This could be an incredible unit if it was fully remodeled. I''ve run into a lot of properties like this, that have so much potential, but the owner is just not willing to put any time/ effort /money into them. For example that room on the second floor with no light, you could add a light to that fan for about $50, its a 30 minute job, and it would at least make that room presentable. And hire some guys to move the furniture out.
I like the location a lot, both for access to the Convention Center and the Strip. The interior use of space is... inefficient. The living room is like a high school gym with windows. I would increase the footprint of the second floor as much as possible. The interior treatments away from the main windows remind me of offices I worked at in the 1990s. The living room looks like it belongs to a completely different condo. It is priced correctly for the condition. Lots of work to be done. I would ask for a couple of grand discount to hire a piano mover to donate the instrument to someone who would actually get good use out of it.
I'm not trying to be critical of your videos. I'm addicted to Las Vegas high rise videos since before the Pandemic. I feel like I must have seen it all because of so many years. I'd just like to ask what you think is the next disruption in the market. My guess would be Cipriani building a new tower after Brickell in Miami is finishing up.
No offense lol there is a 4 seasons being built in Henderson that will be an amazing tower and roomers of a new high end like Waldorf Astoria for down town! The best is yet to come for vegas!

It has so much potential! I think piano moving and pool table moving are in the same category lol no one wants to deal with them.
