what you're not being told here is a signing agent who lives in an attorney state, like New York, among 22 others, will have a tougher time, since those notary signing agents cannot get assignments through escrow officers directly, but must sign up with lots of signing agencies and will have to split their fees with those agencies.
This video is so helpful. Thank you for taking the time to educate people on this. This business doesn't come with much training. It is really reaching out and self taught. You really have to take the time to build your business or it won't be successful. Maybe that's why there aren't many of us out there.

Lori Woods , I use the Sacato agency for my stamp. I believe they can help notaries in most states. And, as far as a log or journal, I just buy mine at staples or the UPS Stores

This is not true I Like longer Videos, so I can learn a little more about the information, before making any type of purchase. Some people are so selfish thinking about themselves only.
I am taking the required 3 hour notary assessment for Florida and it states, "Florida authorizes notaries to charge up to $10 for each notarial act administering an oath, taking an acknowledgment, attesting to a photocopy, verifying a VIN, or certifying the contents of a safe-deposit box. Notaries may charge up to $20 to solemnize marriage (perform a marriage ceremony). Fees are optional. Be reasonable when setting fees." When you say we can charge $100 per signing, is this considered a fee? I'm trying to understand the difference between the $10/$20 legal max for the notarial act and "fees" - just want to keep it legal so any guidance you may be able to give would be appreciated. Thank you.

Another great video and excellent tips, Bill! I'm still waiting for my commission from SOS California, so I have the opportunity to practice patience right now. NNA won't permit me to take the next step in the loan signing part until I get that commission, but until then, I'm learning as much as possible! Setting up 1)spreadsheet for signing company information, and 2) the Fab 100 local escrow companies + other possible work contacts. I would also like to thank you for our willingness to share some of the trade insights without requiring that my credit card be out and ready. I have been in public education for the last 18 years as a science teacher, school counselor, coach, and vice principal. At a time in life when most of my age group are starting to see that retirement window, I have chosen to leave. If you have ever for even a second thought "something is wrong with our education system", I can confirm that it is astronomically worse than you have probably imagined. After all of that experience and time invested I just feel compelled to leave because I just can't be a part of this travesty any longer. As someone who works hard to be a man of good character, I have been searching for a career field that I can contribute to and maintain high standards. A service buddy of mine who is an Escrow Officer suggested this field and I have been actively researching the options and opportunities here in Salt Lake City area. Hi Aimee, thank you for the comments and great questions! I am glad these videos help inspire. To find top performers, all you have to do is get creative and "Follow" the right people and industry pages on social media these days. I follow Business Development and Executive leadership in the industry; Real estate, mortgage, and title/escrow. The industry is constantly sharing their successes, top performers, awards, etc. Plus. organizations, like the Business Journal, often run a "Book of Lists" that highlights sales volume, etc. Be sure to check LinkedIn, FB, Twitter, for professionals to follow.

