  • Shout-out to the owner for sharing his newly acquired home with us. I'm just super grateful to have you guys as part of the community.

    First of all, Damansara heights is one of the top addresses in Malaysia for exclusive landed bungalows and mansions. That's because of it's proximity, which is located in between KL, Mont Kiara, PJ, Bangsar, and other significant addresses. Partly it's also because of the early establishment of business centers around this area. This area has always been the favourite for expats as well.
    Out of the blue, there's this new residence built in the midst of the landed neighbourhood. Because of that typology, the entrance of the project is rather hidden, discreet and humble where we need to drive through the local roads passing by existing landed homes.
    But the entire experience is magnificent once you parked in the development. Instead of calling this a home, it felt more like a chalet, resort, art gallery, garden to me. The privacy and security treatments are meticulous and every unit will have their own private lift lobby.
    My favourite would be the design features in the unit, especially the cabinet design and toilet finishing. It's absolutely eye opening! This is when you start having that debate of why spending such amount of money to live in the sky as the spaces are beyond expectation.
    However, the experience was really weird when I couldn't make a direct turn after the guard house.

    Clearly all about location, location, location. There’s absolutely nothing else in that vicinity with that vantage point, serenity, tastefulness, security or daily experience. Perfect case in point for what some would consider stupidly expensive but the target audience considers fantastic value for money.

      Spot on!! Well described. It's seriously very unfortunate that this is for the top 1% of the Malaysia hence people either don't get it or they didn't even noticed the gap.

      What do you guys think of the Seri Duta I and II complexes? Those look like tremendous value for money given location, especially after a refurb.

    I worked on this project design in the early stage back in 2016. The reason why the smaller tower is in such orientation is because it was the old tower, refurbished as part of the new development. There are some backgrounds to how the new tower is in this massing form. Piet Boon design language is another level of consistency, tastefulness and confidence. We drew the plans for the units initially for submission, and further developed and refined by Piet Boon.

    Good video and perspective! This is exquisite and understated property for those who have nothing left to prove, a real unfussy sanctuary feel to go home to, yet still have all their usual lifestyle options at their doorstep. There's a reason why damansara heights commands the premium that it does. At the moment this Aira has no real point-for-point competition I would say. Keep these videos coming Sean!     i worked in Millenium Tower for over 9 yrs during my employment with a premier oil & gas company. My humble opinion is that D'sara Height vicinity will always carry a premium and possibly more so with Pavilion slated for completion soon.

    Now this is pure class! This is what's called thoughtful restrained luxury. This is like dream home when I have to downsize which I know will come when my kids start their owb lives. Enjoyedreading those comment that 5m can buy gated and guarded landed in that location lol, or if this is XYZ area will be less, worried maintenance fees, some small feature XYZ is nicer haha. Totally no clue what property like this is about? Great video Sean, very well presented and considered. I'm told all this sized units are gone and you made me think should lookout for subsales.

      Haha i too see those hilarious comments. They have no idea what value in this segment means. Why so offended by the pricing when they are obviously not the intended buyers? Instead they complain and make irrelevant comparisons and just end up looking ignorant 😝

    I'd have to echo the sentiment of Ryan H. This is aimed at folks in DH that want to downsize after their kids have moved out. I just can't see 5 million in this property. If you look at listings in EdgeProp, you can see many beautiful freehold landed bungalows in this area listed between 7-12 million.
    For DH, I'd pay a bit more and get a landed bungalow. That's what DH is about. If high-rise, something like Tan & Tan's development (Desa Damansara 2) - which has stunning views and a great location for a much more realistic asking price.

      Well when you can afford RM 5mil for a residence. It's not really about the best worth for money, but rather buying what they like. Somewhere close to home, easy to maintain and just pleasant to come back to.

