    REIT is very costly with very high PE. there is no guarantee that there is inside manipulation with respect to valuation as there is no transparent price discovery mechanism.

    Reit should not be allowed for Residential assets because this can increase the demand of residential property which will eventually lead to the increase in price of residential properties.

    On one hand SEBI says mid and smallcaps are in bubble territory and individual investors need to be cautious while on the other hand SEBI is itself trying to create the next bubble. Indians, any day, get more excited in real estate and not equity.

    Residential real estate has a rental yield of only 2-3% . Commercial REIT's have 5-6% atleast