Hi Shay! It can be intimidating, for sure. I recommend some training or mentoring if this is completely new to you. In the meantime, keep a few things in mind for escrow direct clients. One, make a list of the people you'd like to work with. Two, do some front end research and learn as much as you can so you can be of maximum service. Three, find a way to authentically connect. Email is fine. Short and sweet. Don't worry about selling yourself or your services in the first email. Focus on them and something great you've learned about them. Relationships take time. The fortune is in the follow up. Most people send one email, make one call, or pop in one time and spend the whole time talking about how great they and their services are. Break that cycle, stay in touch, build a real relationship based in service. It takes longer to do so, sometimes, but those relationships last longer, and can withstand much more.
@@shayway3487 , no, that's the opposite of what I laid out, lol. Every case is different. Your message should be customized to the person your speaking to. It should be thoughtful and authentic. Great info! Thank you for sharing! Question - when taking appointments for non-loan signings, I've been advised to secure the minimum trip/mobile fee at the time of booking via credit card so that if the client cancels last minute or doesn't show or doesn't have every thing you verified with them while booking, you are still paid your trip fee even if the signing doesn't occur. Do you have any tips or ideas about this? What about credit card fees? Should those be put on to the client as a convenience fee for being able to use a cc? Do you talk about this in any of your videos?
Janessa West , Great questions! This sounds like solid advice. Who could argue with that? However, in my experience, this has not happened enough to be a major concern of mine. In fact, it's never happened. As far as passing the cr edit card fees on, no, I would not do that. Accepting credit cards does more for me than it does for them, meaning I get more business by having CC as an option. I just build it in to the fee I'm quoting. This is a great suggestion for a video!
Love your video and break down on goal setting. I've been a notary for a bank now I want to be mobile notary. Ive been a banker for almost 18 yrs. Dont want to leave my employer right away. Would like to know your thoughts on my idea to be a mobile notary one day a week then two days a week with the intention to leave the bank once i get enough work i can pay all my bills being a mobile notary. Also what do you mean think out side the box as a notary? Thank you for your time.
Kam Dam , no I was not. I came in 2012. The market crash have a significant impact on my Outlook of this business though. That is one of the primary reasons I heavily advocate for Diversified revenue streams. While the loan signing side is lucrative right now, I still believe General notary work, and many of the other side services and side businesses that you can have under this umbrella, will help get you through any economy, both good and bad.
Thank you, one last question. I'm in the process of launching my new mobile notary business. and there is one thing I can't seem to find info on and it seems so simple but it confuses me... Once a loan signing is complete, how do the borrowers (signers) get their copies Do they have to get them right away. Do they need the copies of the loan docs with their signatures on them or do they get a blank set of copies for their review? Whats the norm in this scenario. thanks for your help and coaching

Sorry for the delayed response! There are a couple of notary directories that make sense, like 123Notary.com, NotaryCafe.com, and sometimes NotaryRotary.com. Then, SigningAgent.com is pretty good, and a premium listing comes with your NNA loan signing agent certification. Still, I do not recommend you sign up with any of these and just sit back and wait for the phone to ring. This is a relationship business and meeting new people, forging these relationships will serve you. Carrie Rivera has a great list of reputable signing companies that you can access with a $30 or less ANNUAL membership fee at www.NotaryReviews.org. Check that out and start signing up-and then- BUILD a relationship! Lots of opportunity out here!
Notary Coach thanks, the newbies are walking with hot feet on thin ice and very unsure of direction. We all want succeed in being a notary since we took the time out to actually get the notary license but to be comfortable we need to get our toes then feet wet. Mike Revels Happy to help! Thanks for watching and commenting. I suppose the size of the city or area will certainly have an impact on your volume. Maybe more so than size, is the growth and production of the area. Business needs to be happening, and luckily, for the most part, that is happening in most parts of the US. I think I mention this in the video too though, you don't need dozens of clients to make money at this. I only have 4 clients, two of which create over 90% of my revenue. Then, on top of the mortgage signing aspect, EVERY community needs some level of notary services.
If you’re closing 4 loans a day, when do you have time to do the actual paperwork for the closings, or are you just printing the paperwork and hitting the road?
Hey Miss M, it's important to distinguish between "closing" a loan, and being a signing agent. As signing agents, we do not "close" loans, so there's no paperwork, per se, after we complete a loan signing. The closing agents, or signing companies, send you the documents, you facilitate the signing, and the ship, or deliver documents and you're done. That's why we can squeeze 4-12 of these things into your day.

