buying 1st hand properly in Morocco is tricky. It’s all nice and shiny when you visit it the first day but after a while everything downgrades in a matter of few months. I found that investors save money on wall/ceiling soundproofing, paints, fuse box ... and some other things. Get an expert and visit the property several times and ask people living in the area for clues. My mate bought a property in Tangier mainly for sea view then after 6 months A huge hotel got built right in front of him ... now no sea view nor enough sunlight.

a planning search is a standard pre purchase search in Ireland. What happened you pal that he didnt get this done?
There is so much corruption in the country, even if you think the land infront of you may not be built, a bribed official can easily authorise a building to block your view...etc. I also find that living there is a hussel with low levels of unconsciousness.

Unfortunately, I have not found any competent English-speaking people to help or advice in the matter. I have come across a few dishonest people trying to sell something and disappearing. Many thanks for your learned analysis and thoughts. I am planning on buying a flat in Casablanca, my reasons: seems like a good place for investment. Why 'seems'? I did my research and with a recent visit to Casablanca to see for myself there was nothing negative that stood out. I mean the poverty wasn't all that depressing, cleanliness everywhere, beggars were not everywhere and who approached mainly foreigners...etc. And because the property prices have established a trend of going up.
What I have noticed is this? There is property being built in the thousands. It's literally everywhere! Makes you demand an answer WHY!? Has Morocco become the one and only for investors?? Properties are stacked on top of one other. They are everywhere?!! Are there no planning restrictions? No open areas or parks? Is the future a hideous concrete jungle with all the ingredients of urban decay?? Importantly for our subject, will this not drag down property prices, a property bust in the waiting. An investment badly forecasted??

hey thanks a lot for this video , i'm in real estate for more then 20 years working for the biggest company in morocco , and i agree with you 100% , Morocco is the best place where to invest in real (live invest tourisme) in Africa , for foreigners i advice them to invest in tourism real estate as Riads Or small appartments (BOUKING /AIRBNB ...) the profit is high you just need a good real estate agency to watch your assets .

Im going to own a house there soon but im a uk citizen my mums side is moroccan if i wanted to become a landlord there n rent the place if i got a moroccan passport would i be able to do so? Also my grandfather owned a lot of land there when he died everyone got a piece my mothet got the olive farm bit if she wanted to transfer the ownership over to me would i be able to do that if i got myself dual citizenship uk and moroccan passport

I'm thinking about buying in Rabat. I would love to learn more about evaluating the property value there to make sure I'm not overpaying.
As a moroccan I will give you 2 tips.. Get a couple of quotes for the neighborhood you would like to buy in.. No need to rush into a deal.. it will give you a price/m2, then it's an emotional call.. watch out for HOA, as you will have to deal with them later.. 2nd advice don't buy on plan, just ready to move in..

ovais pk I think Turkey is potentially more rewarding however it is also more risky. If you look in particular at the currencies the Morocan Dirham has been very stable against the USD/EURO but the Turkish Lira has gone down as lot in the last five years so in USD/EURO terms property in Turkey is very cheap. I think that yields are better in Morocco in particular Marrakech.

I lived in Kenitra for 2 years. I found it very livable and friendly. What is the process for someone from the U.S. to qualify for a loan to buy a property in Morocco?
For everyone's information the moroccan Diram is not a international tradeable currency it's a closed currency hence why its stable, it doesn't move up down or sideways its all other tradeable currencies that fluctuates with global markets .

the Moroccan currency’s value is pegged to the Euro and US dollar, its basket weighting is set at 60% for the Euro and 40% for the US dollar.

@@doctorabouleila : I lived in Kenitra for 2 years. It was a family town and very friendly and safe. Also it was very affordable. The food was fantastic and at night, there was always something going on. It was close to the beach and river as well. Irfan on the other hand is drop dead gorgeous. It also happens to be the second cleanest city in the world.

@@saveandinvestwithgiorgiolo8375 Well, my family is half Swiss and half American, and I like the peace of mind of knowing that I could also be okay in either of those high cost places. Plus, I am quite young and many things can happen over the course of a life. $5M won't be nearly as much in 50 years. Finally, and the primary reason, I believe in trying to help out future generations. Money doesn't go so far when you start dividing it up between people. But you are right. If I was alone I would probably be there already.