    Reminds me of another KLCC project with similiar furnishings of BoFi, De Dietrich, seated shower etc than the typical screaming out loud grand visual statement. Nice project altho it doesn't cater for everyone, appeals to those who greenery, subtle & welcoming feel than typical lavish condos who scream at you

    17:40 fun fact, my grandma used to live in that other block since the 1980’s before it was bought over by the developer and renovated. It wasn’t rotated. The new towers are the ones newly built in that way.

    i think this is the overall best unit for living that i have seen from you videos so far. every single thing is amazing and i love the bathroom especially in the masterbedroom i mean that is exactly how every bathroom should be . bathtub with views and with light coming in. I hate dark and ventilationless bathrooms .

    Somehow I think this is built and aimed for existing Damansara heights residence.
    It's only reasonable for ppl like them to spend 5M on a high-rise. House too big, time to downgrade after their kids move out / married.
    The common / ordinary millionaires will spend the same amount of money for a subsale landed at the area.

    Definitely not worth the RM5mil asking price for what you have shown in the review . As examples like Ritz-Carlton Residences, Banyan Tree Signatures, and DC Residences totally looks better and seems like more sensible choices.

      The service area floor is cement screed and no tiling? Watch again from 12:50-13:20! For a $5mil property, this is totally unacceptable. And the refuse chamber is a disgrace! The view is also partially blocked. Wasted.

      I would argue that those are within the busy side of the city while this is amongst the residential area. Even the size of the roads are different. But when you have RM 5mil, I think it's no longer about what's best worth for the money but what the buyer prefers hahahaha. I can only imagine that for now =)

      For this target audience, living amongst traffic and pollution of inner city centre where stepping out to your balcony, if you even get one, is nothing but traffic noise... that is simply not luxury. DC is more "showy modern" but is a terrible place to actually live... totally different

    I was there yesterday to check out their biggest unit, 5000sqft on a single floor, facilities wise, pretty normal cause most of the owners don't actually need that I guess😅 but I really dig their siheyuan四合院 design,where you will come home to a giant space in the middle,filled with art pieces then left is for all the rooms, go straight to living and balcony, right to kitchen and low-key scream money is when you have a bathroom size of a studio!

    The bangalos look beautiful, so I think it adds to the view. 5m why not landed? I sell home alarm b4, unless you have live in 24/7 guard, nothing can stop break-ins when you live in unguarded landed. So I guess condo is safer.

      For bungalow: Build la 10 feet high walls with curved outward roof all along the outer wall. Reinforce the roof with combo of insulation material and metal grills. Use double doors for entrances. If still paranoid, can construct a fully fenced driveway from the main gate to the porch. Not enough -- dig wide ditch alongside the outer walls. Etc

      My previous landed house in KL got break-in for 4 times within 3 years. Even my house has home security system still unable to deter those burglars. Alarm siren blasted the entire neighborhood and everyone thought it is a false alarm, and burglars are experienced to disabled the alarm main panel. (Not a bungalow, just normal terrace house with paint chipped exterior)
      It is an old neighborhood, house break-in are very common. Then decided to move into high rise apartment. Much safer despite have to get used to the common areas and distance from car park to the unit at least 24/7 security.

      Spot on. Heard of many break-ins in landed properties in Damansara Heights, Kenny Hills and Bangsar. If you earn so much, why would you risk your families security and a good night's sleep just to stay in a landed home? To me, in the long run, highly secure gated landed properties will always win and exposed ungated landed properties will struggle!

    One thing I noticed about the kitchen: there is only 1 sink, and that sink is in a prominent area at the counter. What a nightmare for the washing up. User friendliness just dropped off a cliff there, no matter how shiny everything else is, you can't hide the washing up......
    I am also curious about the mindset of having all the seating areas. I have a feeling it will end up as a lot of white elephant spaces, as entertaining would typically be done in the unit or the 'bookable' facilities and not the main common areas. You are talking about millionaires with need for privacy, who would use those common sofa areas? Other than waiting for Grab/chauffeurs.
    And that would be the true downside of high end apartments vs a landed home - customisability is exchanged for convenience

    It would be interesting if you could talk more about the maintenance fees for these condo properties. I feel like especially for investment properties it’s a very important detail. I’ve heard of people paying RM 700-1000 every month just for maintenance fees which is ridiculous. Especially for the low density areas like this property i can’t imagine. Thanks for your review though!