Hi Bill, I see that the last comment on this was 11 months ago, but I'm hoping that you'll read my comment and answer the questions. It will be appreciated as I'm starting out after a break of several years as a loan signing notary. First of all, out of all other similar videos and the presenters, your presentation and personality struck a chord in me. You look and sound competent and honest businessman. You're not trying to sell anything in vague but showing people the reality behind this success. I didn't know I could personally send emails to build relationships with anyone. So, will try. Now let's get to the questions: --Will the location decide if one can be successful in doing loan signing? For example, I'm here in Orange County California.My town has a population of 75,000 or so. I tried to find out how the market is but was unable to find any info. Although I'm willing to travel to build my business, but the companies will only call the notaries closer to the borrowers. How do I win there? --Am I allowed to sit at a restaurant with a sign on my table to do regular Notary signings for a few hours a day? I have a couple of friends who are restaurant owners. I will share the daily earnings with them of course or compensate them somehow. A long time ago, I did similar but at a UPS store where the manager was a friend and I shared the earnings for the day. --Do people actually pay the traveling fees to have a page notarized? In my area, notaries charge a minimum of $50 and max upto $100. I would really like to get some work to see some money coming (been out of work for more than a year), but I would like to explore your training at a later time. I didn't find it on your website. I think it best to answer such specific questions one on one, so send me an email at orders@notarycoach.com. But, in general, yes, yes, and yes!!! Southern California is a hotbed of opportunity. Your notary fees are among the highest in the country, and yes, people pay for the convenience of mobile notaries all the time. It is absolutely possible to make over six figures, never having to even sign a loan document package. But, if you do want to pursue the loan signing side of things, you've got housing growth all around you. And, every single person you know, if they own a business, and even if they don't, they will know someone, or be connected to some type of opportunity where you could absolutely set up a Notary station and notarize for people. Only you can decide if that works for you or not. Most people want to support you in any way they can, and you don't have to share the profits with them. They benefit from having customers that might end up ordering products or services from them anyway. There is literally so much that you can do. This business is so versatile, and you can add on all kinds of different services, and other businesses, under its umbrella. I look forward to connecting with you!
Still a mystery who my contacts are. I googled "escrow officers near me" on "eLocal" and put in my zip code and it showed the SAME companies over and over in another state. Weird.

