There isn't enough value-added here to justify a price 7-times greater per acre than the plots of unimproved land featured on this channel that are up to 10-times larger. The unfinished tiny house is worth maybe $25,000 as is. There's no electricity or septic. The house needs insulation, electricity, plumbing, bathroom, kitchen, wallboard, trim, french door, and a deck. Further, the land has a lower timber value per acre. The plot is as remote as almost anything else we've seen before. $45k is a fair price. If it were me I'd be searching county records to see the purchase/sale/plat history of this land.
I'd reinforce the floor & turn that building into a garage style tool shed solar battery storage workshop or turn it into a chic rustic modern minimalist guest cabin or both. Would definitely excavate a large size stocked pond in front of the Shack. Closer to the creek I'd have a prefab Orbio Home situated on a raised wrap around deck with lotsa solar & a rain water cistern. I'd even damn up the sides of the creek with local stones to make it a little deeper for fishing & swimming. Definitely a classic fixer upper 4A Gr8 price!! Thanx 4 the show!!

Central Maine Power charges $18.56/foot. No easement requiring underground power. $20-$30k to bring power all the way back.
