too. AND QUIT CALLING IT A TRAILER PARK. Like 20 times in your video.

    A guy that used to live across the street from me got kicked out by his wife and moved into a trailer park for a while. He worked night shift and slept in the daytime. Someone stole the steps off of his trailer in broad daylight while he was inside sleeping because they were made of aluminum. He said it's a good thing it was still light when he went outside or he would've had a heck of a first step out the door.

      Worked moving mobile homes when I was younger. Knocked on a door and received no response so I moved the steps in order to take off the skirting. About ten minutes later the door opened and before I could react the owner, a fat lady holding a child, stepped through the opening onto nothingness. Both were hurt pretty bad and I promise you I never made that mistake again. I would move the steps and stand in the opening while I removed the skirting and then put the steps back, at least until I was sure the house was vacant. Your "heck of a first step" would indeed have been a doozy if you hadn't noticed the absence of steps.

      I spent 3 weeks in one here in Australia. My rental had asbestos & the landlord agreed to move us out to fix the place up. It was hell as even the scum bags on cheap housing were not there. The parasites who came around asking for stuff was amazing. Most were ex druggies & on welfare payments with 4 - 6 kids too. On our first morning I hear a neighbour breaking into his cabin as his wife locked him out. I counted down the days until we were able to move home. 3 old lawn chairs I had were stolen on first week, that I used to sit on to drink a coffee before going to work. Oh & not many people who lived there had teeth & jobs too LOL

    My co-worker has his own mobile home in a 'Senior' community. Everyone brings their own home or purchases one from the property. There are 500+ units in the park and his lot rent has gone from $490 a month to $850 a month in the past four years for the trailer space. That does not include utilities or cable. The property owners were a family until they sold it 5 years ago, and the new owners (Corporation) have really put the squeeze on the tenants.

      Depending where you live, storage units and a place to park travel trailers. Especially since the COVID-19 started, people are buying travel trailers. They need a place to park them, I live in a rural area and the storage places are full.

A tipping scale or a balancing act that can happen at anytime with the right+-wrong type of luck ( we should feel blessed and be empathetic not to the bad action but to the imbalance someone suffers. Then better chance of less bad outcomes - for you and for me

      If you’re looking for a 100% rule, with people it’s never going to happen. It’s true enough though that therapists won’t even see you until you get off of drugs. Marital problems with an alcoholic spouse, you can’t get help until the spouse gets off of alcohol. And if they don’t, get a divorce. And if you take your vows seriously, the church deals with this so often they say drugs are akin to abandonment and their choice to use drugs is abandonment and you can divorce them. This brings me to, what are you basing your opinion on?

    I live in a trailer park / camp ground in Ohio and it’s nothing like this . It’s a mix of all ages . Right now we have no young children but it’s right on the lake and isn’t a bad place at all . I love my trailer ! It got me out of renting my shitty apartment and owning my own space . Eventually will sell for a home but it’s a great first starter home if the park isn’t filled with bad and inconsiderate people

      I believe this is generally the structure, yes. Then you slowly increase the fee for them to live there because it's too expensive for them to move their trailer. Congratulations, you're now a true slumlord!!

      @@GEM4sta I'm currently up to a whopping $550 per month for lot rent, water/sewer included. Park about 5 miles outside of town. I have my own 2-car driveway, a block storage shed with a new roof, my own yard, and a decent sized garden. Manager lives on site and enforces rules. 3-Br/2-ba $15k Double-wide purchased on a 5-yr contract was paid off in March. I have another $5k in improvements invested. Had a realtor look at it, she said she would list it at $40k minimum. Lot rent PLUS loan payment was still less than previous apartment.
      Go downtown and a 1-bedroom apartment in the wrong part of town will run you $1000-1200 per month with NOTHING included. Parking is the first space that you can find. Cops won't show up unless at least 2 other units are available to respond. Gunshots weekly occurrence. Some sort of assault somewhere in the complex a daily occurrence. Leave car unlocked, as they will break a $200 car window to steal a $50 Walmart car stereo.
      Moral of story is that buying a mobile home in a park can be a good investment and a good way to upgrade your living situation. 2nd moral of story is to be absolutely sure that the paperwork is done properly so that you don't end up in the above apartment complex while Ex lives in the house that you purchased 12 years before you met her..

    Hi, Thank you for the video, it was informative.
    Back in 1983 my first “apartment” was actually a furnished trailer. I was too young (to drink), desperate, and broke. I couldn't find work other than part time. Through a coworker I found a roommate. Through a neighbor my age I learned about food stamps. I barely survived. Most of my neighbors were under 25 years old, or over 55 years old. They were just barely surviving too. If it were not for that kind man that owned the trailer park renting to me I don't know what I'd have done. Back then a furnished 2 bedroom, 1 bath, single wide, with a clothes line, a yard big enough to park 4 cars in, and room to grow a vegetable garden in, water, oil and gas included was $75 a week. Unfortunately I made $60 a week, until I lost that job, then made $50 a week waiting tables. My roommate was necessary. My neighbors were a married girl my age, her husband, and brother on one side. The other side was a retired couple that never came outside. Note, some trailers were furnished and some were not.
    The point I'm trying to make is you could be someone's savior from living in their car. Or like my little neighborhood, home of people just starting out in life that need a break, and the retirement crowd trying to make those pennies stretch to last the rest of their life. These were the beer on the weekend crowd. Not all people willing to live in trailer parks are bad apples. But you do need a strick rental agreement. And explain that this is a community, not a drug den, and 3 strikes your out. Fear is a good motivator.
    If you already have a crime wave, you bought land in a bad area. You need a security guard company until they are fully occupied; and you can start a Community Crime Watch Committee, with HD cameras too.

