My backyard ADU is going to cost about $200K, which includes a pool demolition. Fill the old pool with dirt, 745 sq ft. 2 bedrooms, 1 bath. Located in Sacramento.
What made me made me mad on my project is that SoCa Edison told me they will only do one drop per property. In other words, I could not use a separate service panel for the detached ADU. I had to convert the service panel of the main residence into a dual meter power panel and then run the conduit to the sub panel of the ADU. So, if I ever build a house on a vacant lot I would install a dual meter panel for just in case of a future structure.
I contacted this contractor. I told him you sent me. Any videos on the finished home? He was very respectful and professional. He will be sending me information for an appointment. Thanks!
Realize when you talk to the city they are usually unfamiliar with recent California legislation changes and the city requirements are generally over restrictive. Many of the planning department employees have less than a year on the job and don’t know what they are talking about. Also, solar can be on your residence vs the ADU.
Folks need to realize the State is not very Prescriptive when writing and passing this type of legislation. And Planning, Building Depts. And Fire Marshall’s have to make sense out of it. Considering all the Building,Zoning and Fire regulations for each region in the state. The state did a very loosey goosey job. Their intent was to provide affordable housing this isn’t happening. Instead it’s a great opportunity for homeowners to enhance their own financial situation. And that’s fine.
Hi @@MrVnk811 , it's hard to put a number on it, because there are so many factors to building an ADU. Such as the contractor that you're using, quality of material you're adding and any cost of city permits. In California, accessory dwelling units (ADUs) that are 750 square feet or larger may be charged impact fees. These fees are proportional to the size of the ADU in relation to the primary residence. Larger ADUs may have fees that can approach $20,000. These fees can include: Sewer connection fees School fees Plan check and permit fees On average, ADUs cost around $150 to $300 per square foot. However, some ADUs can cost over $600 per square foot. Each city has specific requirements, so it's best to check with local authorities to determine the necessary permits and associated costs.
Can you build an ADU before you build a main house? If we are allowed to build an ADU prior to building the main house, do we need plans for the main house prior to building an ADU. and how much time do we have to live in the ADU?
Yes, HOA’s are very important, we had a home where we live who wanted to add a pantry to the side of their kitchen that is on the front side of the house. They submitted designs and the HOA approved, it looks beautiful. So it does happen, but takes time & depends on the HOA committe 🧐
That is for a pantry. I highly doubt you can add an adu if you have an hoa. I know people that have had crazy experiences with HOA. I would never get an HOA home.
Could you please refer me to the contractor of your friend in the video? I have construction documents ready for a 3 story ADU in Los Angeles. Thank you!
Your HOA cannot stand in the way of your accessory dwelling unit. Reasonable restrictions may be placed on your ADU, but your ability to build is currently protected by California law.
I wish you were in NorCal, we are building an ADU 400 sq ft one bedroom, our budget is $350,000. It’s nice but not fancy…we should have our certificate of occ, before Thanksgiving!
Hi Christian. It could be for various reasons. In this case, there is not enough room to put another structure on the same lot. Other reasons why it may not work could be, it cost's more, more permits may be difficult to get approved, space b/w the ADU's may have to be a certain distance, etc, etc. Are you planning on building ADU's?
@@christianmedinarealtor6070 After I completed an ADU, my client then wanted another one. I asked the head inspector who had just signed off on the ADU I built, and he said no, the city will not allow more than 1 ADU. I did not argue with him, obviously.
They should make ADU illegal !!! Rules were put in place to help growing family but instead it’s turned into a business . It adds to limited parking and limited access in case of an emergency.
These are great for homeowners but many neighborhoods are not too happy about these units they bring value to adu owners but lower values for neighbors

What about separate electric, gas, and water meter?
In riverside California it is true that if you have a residential lot land you can build a adu from the start foundation utilities and everything

What if i dont have a primary house. I only have the land lot with utilities. And a mobile home
Hmmm, not sure about that. It’s a good question to ask the county.
I got quoted 120k max in orange county for a 2 bedroom, 1 kitchen, 1 bathroom
That is cheap
Can you please send me contractors information ..😮

Thank you for your question.
Need to check with your city and the planning department, but typically no
What is the total square footage of that property lot?
I don’t remember, but if I had to guess no more than 6,000 sqft
Is it true that we dont have to correct any precious unpermitted work?
The minimum distance between the property line and ADU is called a “set back”.

How much for a studio in a 2 car garage?

How I contact you, to build houses
I have the construction company
The three departments are “planning, engineering and building & safety”.
Is a 750 sq foot a one bedroom 1 bath?😊

Great video Christisn I’m local here too maybe we should link up I do a lot of real estate
Sounds good. What kind of real estate do you do?
How much? Location?
Hi, this is in Ontario, CA. The home is not for sale 😬
Were you looking to purchase something with an ADU? I can send you a list of homes.
I wish you were in NorCal, we are building an ADU 400 sq ft one bedroom, our budget is $350,000. It’s nice but not fancy…we should have our certificate of occ, before Thanksgiving!
That’s awesome! I’d like to see how it turns out.
How’s your job going? I’m in NorCal
I wish I could of built it for you and saved you a chunk of money. If you plan on building again in the future, lmk.
Why would you build a 2-bedroom ADU instead of 2 1-bedroom ADU? You'll get more rent from 2 units

California only allows one ADU and one JDU.
Who is his contractor
Aaron Morua

Tell him I sent you 😁
Can you sell me ur blue prints for this adu. I want to build 1 exactly like this. I need a lender
$180,000 sounds good, we got quoted $300,000 to build a ADU above the garage.
Second story reinforcing is a lot more &&&&
150,000 here in Texas. Just signed yesterday for 506 sqft all included except appliances.
Whew. As they get more popular, the more expensive it may get. 😬
Wow, hope it turns out great! It will be a great investment.
I currently have quotes at 240k and 220k for 1200 sqft 2 story in the heart of LA
Minimum in ca is 300 sqft and maximum is 1200. Im new to this and know that. lol
😂😂😂
Every city is different, Riverside is 1,200 2 bedroom max, and 750 1 bedroom max.
I have 2 lot land lets do business together

CA law supersedes HOA 👍
Exactly what they just stated is false. HOAs can't prevent you from building an ADU. They can only dictate the design.
Definitely not using you at those prices, insane!
Terrible interview. With all due respect. Find people who truly understand the process.
300k lmao
