    Welcome back to the “Real Estate Rookie” podcast! When Dion McNeeley reached early retirement in 2022, he was raking in $200,000 per year from just sixteen units. Now, he’s using his newfound financial independence, knowledge, and resources to take a few more risks with his real estate investments. For his latest deal, he used the buy, rehab, rent, refinance, repeat (BRRRR) method on a house hack that generates enough cash flow to fund his travels!
    It all sounds very impressive, but how on earth did he get there? In this episode, Dion shares some of the secrets and strategies that allowed him to go from $89,000 in debt to financially free within a decade. He talks about building a buy box that features a blend of market data and home attributes, as well as finding deals on the multiple listing service (MLS) that other buyers overlook. He even discusses an ingenious strategy that will have your tenants ASKING you to raise rents!

    For anybody watching this it just goes to show how high caliber and quality of an individual Dion really is!       Mike im from NYC its absolutely insane that you invest in gary indiana the leading “ downfall city in the U.S” its so cheap and seemingly unsustainable over there. I was looking into Indianapolis and all over the area. What lead you to buckle down over there? Buying for 30-70k and BRRR STRATEGY ?i was interested in the area and chi town is neighbors of the border👀

    I come from very poor life, and this knowledge this podcast provides gives me hope that the right education and motivation I can help myself and my family out of poor, we've never had a house and have always rented and bounced in and out of shelters.     Dion is passionate about helping others reach time freedom. The amount of time he gives to teaching others is unbelievable.
    He does weekly live streams every Tuesday at 4 pm PST where he answers all questions. Twice a month he does a member's livestream where he goes over individual investor's deals.
    These streams have taught me skills that will stay with me forever as an investor and I am continually growing because of his education.

    Dion is the everyday regular guy investor, love how he is openly lazy! I can relate lol...I started on bigger pockets and still absolutely love it! As well as the real estate rookie show!!! But Dion speaks to me as far as not having super lofty goals of a massive portfolio, but rather just enough to be more than comfortable financially! Great episode!!!

      Howdy, I think what helps a lot in the beginning is knowing something about the subject (The one you want to learn) Podcasts or books are a good start) Knowing the terminology, and a couple of the core concepts, makes it easier to find the right person to learn from.

    Noob question: why didn't you just call the realtor listed on the MLS to ask if the property was a duplex?

      I did. And got a vague answer. They replied with it has two livable units. One needs a lot of work. That still didn’t tell me if it was registered as a duplex with the city or if any work had been done was permitted.

    Agents are now delisting houses and relisting them every month so filtering by days on market is not a good idea. I saw one property listed on 9/22, they didn’t decrease the price and delisted it every six months. It’s not sold yet ☠️

    How do you think 3d printed house and other new technologies and AI will effect the real estate market and will prices crash?

      Everyone is always hunting for the next reason for a crash. I understand the mentality. (A reason to not take action)
      1) Building houses isn't slow because of how long it takes to build. It is slow and costly due to over regulation and extremely long permit processes. A builder often spends 50k before they can touch the property. And the upkeep of homes is also an issue. (There are over 13k abandoned houses in Gary Indiana alone for example) To connect sewer or to city water the impact fees are around 20k each in many areas.
      2) Look at how many homes were built per decade in the last 50 years. Many were over 25 million homes built in a decade and in 2010-2020 it was barely over 5 million.
      3) Home owners are stuck in what is called a rate trap. 40% of homes do not have a mortgage. 90% have one under 5%. 60% are under 4% and 23% of homes with a mortgage are under 3%. So they can't sell and get a larger house as the family grows and they cant sell to down size when they retire. The new house would cost too much when the higher interest rate is factored in.
      4) We are seeing a crash. But it is in transactions not prices. Especially with residential homes (1-4 units) since the debt is fixed rate. Multifamily and commercial is being impacted by the higher rates. So that is where the most pain will be.
      5) As a buy and hold investor a crash doesn't matter. Even a recession doesn't matter. 4 of the last 6 recessions home prices went up. and since 1940, when we started tracking the data, rents have never once gone down market wide over a 5 year period. Not once ever.
      I understand where the fear comes from. Fear based real estate videos get the most views. People are looking for excuses instead of ways.