      I would have lived there longer, but my roommate joined the Marines so he could pay for college and improve his life. I couldn't find another roommate and had to move to someplace cheaper, that wasn't furnished. I couldn't afford that either. Life takes turns we never expect, especially when we're young inexperienced, and naive.
      I hope everything works out for this man, and in return he helps a lot of people. May God hold him in the palm of His hand, and bless him.

      Depends on how tiny. Sometimes, even without trailers, you still have trash. The cheaper the rent, the more trash you get. And I know from experience, don't get HUD involved!

    I had one property for rent at a minimal monthly rent and
    still they came up with excuses to not pay me. All meanwhile had money for booze
    dope going fishing hunting 4 wheeling. Done with the low income housing.
    My patience ran out after 4 months. Sold the place at a loss ran as fast as i could
    never again. Too bad some people are good and pay on time. Finding them
    is another challenge.

    Everything depends on the people you rent them to, stay away from section 8. Set occupancy limits, Demand a criminal background check.

    Even if you are making a profit (or will eventually) this trailer park deal seems like more hassle than it's worth. I lived in several trailer parks as a kid. Some of them had crazy stuff happening all the time while others were fairly peaceful. I'm not sure why.

    If you screen who moves in, then you get better tenants. Sadly you are not supposed to discriminate. That doesn't mean you cannot clamp down on who rents. Keep your deposits high and your rent high enough to keep the riff raff out. Trailers represent more issues that 10 houses. We live in a trailer park. We have had 5 managers in 10 years.

    You don't own a trailer park, you've built yourself a tin-can version of the Projects. Those trailers are way too close together, there are no carports or sheds, and you're in an industrial area. It looks like hell: no one will have any respect for the property. Only the most unfortunate people would even consider living there in sardine cans and that's what you're getting.

    Next time, Bend over the nail, so no-one steps on it again, or throw it in the trash... I pilot truck drove for a year once, for a partnership that bought a trailer-park. They simply demolished or sold off all the old trailers and brought in brand new ones and evicted the old renters or would give the good renters new trailers with new rental contracts. They installed around 120 Brand new trailers, and either sold them, or rented the rest out to the old renters with some sort of deals they would make to replace their old trailers...
    We did everything, we would drill in the support pillars, setup and block the new trailers, and do the landscaping. They would hire out for everything else, such as electrical and Plumbing and such.

    Buying dilapidated trailers, fixing them,and then renting them out to derelicts,and low income people, with poor character, and expecting it to run smoothly is a bit naive. Sorry for what you are dealing with though.

    Sell all the trailers redevelop the property make a u Street you can get three rolls of double-wide trailer lots for new double-wide trailer owners only and you have dang near zero maintenance gate the community and charge HOA fees

    Best bet is to fix them up and seller finance them to the tenants. Collect lot rent and not deal with repairs.

    To me the ideal trailer park is filled with retirees and on lots large enough for a small garden.
    RV parks are often nicer than trailer parks for this reason. Although I have definitely seen RV parks go bad too.

    Selling the trailers instead of renting them gets rid of a lot of riff raff. Making it a 55+ takes out even more riff raff. You can finance and make more money, lot rents only cuts your maintenance expenses. You will still at some point get most of them back when an owner dies or moves to assisted living, you can rehab and resale.

    You should run background checks on the people who come in to rent or buy. That's what my place did. Background checks and confirming that the rent/buyer has a stable job.

    My Mom worked the front office in her mobile home "estates" doing payroll, monthly rents, preparing the utility bills for 350 +. As well as inforce all CCRs and rules. Starting thev
    Make sure you have good credit procedures and rules regarding community standards when garbage cans go out, must be put away exctra.
    I've seen some nasty places. Set the standards. Best of luck.

    Attention all "Slum Lords"... The people you're renting to and the people that you're hiring to repair your trailers aren't exactly the cream of the crop. LMAO. As a Carpenter by trade I would rather collect unemployment than work for the slave wages you would be willing to pay, and I sure as hell wouldn't even consider moving my family and living in to anything you had to offer. So you're only going to get sub-par help and the dregs of society to live there.

    Being a travel trailer owner, I can tell you workmanship on RVs really sucks. I bought mine brand new and still had to do a lot of stupid fixes to it.

    You are doing it wrong on the mobile home's. Just set them up. Hook the electric and water up, skirting and steps. Then offer them for sale as is for around 2k each. And then just charge lot rent. No maintenance. Just need someone to run the office/pick up trash each day. And they get free housing for living on site.

    My mom would say that idle handles do the work of the devil. If we put druggies to work doing hard long work days instead of in jail then they would be too tired to get into trouble. It would also clear up space in jails and prisons for the really hardcore trouble makers. Personally I would like to see the people in jails and prison grow their own food. We could also bring back the chain gangs. We have some people in local and county jails that work on outdoor work crews today. But I don't see us ever doing that with people in prisons as we have too many bleeding heart liberals that would say that is too harsh a punishment. Even if the guys would welcome the chance to get outside.

    What is so hard about getting rid of that trailer frame? I use to demo trailers back 15 years ago. Saws-all and a 8ft pickup box and an afternoon it'd be all cut up and loaded for the scrap yard. Flooring in a dumpster.

    Have an attorney help you draw up a contract and have defined rules for all renters. Such as an age limit and size limit of the mobile homes as well as general upkeep. To help out your senior renters if they stay with you a certain limit of time say ten years and keep the general appearance of their home in satisfactory condition their age limit of their home may be extended by a number of years. This will keep down the normal confusion. Good luck and have a great day and keep looking for that better tomorrow