      Hi Giannelli, you must be new to the channel. Anyway, the reason why I don't mention maintenance fees is because the rates are easily adjusted in within the management. Plus I wouldnt know when a potential buyer would watch this video so I would encourage to check directly with the management for the most updated rates:)

      Interesting comment. I'm sure the maintenance fees of a unit this size should be well above RM2k to account for such low density, exquisite features and security. After all if you're paying 5 mil for a property maintenance fees should never be an issue.

      @@Arvinross this is true for a condo like this I’m sure maintenance fees are the least of your worries. But what I meant was that it would be interesting for him to include the maintenance fees for the rental units ranging between 500k-1mil cause it’s something to consider if you’re trying to calculate the ROI. I know it can increase over time as he stated but still would love to know the maintenance fees at base rate.

    Damansara Height, name of location sound great. But asking price RM$5 million, I have seen many of your videos apartment, some are by far better than this one. Sorry, RM$5 million, landed property is by far better.

    They refurbish this place from previous old tower which looks like Megatron head. But RM5 million ? You can probably get a SMALL bungalow here with the same price tag. For context, the old attach house around this here goes around RM2 million. But then again, different people have different context on pricing. Nice apartment by the way.

    Rm5mil 😅 this condo is all about subtleties but with very high quality finishes, the kitchen is WOW....the view is ok ok only coz some of the views are partially blocked off. But still I would rate this rm3mil, instead of 5mil maybe is because Of the location. I would rate VEO higher....

    Sean you need to stop waving your hand in front of the camera - it makes them hard to watch. In some shots you’re blocking half the view. You’re verbally describing what you’re showing so there’s no need to do it.
    Nice property; but for that price who wants to be out there? I’d take KLCC and be able to walk everyday.

      Well, it's about the setting. There's literally only one apartment stuck in the middle of the residential area here while in KL, it's a proper zones out location for high-rise developments. The feeling is absolutely different.

    The service area can be accessed by maintenance staff by backdoor or something like that ke? Or they need to come through private lift? If they have their own way to access the service area... its really spoil for me tho.

      Do run through the past transacted price as well as the existing rental rates for both location. I would recommend the one where the rental can somewhat cover 70-80% of your installment.

    NOT WORTH 5MIL. Definitely won’t make me a customer coz for me to spend 5Mil on a “condo” the expectation would exceed the limit. Just too many choices with 5Mil budget.

    Everyone pleases aware on exsim property which under this Lim Agency Development, they try hard to cheat on our deposit, talk very good when want us to deposit and book the unit, say will give back half if cancel, in the end say load problem and don't want to refund, please aware on this and don't any how book unit under this exsim and lim agency, good luck!

    5 Millions, I can build my own bungalow with my own facilities & infinity pool for privacy. Ask yourself? will you want to use or share facilities when you super rich? All condos is same, no matter from medium to super highend, what ever the grand entrance, lobby and facilities, is ONLY for cuci mata. You can't bring in to your's unit to enjoy. When door is closed. Is totally no difference with others even half million condo. The whole building wrapped up with aluminium fins every where, look low end. The special features patterns doesnt look nice & exclusive. So ugly. Omg..... Landscape is too busy. Too many features & design in small floor. Maintenance fee over 3k per month is easily equal or more then bungalow maintenance. So developer please dont promote as a retirement condo when kids is in oversea 🤣.

      Well it makes sense when the owner already has a bungalow with their own facility and infinity pool. I guess we have think one step ahead. This is not gonna be your main house, but secondary. This makes sense after you literally have every other investment and houses and trust fund and whatsoever, there's still RM 5mil to spent on a property, then why not buy something I like?

      Fully agree. It is mít the letter one can afford or not but overprice is a major issue here .. nothing wrong to switch atas style from landed to condo but I still don’t feel it worth 5 mil . So sorry 😞
