- Welcome back to this little mini-series about past renovation projects. Watch part 1 first if you haven't already where I explain a bit more about this property. In this video I'm condensing a 2.5 year renovation down to 40 minutes-ish. Sorry, couldn't make it any shorter and believe me I tried! So what did we end up doing to this large 1930's semi? You should be proud of what you have achieved. Your hard work transformed the tired old house and gave it a future. Absolutely magnificent .

One thing I love about demo, is seeing all the old flooring and wallpaper. lol Interesting to see people's decor choices of the past.
Defo! Most of it was quite restrained in this house (apart from the bathroom) but we've seen some gems over the years! 👍😀
I continue to be amazed at these renovation projects you took on. I have to say that your wife must be a real trooper. These videos give the impression that she's spent more of her married life living in gutted out hovels than in a proper dwelling :). Kudos to her for sticking through it all!
Lol, yes - you'd be correct. Although she's just as bad as me, luckily. As soon as the paint brush is down Rightmove is out. 😂👍

I can’t believe it feels like I’m going against the grain here but I was so happy to hear the bath was killed off!
I watch a lot of British and American home tours, design shows, reno shows, etc. I've seen the homes of millionaires and billionaires from London to Los Angeles. I've seen castles redone and Chicago bungalows redone. And I must say, rarely have I been as favorably impressed as I have been by this renovation. This house is stunning, modern yet classic, fresh but warm. Really stunning.
The Living room is my favorite 😁 so beautiful and cozy. Wonderful job on the house.

The only thing I didn’t like - and it’s just my taste so no trolls pls - I really didn’t like the dark floor & doors. The previous floor was a gorgeous colour. 😔
Cheers Lynne! It's hard to see in the pics but with the spots the dark floors looked much lighter in real life. These houses are few and far between in Gosforth - not easy to find and there are some streets where you could be in the same price bracket you mention for a property of that size. Not ours. 😉👍
I can't believe you took out the original wood paneling in the hall!!😭 The decor is very modern, which I personally wouldn't have done in an old property, but each to their own
Stunning work. Just moved and we are struggling to do the 'must do' stuff so my wife can move in (Shes in ill health and isolated) but seeing this quality really gives me a confidence boost. The 'would like' list is pretty long but we can do that without the time constraints. Just need to find a good quote for a bathroom conversation and a couple of toilets and a gas safe guy to actually show up to remove a fire (dropped in it twice) and we should be close. Keep up the great work.
Yeah, I forgot to mention in the vid (or did I?) that I got the bulk of the big work done before we moved in... not including the extension. Although we temporarily moved out for a week while they did the knock-through. That's when all the doors were taped up :-). Best of luck with your project! 👍
I have a short attention span, but after seeing Part 1 I had to watch the entire video! You covered all the details of the project without getting boring, and I was never tempted to skip any part of it. You have a warm, occasionally humorous manner and your explanations and video presentation made everything clear. The use of floor plans was brilliant!
I am fascinated by the differences between home construction in the UK and in the US. You use brick and block, but here in the US - because we have lots of trees - most homes are made from timber. Brick and stone facades are generally cosmetic and not functional. UK homes may better stand the test of time.
I like your improvements! While some future owner may swap the living and dining rooms, this arrangement works for you. Some future owner may also create a master bathroom in the space occupied by that small front bedroom, but you don't need that now. Everything showed good planning and good taste. While I would have preferred keeping the wood rather than using Ikea sliding panels in one of the bedrooms, your choice was more practical. I also liked that inner front door that created a sort of airlock, but in the UK you don't have as much cold, blustery weather as we do in northeastern US, so it wasn't necessary.
The result of your hard work is a handsome, more functional and updated home that fits well into the neighborhood, and its sale will bankroll your next project, which I hope you will video in the same manner.

I love this beautiful house. You did a magnificent job renovating. The next owner can’t be grateful enough to you. I almost fainted when you said that you chopped up the turquoise tub and sink. I thought they were gorgeous. Now I can hear the gagging out there. Turquoise is an endangered species, so stop. My favorite room is the little toilet room, all in white. Amazing. Looks really good. Me and my partner bought a 1960's 2 bed semi in February as our first home and have been doing it up with the intention to move onto a bigger property in 3-4 years time. We need our windows and doors replacing too but it's so expensive!
Fantastic stuff! Yeah, windows and doors can be expensive. Perhaps check with local builders as they can sometimes be cheaper than big double glazing companies. 👍
This made me think of a 'remodel' that Matt Risinger did. He bought this 70's house, thinking he would remodel it and live there, and once he began digging in, he kept ripping things out until it was to the studs, and then finally there was nothing left except the slab. So all he retained was the foundation...

Agree with all the changes you made,personally would have had different colour schemes,but that's my taste, and what you did was a good option for reselling.Looking forward to the next installment. - Have you thought about talking about what tenants could do to a rented property,with the landlords consent of course, i.e on a small budget,clever ways to maximised use of space,increase light to areas etc.?? Just a thought.

