Thanks for another informative video, Arch. Ed. Especially sa mga low cost housing na ready to occupy in the 90s, better get professional architect and engineer to design the renovation and vertical expansion. These low cost housing projects have foundations only for single story.

There are some who declares "Proposed Bungalow House with Roofdeck" on plan with the intention of building 2 Storey on the actual construction. Not a wise move. Declare it as 2 Storey. There is a very slight discrepancy in the permit fee compared to a bungalow house. Not worth it for the possible headaches and penalties as a result of the deviation.
Architect Ed, re installation of sinks, how should sinks be installed or what is the correct way of installing sink specially the "drop in" ones. My issue is on excess or spilled water on the countertops, how to easily wipe the water back into the sink?
Usually the sink is under the countertop. Exercise caution when cutting the stone so you can have an exact opening that fits with the sink then apply thin sealant to seal the gaps

Ang ipapagawa ko po kasi is extensions ng harap at likod (slabbing) that will connect sa 2nd floor.
Tanong ko lang po: ang tungkol sa P25,000 per sq. m. sa pagpapagawa. ng bahay: 1. Ano po ba ang construction finishes na angkop sa P25,000.00 per sq.m. ng bahay 2. Ang P25,000 per sq. m. ba ay for single storey? or pwede ring 2 storey 3. Applicable ba sa provincial rates? or manila or other urbanized areas
Ang per sqm method po ay basis lamang for ballpark cost. Ang project cost po ay dapat based sa details and plans. Kaya ang 25k per sqm po or any price factor ay hindi pa magsasabi kung magkano talaga ang building cost. Ballpark lang po iyan para lang may idea ang owner magkano ang possible budget na ihahanda niya bago siya pumasok sa isang construction contract. Also 25k per sqm is an outdated price factor for a finished house. Structural to basic finish na lang po iyan sa ngayon.

Hi engineer ed. I did a renovation ang mahal po ng inabot i gutted out the existing floor and rebar the floor. Beams and post for a loft conversion.