I am thinking outside the box now on who could use my servives like local prisons. My question is what do you do if you've done something wrong and the company never tells you what exactly it was you just know because they never call again? How can one fix something if they know not what the problem is?
+Chantal Brown , this is a GREAT question! The reality is, there probably isn't much you can do about those situations. Use the experience to strengthen future relationships with clients. For me, if one mistake is enough to terminate a relationship, then I don't want to work with them anyway. Who wants to walk on egg shells all day? I focus on building relationships, adding value, and being reliable. Then, when something goes sideways, we work together to fix it without doing damage to the long-term partnership. Trust that the universe gave you exactly what you needed. Who knows, maybe they'll come around too.
Hey Emily! Thank you for watching and commenting on the videos. This is a great question! I get asked this a lot and I actually made a video about "How to Advertise your mobile notary and signing agent business" to help answer it. In short, it's a combination of networking, research, email, phone, social media, and all ways we connect with people. I recommend you start with your personal network and work out. Ask your friends and family for referrals to escrow officer friends or co-workers. To do this confidently, and to be sure your friends and family will have confidence referring their network to you, be sure you have your professional "table stakes" in place. These are the things you need in place in order to get business done. Things like; business cards, a website (even a basic one), phone number that is answered professionally, and a professional email.
Hey Marcus, I love that, LOL. "I am the Notarizer." "I'll be back". I see t-shirts for my team in the very near future. Okay, all kidding aside, there are several options for us, and I'll have a whole section inside the course. I'll share some of the things I am working on, and my hope is that some of you will share your ideas too. I take a special pause in this video just so I can reiterate the importance of your "why" in this section. If your WHY is compelling enough, it will drive you to succeed. In our case, that's pretty literal! For me, I am going to bust my ass to make this business thrive because I LOVE freedom, flexibility, and unlimited income in a business I can be proud of. Staying out of a cubicle is so important to me, that I am ready, willing, and able to do anything to avoid that. That means, I get creative to make that happen. And those are the ideas I will share with you. Some are inside the notary box; some are way outside of it.
Hello, I have 2 questions about doing an edoc signing, do i have to have a laptop with me for the signing and will the company email me the document and everything is done online at that time with the signer?
Heather Newell Hi Heather, sorry for the delayed response here. These are great questions. In order to answer them, I would need more information. I'm not sure exactly what you mean by "edoc ". Typically, this just means you have the ability to receive and print documents via email or secure portal. You then print them out and conduct the signing as usual. As the industry evolves, I have heard of some scenarios where notaries can witness e-signatures, however these are not typically mortgage loan documents, as far as I am aware. The rules are still pretty strict there. If anyone has a different experience, please share! Usually, these e-signatures are done for employment or HR companies, for I-9 forms, etc.
Awesome video Bill. You mentioned SnapDocs and seeking out Title Companies and Escrow Officers. I occasionally take a signing from Global Notary (closed or or reopened in NotaryGo) and I seem to get many signings from the same title company. How "taboo" do you feel it is, if I reached out to those agents directly? I mean my ultimate goal would be to have them contacted me directly, and cut out the "middle-man" but wasn't sure if I'd get dropped from that signing service completely...Thoughts???
Thanks, Patrick. I think there are plenty of fish in the sea and you should not poach business from, what is essentially, your business partner. Stay committed to a win/win partnership and embrace the signings you get from your signing company for what they are. Then, if you want to approach escrow officers directly, target smaller offices that have flexibility to hire you as a signing agent. Another thing to consider too, Escrow/Title companies don't see signing companies as "middle men" either. They just need a job to get done and are prepared to pay the going rate, which they budget in for nearly every transaction. If you were to gain a title office as a client, you would charge them the same price the signing company is charging. There is no incentive to lower your rate. To the title company, they pay $100 per signing, whether it's to you or a signing company. The only difference is your business model. If this client was yours alone, you'd make $100. Since you are in a revenue share arrangement with a signing company, you might get $75 and the signing company would get $25. And then the signing company maintains the relationship, handles billing, etc, so there is no incentive to lower your price and compete on price alone.
Mark Lewin , great question! There are a few ways to go with this. Much of it will have to do with how you handle any challenge in life. Your goal is to get on with signing companies. What needs to happen to get there? Summon every possible ounce of experience and exploit it as much as need be. Have faith and confidence that you can do the job and be of value to this company. I've said many times before, when these signing companies say, "minimum 2 years experience," it's not than two years they are worried about. I know a certified signing agent, who, by personal choice, has done but two signings in 10 years of her certification. And, I have people on my team with less than 6 months experience that do 50 signings a month. The time has no bearing on ability to do this job. So, you have to frame the experience you do have and run with that. It's just like submitting a resume for a job. We don't talk about all the experience and skill sets we DON'T have. We exploit and show case what we DO have. And then, own your training and take it seriously. Be the amazing signing agent this industry needs and never look back.

what you're not being told here is a signing agent who lives in an attorney state, like New York, among 22 others, will have a tougher time, since those notary signing agents cannot get assignments through escrow officers directly, but must sign up with lots of signing agencies and will have to split their fees with those agencies.
This video is so helpful. Thank you for taking the time to educate people on this. This business doesn't come with much training. It is really reaching out and self taught. You really have to take the time to build your business or it won't be successful. Maybe that's why there aren't many of us out there.

I am taking the required 3 hour notary assessment for Florida and it states, "Florida authorizes notaries to charge up to $10 for each notarial act administering an oath, taking an acknowledgment, attesting to a photocopy, verifying a VIN, or certifying the contents of a safe-deposit box. Notaries may charge up to $20 to solemnize marriage (perform a marriage ceremony). Fees are optional. Be reasonable when setting fees." When you say we can charge $100 per signing, is this considered a fee? I'm trying to understand the difference between the $10/$20 legal max for the notarial act and "fees" - just want to keep it legal so any guidance you may be able to give would be appreciated. Thank you.