Everything you did looks amazing. However, you ended up with a 5 bedroom house and only one bathroom (I know you had 2 toilets). I think future owners will want to turn one of the bigger bedrooms into an en suite and go back to 4 bedrooms.
Ensuite could have been a good future project however losing a bedroom would dramatically reduce the value of the property. But it's always an option. You could probably put a small ensuite in bed 2 without losing too much space. 👍
@@GosforthHandyman I think that's where sinks in bedrooms for teeth and a quick wash come into their own. ;)
@@rachelselby5469 Having the know-how it would make sense to leave those sinks in & add a toilet (just for nighttime service) Enlarging the one in the closet. Enclosing the one in the pink room.

Love your video’s Andy. I too have inspection hatches, one in the hall under the bath and the other in a bedroom behind a unit to give access to the bath taps. Stay safe and keep up the good work.
What a great house and reno. I loved the turquoise hardware in the bathroom. An alternative would have been to simply tile in white with some small trim, making the period turquoise a lovely feature. As it was before I agree it lacked taste and cohesion, with too much going on.

Re the electrics, I did exactly the same in our 60's bungalow that we're renovating. I did the rewire with stage inspection and final EICR by an electrician. We also had the green goo!

I know all about the cast iron baths. I spent a good hour cutting our old one in half. I had to use an angle grinder with a diamond disc to cut the enamel coating. Then once I had cleared that a groove out. I used a reciprocating saw with metal blades. No idea how I carried the half sections down the stairs afterwards.

I am thinking there is a bit of the Nomad in you Andy lol. Yes your quite right about the hot water system back when I was an apprentice plumber I came across the flow return system. You would have found them as a matter of course in large houses also In large buildings. Especially hospitals would have use this system to allow them to have hot water on demand if that is the right way to describe it. Anyway loving your videos especially your memory land restoration journeys keep them coming please looking forward to seeing how you deal with your new house. Best of luck byeeeee.
I think you give your best in the kitchen, the living room and structural, floor, cables foundation, moist control, wals etch. I'm impressed. The idea I have is that the house was the image of a bygone times, with an old fashion homemaker way, with plenty of storage and order possibility. So reto to be almost a hisorical landmark, like victorian homes. But it makes sense to redo it to moderm living and personla need. Me personally I would have kept the in built , and the bath, someone out there would have paid gold for the combo. for real.
I sometimes do that after spending ages cooking a meal (there’s only me) and look at it and almost can’t be bothered to eat it - I don’t spent 2.5 yrs making it tho
Gosforth a lovely part of the country lived there in big terrace with 5 other students for 2yrs whilst at Uni

I can understand your longing for a drum room of your very own. But I would have made it into the possibility of a second full bathroom for a house with four bedrooms. Maybe installed the plumbing ready for the next owner to be able to easily put in the bath, shower and toilet. Selling point suitable for a house this size, I'm sure well worth it.

I had to laugh when you said about breaking up the cast iron bathtub. Been there, done that and also can still hear the atrocious clanging some 25 years later! I hope you turned it upside down before breaking it? If not, the ceramic coating comes off like flying razor blades!

The extra hot water pipe is called a "recirc" line or recirculating line for exactly what you mentioned.

Great transformation. Not sure I would have kept the toilet and bathroom separate though. Can't imagine moving after making it exactly the way you wanted it - guessing you found an even nicer property and you were able to make a few quid after doing the renovations. It's like you can make money on a property doing renovations but you have to be prepared to live in a building site and cook all your meals on a George Foreman for two years.😄

@@GosforthHandyman we actually moved earlier this year. We had the opportunity to do an extension on our existing property but at the same time we looked around to see what we could get. We basically bought a house which already had a nice extension and to be honest, I don't regret it one bit. Especially at the moment with us both working from home for the last 6 month - would have been a nightmare if it was a building site

I know it was meant to be a drum room, but never considered a small ensuite in the new bedroom just to add value, thought it'd be a no brainer since youre so close to the waste pipe from the w/c already. Anyway nice job!
I can't believe there were no takers on that turquoise bathroom suite, they are becoming quite sought after now although I imagine the handles didn't help the bath. I live in a 30's house which we are renovating but we are doing it in the original style so all panelling etc is safe here. I'm sorry to say I hate spotlights so was horrified that you put so many in especially in the bedrooms, it's a pain to change if you don't like them, I prefer a traditional pendant and lamps.
Hot water return (loop) is required by regulations if the draw off is over 5 meters from the hot water cylinder. It's to prevent water wastage for one but also has the benefit of combi like water delivery within seconds of opening the tap. Sadly if it's not a pumped return or plumbed properly you can have issues. Sounds like this place was re-plumbed and wired when the new regs started bringing this in around the start of the 70's.
Cheers Mark! Is that still a requirement? I've never seen it in newer properties. This one never really worked - our plumber mentioned a pump might sort it. 👍
@@GosforthHandyman Yes it's still a requirement by building regulations (Energy Efficiency Regulations / Approved Document Part G/L), sadly most new builds that require it aren't using plumbers qualified to a standard where they would know. It's often laborers doing first fix and just told to get a supply to point x y z and aren't even aware they may need a return leg. It's one of the reasons even in larger properties now you'll see something like a 40kw Combi boiler in a central location rather than an unvented system, extra pipe work/ tank/ labor means extra cost and less profit at the expense of energy efficiency and conservation in the long haul.
Unfortunately it means that the UK is around 10-15 years behind the rest of Europe, Canada and parts of the USA in quality energy efficient housing stock. With only bespoke projects taking advantage of the new relatively cheap methods and technologies.
@@effervescence5664 Good comment. I’m aware of an old house that had a new combi boiler installed in a place that led to a long run from it to the bathroom, compared with the old setup. It actually chucks out quite a bit of water while waiting for it to deliver hot water compared with the old arrangement, as it was just ‘tapped in’ as easily as possible. It's probably quite a common mistake, if you notice where replacement boilers end up in.

