      Some responsibility is on the landlord to do the background checks. If you do them this type of thing can be avoided in most cases.

      and some responsibility is on gov't to prosecute fraud. Why is home fraud a ok with gov't? this is also why evictions for non payment should be started after the first month of non payment and should take no longer than 2 weeks to get 'tenant' out. Anything more than that encourages this kind of fraud. And jail time should be normal for fraud. Also, restitution to the landlords should be normal procedure, garnishing wages etc for lost rent until it's paid off. This will also cut down on a lot of it. @@stldweller

    Try this in Indianapolis, it won't end too well. We have township courts that ONLY handle evictions and they waste no time. A landlord can file on the 15th, you'll be in court within a business week, and on the streets by the end of THAT month. If you refuse to leave the sheriffs will be there to remove you.

      No, any landlord that doesn't carefully screen their tenants deserves to lose. I require a 700 or above credit score, verified references from the past landlord, clean criminal and a job that pays 3x the rent net.

    The property manager gave her keys without getting cash for rents + deposit. I'm sure he also didn't do thorough bg and credit check, he's in part to blame.

    if your actually feeling sorry for this woman, you've never been a landlord and/or you've never been scammed. It's that simple. Shoutout to all the awesome tenants who are dignified, have self respect and are true to their word. There's nothing to feel sorry for when someone is falsifying documents to scam home owners who are also trying to make a living. Not every rental is a big corporation, some are mothers, fathers, sons and daughters behind them, trying to make the best of what they worked hard for. This story hits home

      I don't blame you for not renting out. In Toronto a landlord may go for more than a year before it brought up to the review board. Many "mom and pop" landlords leaving this business. It hurts the tenants in the long run. In Toronto for every 200 apt. there is only one available, appx. 0.5% availability. A healthy availability rate is between 3-5%. We have a terrible rental crisis in Toronto for this and many other reasons.

    We had some lowlifes do this to us and moved out in the middle of the night owing us over $5000 and then they returned 2 weeks later and kicked in the back door and cut out all the copper piping out of our basement. We wound up losing the house.

    Landlord's MUST do background checks on potential Tennant's. The easiest way to determine if you have an applicant who supplies information on residency over the past 5 year's and there is one discrepancy or unverifiable piece of information don't rent to them. Ask for their current address and see if identification they have matches. If it doesn't there's a reason.

    As a renter , THIS PISSES me off.
    I have always been a long term renter when I've rented.
    I have EXCELLENT references!!
    I have rented 4 places (counting where I live now)
    2 places from same landlord ( I moved into a house out of an apartment)
    Unfortunately, even with my rental history...I can't find any place else to rent (at this time) because NO one allows animals anymore.
    Once again its because of someone else's actions that I am being punished.
    We need a database of Good Renters
    As well as a database of Slumlords

    Hilarious. I am a landlord and have been duped once. It was my fault for being a sucker and it cost me $4200. Now? You need:
    1. paystubs
    2. bank statement
    3. credit check
    4. first, last and current rent
    5. references
    Without it, you don’t rent my house. Have never been duped again 19 years later.

    Since pro tenants are buying time through the court, why can’t landlords do the same?? Hire a bouncer, and kick out this well-dressed low life tenant…. Fight it out in court in 6-8 months, but at least you’ll be collecting rent from a new tenant in the meantime…

    As a landlord, I went through the same thing with a tenant. I did a full background check, got first and last upfront but within 5 months the excuses started. This lady "lost" 5 jobs in a few months, didnt follow any payment agreements, and substantial water bills were left on the property.

    A mother, son and 2 daughters. Children were in their teens. Squatted in a vacant property for 4 days. Took the police to get them out. It’s not safe to have a vacant property anymore. This is crazy

      It's because of people like Shetial who refuse to pay their rent, and in some cases vandalize a unit once they've been evicted, that the cost of rent is so high. The landlords have to recoup their investment, and unfortunately, that means higher rent.