I would also like to thank you for our willingness to share some of the trade insights without requiring that my credit card be out and ready. I have been in public education for the last 18 years as a science teacher, school counselor, coach, and vice principal. At a time in life when most of my age group are starting to see that retirement window, I have chosen to leave. If you have ever for even a second thought "something is wrong with our education system", I can confirm that it is astronomically worse than you have probably imagined. After all of that experience and time invested I just feel compelled to leave because I just can't be a part of this travesty any longer. As someone who works hard to be a man of good character, I have been searching for a career field that I can contribute to and maintain high standards. A service buddy of mine who is an Escrow Officer suggested this field and I have been actively researching the options and opportunities here in Salt Lake City area. Hi Aimee, thank you for the comments and great questions! I am glad these videos help inspire. To find top performers, all you have to do is get creative and "Follow" the right people and industry pages on social media these days. I follow Business Development and Executive leadership in the industry; Real estate, mortgage, and title/escrow. The industry is constantly sharing their successes, top performers, awards, etc. Plus. organizations, like the Business Journal, often run a "Book of Lists" that highlights sales volume, etc. Be sure to check LinkedIn, FB, Twitter, for professionals to follow.

Hi Shay! It can be intimidating, for sure. I recommend some training or mentoring if this is completely new to you. In the meantime, keep a few things in mind for escrow direct clients. One, make a list of the people you'd like to work with. Two, do some front end research and learn as much as you can so you can be of maximum service. Three, find a way to authentically connect. Email is fine. Short and sweet. Don't worry about selling yourself or your services in the first email. Focus on them and something great you've learned about them. Relationships take time.
The fortune is in the follow up. Most people send one email, make one call, or pop in one time and spend the whole time talking about how great they and their services are.
Break that cycle, stay in touch, build a real relationship based in service. It takes longer to do so, sometimes, but those relationships last longer, and can withstand much more.

@@shayway3487 , no, that's the opposite of what I laid out, lol. Every case is different. Your message should be customized to the person your speaking to. It should be thoughtful and authentic. Question - when taking appointments for non-loan signings, I've been advised to secure the minimum trip/mobile fee at the time of booking via credit card so that if the client cancels last minute or doesn't show or doesn't have every thing you verified with them while booking, you are still paid your trip fee even if the signing doesn't occur. Do you have any tips or ideas about this? What about credit card fees? Should those be put on to the client as a convenience fee for being able to use a cc? Do you talk about this in any of your videos?
Janessa West , Great questions! This sounds like solid advice. Who could argue with that? However, in my experience, this has not happened enough to be a major concern of mine. In fact, it's never happened. As far as passing the cr edit card fees on, no, I would not do that. Accepting credit cards does more for me than it does for them, meaning I get more business by having CC as an option. I just build it in to the fee I'm quoting. This is a great suggestion for a video!
Love your video and break down on goal setting. I've been a notary for a bank now I want to be mobile notary. Ive been a banker for almost 18 yrs. Dont want to leave my employer right away. Would like to know your thoughts on my idea to be a mobile notary one day a week then two days a week with the intention to leave the bank once i get enough work i can pay all my bills being a mobile notary. Kam Dam , no I was not. I came in 2012. The market crash have a significant impact on my Outlook of this business though. That is one of the primary reasons I heavily advocate for Diversified revenue streams. While the loan signing side is lucrative right now, I still believe General notary work, and many of the other side services and side businesses that you can have under this umbrella, will help get you through any economy, both good and bad.
Thank you, one last question. I'm in the process of launching my new mobile notary business. and there is one thing I can't seem to find info on and it seems so simple but it confuses me... Once a loan signing is complete, how do the borrowers (signers) get their copies Do they have to get them right away. Do they need the copies of the loan docs with their signatures on them or do they get a blank set of copies for their review? Whats the norm in this scenario. thanks for your help and coaching

Sorry for the delayed response! There are a couple of notary directories that make sense, like 123Notary.com, NotaryCafe.com, and sometimes NotaryRotary.com. Then, SigningAgent.com is pretty good, and a premium listing comes with your NNA loan signing agent certification. Still, I do not recommend you sign up with any of these and just sit back and wait for the phone to ring. This is a relationship business and meeting new people, forging these relationships will serve you. Carrie Rivera has a great list of reputable signing companies that you can access with a $30 or less ANNUAL membership fee at www.NotaryReviews.org. Check that out and start signing up-and then- BUILD a relationship! Lots of opportunity out here!