Excellent work! My partner and I are going through the exact same sort of project. It's hard living in a building site but slowly it all comes together. Well worth the hard work... although, I don't think we could do another project like this any time soon 😂

I would never paper over old paper, as every problem with the old paper shows through, strip and re-paper every time......unless it's lining paper...
Yup - that what we thought too. They said it would be fine - it clearly wasn't. Saves someone a job I suppose. 😂
@@GosforthHandyman well, you certainly couldn't paper over blown vinyl or wood chip, so I suppose thats at least one saving grace, at least it was flat.......lol, though I have removed paper from on top of Artex, remember that stuff?
What a shame the bath had to be destroyed, personally thought it great. Purely only personal taste thought lounge was lovely..except for the small round mirror. Good family home and wonderful garden space. Just as well you had a like minded wife, that must have been very hard going for all of you. Great job

The house has become so beautiful, if I lived in GB and had the money I would have bought it straight away. I immediately fell in love with the renovated house! Even if it was much too big for two people. It's really confusing that you moved out after everything was ready. I am already curious about the next video why this was the case. Love the channel mate, picked up a 1930's semi-detached in Carr HIll Gateshead. It's been a canny journey so far getting it all modernised. You're an absolute madman replacing property water supplies in your other videos by yourself as well, I don't have the stones to tackle things like that. Do you by chance do work on other people's properties or not interested?
Fantastic renovation with so much else going on too , your home was beautiful. I predicted most of the changes correctly :-) ie build on the garage, create a utility from some garage space, knock the kitchen and breakfast room through. Looking forward to the next instalment, hope we don't have to wait too long :-)
sharon colwell I did as well. The extension. The kitchen. The utility in the garage. But I thought Bed4 would become an en suite for the master bedroom.
@@johnm3413 I said the exact same about an en suite from bed 4 and I also suggested the lounge and dining room be swapped to create a big kitchen /family room.. Love watching these transformations. The house looked fabulous.

Yeah that loop is basically a hot water recirculating system commonly called HWS or hot water secondary accompanied with a pump of same name,

I've inherited a 1953 semi where the kitchen and bathroom must be at least 25 years old and need a serious facelift. The bathroom wall behind the shower head and taps is rotting plasterboard because the wall tiles were started on a wooden batten on top of the bathtub and the water just leaked through. You can push in the bath panel and see it all. I know from YT videos I need to use cement board and waterproofing sealant over it, but being on my own I don't have anyone to do it. Would you recommend a bathroom / kitchen / DIY store, or trust a time served tradesman on Gumtree with impressive photos of his work. It's major expense and I don't know what to do for the best. Wish you lived next door !
Half following the video while crossing my newborn but the "giant radiator" sounds like a secondary return. Constant circulation of the hot water means you don't have to wait ages if you are far away from the hot water source. More common in homes and buildings with hot water storage.
Yup - unfortunately it never worked. The recirculated water was luke warm at best. 😀

Excellent video 😀👍 You did a cracking job on that house even if you did yer knees in.😂 The hot water recirculation loop would never have worked very well, if at all, without a circulating pump. Did you try an angle grinder on the bath afore breaking out the 14 pounder?

I know home remodels are to the homeowner's tastes, wants and needs. I was sad to hear that the remarkable turquoise bath suite was torn out and disposed of, but I watch enough home/garden tv shows to know that there are very few people who want vintage baths/sinks. I also assume you tore out and threw away the beautiful leaded stained glass window when you built the room over the garage. Too bad it couldn't have been removed to use elsewhere or possibly sold.

I agree that the turquoise bathroom was perhaps worthy of restoration, but it this case a separate tub and shower were needed for the family, and the intent of the project was to update and make more functional rather than restore. And apparently nobody wanted the old fixtures.

Wondering where they got that curved radiator that fits neatly into the curve of the bay window ?, ...I’m pretty sure they don’t do them in screwfix!
Am I the only one who NEEDS to know what the security stuff is all about? Pressure sensors on the stairs....??
i guess the last familly had a really scary encounter and needed peace of mind so they went full security mode, that's the thing that came to my mind, we can only take guess about it.
I believe they had a family member this Alzheimer's or was mentally challenged. Probably got out once or twice so they
put in security measures to keep them safe.
I think it was a dementia care facility, hence the many sinks and odd bathrooms.
I'm just so glad my parents didn't know there was such a thing. lol

I'm not a plumber, but I think here in Germany we have this type of water circulation in every house. Often in addition with a hot water pump.