      This is not someone who can't pay their bills. This is an organized criminal mind. If you have the time and the organizational skills to pull this shit off time and again, pick your marks, spin your tale, get falsified notarized letters, etc, then guess what: You have the time and the skills to work and make money. THIS is her work. And did you miss the part at the end where she started paying her rent after confronted?       There's always three sides to a story. Plus a really short segment. I am not justifying what she's doing but you never know someone's financial situation. It's unfortunate for these landlords but most have themselves to blame. I would not have admitted during an interview that I let someone move in before receiving $$$ for the deposit. That rental mgmt company may lose some business.
      This woman found a loophole and is abusing it just like squatters. If you want something done about it, then go down to the state capitol and tell your state Congress to start addressing things that truly matter instead of these continuingly getting pushed down the to-do list and bringing up other stuff just for political points.

    Recently, I saw one person complaining about a landlord, wanting three months rent upfront a background check in credit check and $1000 security deposit. Well this is why! There’s no way in hell I would ever rent to anyone.

When a person skips out of paying rent on more than 3 places within 3 years. They should get a minimum 5 years sentence in prison. It’s not like she didn’t have an income and couldn’t pay. First of all this one individual is NOTHING compared to the corporations and slum lords who "market rate" the hell out of properties smh....I saw they wanted $1864 for a 1 br in Lithonia GA😶 of course I'm sure it was an "upgraded" unit.

    Being a property owner that rents their property isn't a career. Or viable business that doesn't negatively impact society. You don't get the place at a wholesale price and can subsequently charge affordable rent to earn a modest profit, no. People own multiple properties and charge rent to pay for said properties AND PAY THEIR BILL'S and rent to someone else. It's ridiculous.

    Their should be a government option, for example the tenant pays into account the government monitors and if it falls behind a month without payment eviction is granted automatically no court needed.

    Of course all this fraud must be added to the rent of any house. If gov't will not prosecute and jail these criminals, then rent must go up to cover the thousands lost due to this. If evictions take longer than two weeks, rent must go up to cover loses. LIkewise, if insurance and property taxes go up, rent must go up to cover it.

    I'm a retired 20 year Realtor and Real Estate Investor. I know the law. However, I would tell that tenant that she would be leaving my property even if she's rolled out of there by Paramedics OR a Funeral Director. Several years ago I only had to ask 3 tenants (all men) renting rooms in my home to leave due to the use of drugs or some other serious violation. My Rottweiler and I escorted them to the door with their personal belongings and that is the end of the story. LOL!!! Moma doesn't play that game. SOME ONE NEEDS TO CALL CPS ON HER BECAUSE HER CHILDREN NEED TO BE PROTECTED!!!

      I looked up Squatter’s rights online. Those laws are very historical. Contact your state Senators and Representatives often and ask family members and friends to do the same. All states need to revoke squatter’s rights!!

      Squatter’s rights go back to the early years of our nation. I looked it up online. Tennessee does not have Squatter’s rights. More states need to pass a law against squatting! It is a horrible idea!

      Well, my son was a landlord. People left garbage on the places and in the houses. He would often have to make serious repairs. Holes in the walls. Stopped up plumbing. You name it. It costs money to do that. The cost of living has gone up very high! Landlords have to make a living too. When I buy groceries I have to leave off things that have gotten too high! Our national debt is through the sky. Mr. Biden is going to raise taxes to pay for that. There are ample reasons for it.

    Landlord here : I rent ONLY WITH ( month to month ) leases - which ARE LEGAL.
    It not only protects me - but also protects the renter as well. Meaning I can kick out a non paying renter in 30 days. And they can leave within 30 days as well.

    Nice car. They are players. I have this going on right now with my house that was rented for 3 years. A little behind but always got the full rent in a few days. Then they wanted to buy it. Land contract. Have not seen payments for months. Get ready to evict and miraculously they find the money. It's a game.

    I think remember seeing this over a year ago. If i remember correctly she actually was arrested and charged with theft and fraud. This is nuts. But question... Why in the world would someone purposely not pay their rent?