Mike Revels Happy to help! Thanks for watching and commenting. I suppose the size of the city or area will certainly have an impact on your volume. Maybe more so than size, is the growth and production of the area. Business needs to be happening, and luckily, for the most part, that is happening in most parts of the US. I think I mention this in the video too though, you don't need dozens of clients to make money at this. I only have 4 clients, two of which create over 90% of my revenue. Then, on top of the mortgage signing aspect, EVERY community needs some level of notary services.

Hey Miss M, it's important to distinguish between "closing" a loan, and being a signing agent. As signing agents, we do not "close" loans, so there's no paperwork, per se, after we complete a loan signing. The closing agents, or signing companies, send you the documents, you facilitate the signing, and the ship, or deliver documents and you're done. That's why we can squeeze 4-12 of these things into your day.

I see that the last comment on this was 11 months ago, but I'm hoping that you'll read my comment and answer the questions. It will be appreciated as I'm starting out after a break of several years as a loan signing notary. First of all, out of all other similar videos and the presenters, your presentation and personality struck a chord in me. You look and sound competent and honest businessman. You're not trying to sell anything in vague but showing people the reality behind this success. I didn't know I could personally send emails to build relationships with anyone. So, will try. Now let's get to the questions:
--Will the location decide if one can be successful in doing loan signing? For example, I'm here in Orange County California.My town has a population of 75,000 or so. I tried to find out how the market is but was unable to find any info. Although I'm willing to travel to build my business, but the companies will only call the notaries closer to the borrowers. How do I win there?
--Am I allowed to sit at a restaurant with a sign on my table to do regular Notary signings for a few hours a day? I have a couple of friends who are restaurant owners. I will share the daily earnings with them of course or compensate them somehow. A long time ago, I did similar but at a UPS store where the manager was a friend and I shared the earnings for the day.
--Do people actually pay the traveling fees to have a page notarized? In my area, notaries charge a minimum of $50 and max upto $100.
I would really like to get some work to see some money coming (been out of work for more than a year), but I would like to explore your training at a later time. I didn't find it on your website.

I think it best to answer such specific questions one on one, so send me an email at orders@notarycoach.com. But, in general, yes, yes, and yes!!! Southern California is a hotbed of opportunity. Your notary fees are among the highest in the country, and yes, people pay for the convenience of mobile notaries all the time. It is absolutely possible to make over six figures, never having to even sign a loan document package. But, if you do want to pursue the loan signing side of things, you've got housing growth all around you. And, every single person you know, if they own a business, and even if they don't, they will know someone, or be connected to some type of opportunity where you could absolutely set up a Notary station and notarize for people. Only you can decide if that works for you or not. Most people want to support you in any way they can, and you don't have to share the profits with them. They benefit from having customers that might end up ordering products or services from them anyway. There is literally so much that you can do. This business is so versatile, and you can add on all kinds of different services, and other businesses, under its umbrella. I look forward to connecting with you!

Still a mystery who my contacts are. I googled "escrow officers near me" on "eLocal" and put in my zip code and it showed the SAME companies over and over in another state. Weird.

+Chantal Brown , this is a GREAT question! The reality is, there probably isn't much you can do about those situations. Use the experience to strengthen future relationships with clients. For me, if one mistake is enough to terminate a relationship, then I don't want to work with them anyway. Who wants to walk on egg shells all day? I focus on building relationships, adding value, and being reliable. Then, when something goes sideways, we work together to fix it without doing damage to the long-term partnership. Trust that the universe gave you exactly what you needed. Who knows, maybe they'll come around too.

