    During the pandemic Not only did my tenant bar me from getting inside, he filed a restraining order against me. He lost the case and moved out soon after. He let the water overflow out of the sink. Took me two months by myself to repair the unit. Two years with no rent collected. I sold the property two years later. Made some money. I believe rental properties should be owned entirely by either corporations or deep pocket individuals. There the only ones who can handle the vacancies, damages and rent control. Good video

    It took 7 months but I finally filed my lawsuit against LL last week.
    And It was exhausting, but I now have a profound level of respect for Lawyers in this field as its the most difficult job in the World.

      Yes, it is possible to have more than one landlord. Generally, using "et al." serves only as an abbreviation. If you mean to include someone in a case but fail to actually identify them, then they have no liability in that case.

    So wise Mr Garcia, the unwillingness to have landlord/ property manager inspect is a NO go ... just don't offer the lease.

      Finding this out before the lease is signed is crucial for both the landlord and the tenant. If the tenant isn't comfortable with this arrangement, then this isn't a good fit for them.

    In my legal rental contract ... It does say i must gv 48 hrs notice if for inspection or maintenance. My renters say ... No. I do this 3 times and were in eviction ct and the judge stil gives into the renters. I lose with renters and i lose with the NOCARE judges. I feel like ct are to renters friendly even with LEGAL docs. The judge dont snap at me ... They just gv renters moreeeee FREEEEEEE months

      @lucyhallinan Unfortunately, there are some very tenant-friendly judges out there. You may want to seek out an attorney in your area who can advise you on best practices in those courts.

    My tenant made me wait at least 7 days before inspection.
    Then was rude about it.

      @stevepope5484 Yikes. Was that waiting period in the lease? If not, yeah, you should have sent a written notice of default for that.

    Leak in the roof.
    It was 3.4 year's sink leaking inside the wall.
    She taped the wall and put down baking soda.
    Bailed on me mid year.
    Changed the date of returnithe keys 3 times.
    Left me a text sayin h.
    The keys are on the kitchin table.

    Hey Ernie. When sending a notice to vacate via certified mail and regular mail… do I have to include my address as a return address. I don’t want tenants knowing where I live 😢

      Ours did too. We have asked for a copy of the keys and he ignores us. I’m over there today and the roommate lets me in but real tenant is a PITA

    I can't imagine ever not letting a landlord enter the premises. Any landlord problem I ever had involved negligence. Hey landlord, would you like a sandwich? This happens as you watch roaches run out of the cupboard. One destructive detail that's often overlooked is a clogged A/C drain hose.

      Why don't u pick up a hose and back flush the condensate line. Hose to much for you to handle?