I get asked this a lot and I actually made a video about "How to Advertise your mobile notary and signing agent business" to help answer it. In short, it's a combination of networking, research, email, phone, social media, and all ways we connect with people. I recommend you start with your personal network and work out. Ask your friends and family for referrals to escrow officer friends or co-workers. To do this confidently, and to be sure your friends and family will have confidence referring their network to you, be sure you have your professional "table stakes" in place. These are the things you need in place in order to get business done. Things like; business cards, a website (even a basic one), phone number that is answered professionally, and a professional email.

In our case, that's pretty literal! For me, I am going to bust my ass to make this business thrive because I LOVE freedom, flexibility, and unlimited income in a business I can be proud of. Staying out of a cubicle is so important to me, that I am ready, willing, and able to do anything to avoid that. That means, I get creative to make that happen. Hello, I have 2 questions about doing an edoc signing, do i have to have a laptop with me for the signing and will the company email me the document and everything is done online at that time with the signer?
Heather Newell Hi Heather, sorry for the delayed response here. These are great questions. In order to answer them, I would need more information. I'm not sure exactly what you mean by "edoc ". Typically, this just means you have the ability to receive and print documents via email or secure portal. You then print them out and conduct the signing as usual. As the industry evolves, I have heard of some scenarios where notaries can witness e-signatures, however these are not typically mortgage loan documents, as far as I am aware. The rules are still pretty strict there. If anyone has a different experience, please share! Usually, these e-signatures are done for employment or HR companies, for I-9 forms, etc.
Awesome video Bill. You mentioned SnapDocs and seeking out Title Companies and Escrow Officers. I occasionally take a signing from Global Notary (closed or or reopened in NotaryGo) and I seem to get many signings from the same title company. How "taboo" do you feel it is, if I reached out to those agents directly? I mean my ultimate goal would be to have them contacted me directly, and cut out the "middle-man" but wasn't sure if I'd get dropped from that signing service completely...Thoughts???
Thanks, Patrick. I think there are plenty of fish in the sea and you should not poach business from, what is essentially, your business partner. Stay committed to a win/win partnership and embrace the signings you get from your signing company for what they are. Then, if you want to approach escrow officers directly, target smaller offices that have flexibility to hire you as a signing agent.
Another thing to consider too, Escrow/Title companies don't see signing companies as "middle men" either. They just need a job to get done and are prepared to pay the going rate, which they budget in for nearly every transaction. If you were to gain a title office as a client, you would charge them the same price the signing company is charging. There is no incentive to lower your rate. To the title company, they pay $100 per signing, whether it's to you or a signing company. The only difference is your business model. If this client was yours alone, you'd make $100. Since you are in a revenue share arrangement with a signing company, you might get $75 and the signing company would get $25. And then the signing company maintains the relationship, handles billing, etc, so there is no incentive to lower your price and compete on price alone.

Mark Lewin , great question! There are a few ways to go with this. Much of it will have to do with how you handle any challenge in life. Your goal is to get on with signing companies. What needs to happen to get there? Summon every possible ounce of experience and exploit it as much as need be. Have faith and confidence that you can do the job and be of value to this company. I've said many times before, when these signing companies say, "minimum 2 years experience," it's not than two years they are worried about. I know a certified signing agent, who, by personal choice, has done but two signings in 10 years of her certification. And, I have people on my team with less than 6 months experience that do 50 signings a month. The time has no bearing on ability to do this job. So, you have to frame the experience you do have and run with that. It's just like submitting a resume for a job. We don't talk about all the experience and skill sets we DON'T have. We exploit and show case what we DO have. And then, own your training and take it seriously. Be the amazing signing agent this industry needs and never look back.