Thank you Salima. Like with a lot of markets I think that due to Covid there will be opportunities in Morocco whether you go in summer 2021 or year end 2021. In Morocco you can reasonably expect to negotiate 20% off the asking price or perhaps even more. In Morocco you will need to get a feel for the market. If you know someone reliable in Morocco to guide you that would be very helpful. You are right the Netherlands is not cheap however you also have to consider where you eventually want to live in the future. If it is permanently in the Netherlands it may be an idea to save for a deposit there instead of Rabat unless of course you eventually intend to sell in Rabat and use the proceeds to then buy in the Netherlands. Hopefully I have not confused you with my answer.

We came so close to buying in Morocco to live in 1989 but didn't. Regretted it ever since.
Harvey we all have regrets. I considered buying in Berlin 10-15 years ago but went against my instincts. I have regretted ever since as I would have made a fortune. That said I did well in the stock market instead.

As a woman, I purchased in Marrakech in 2018, and it was very straightforward. Get a good agent and an independant English speaking lawyer. It has been a wonderful place to live. One option is to rent long term before you buy, so you understand neighbourhoods.

Morocco is not a democracy! The king can do what he likes, including potentially expropriating businesses and properties: there is a reason that companies are reluctant to invest and are pulling out (Renault has pulled out of Tangiers and others would like to but are in too deep). You are not allowed to exchange dirhams to other currency or take them out of Morocco, meaning there would be a problem when you come to sell (you would need to find a buyer willing to pay euros or dollars). Very, very sad about the massive amounts of money put in restructuring projects, muddles and incoherent programs leading nowhere (obviously not all of them). Legal rights? Tourism statistics? GDP figures? Unemployment 10%?? I am a huge fan of yours Giorgio but in this case I believe it could only end in tears. In the meantime thanks for the videos, keep them coming!
Well alot of what you have said is not completely true i do alot of business in Morocco as a foreign investor in the country and a citizen moving money out of the country is actually easily possible for foreign investors other wise why on earth do you think large manufacturers and organisations invested in the first place ask yourself that question , do you think the Hilton and other organasions can not take profits out of the country of course they do .

Monaco is not a Democracy. That doesn't really mean anything.
As if democracy can fix all problems. It is a democracy with the King as the head of state and I like to keep it this way. I'm a westerner and see how destructive a democracy is especially for minorities they claim to protect. And I don't understand where you get your information from Renault is still in Tangier? However, that does not mean anything. But just pick your own right place to live or to invest in. You are free to do so but before you make any judgments make sure you have the whole picture and have at least been to that place and have investigated the issues deeply. However, I wish you a lot of wisdom.

It’s a lot cheaper to rent than to buy and a lot of Moroccan who live in Europe leave their property in Morocco empty because it’s not easy for eviction especially if Moroccan is the tenant
A friend of mine from the Gulf rented a very nice appartment in Casablanca close to the beach and he is paying almost 40% cheaper than what the local pay in same building just because owner live in france and don’t want to rent it to local so why should I invest their
They also have a weird system in morroco some property u can pay only 10 or 20% of rent if u agree to borrow the owner some agreed money amount like 100,000 dirham u both go to court and write it down for 12 months then u can get u money at the end of the year or extend for another year it’s call in Arabic Raheen u just pay electric and water and small amount for rent just 10 or 20% of rent
And never buy off plan as they take extra 2 to 3 years more to build and sometimes they disappear

@@saveandinvestwithgiorgiolo8375 Some people decide to rent without a contract witch is not a good idea. Declaring a lower buying price is also a way people use to pay less tax. They agree with the seller on a sum and pay the seller cash.
The only danger at the moment is, after Morocco a big cleaning is going on of the riads/villas that have for example no permission or that are not officialy registrated. This because of the big hotels that they are building next to the sea.
The hotels complain to the government to check if all the small guesthouses are correct with their papers
If not they brake the house down.
Very sad, but suddenly from one they to another the broke 50 guesthouses near tamraght. It's between essaouira and Agadir.
So if you invest, do everything correct and trust no one with permissions or papers except a good lawyer and notary ✌️🏽🙏

I've lived in Morocco and never have I had to deal with so much cheating, fraud, lying and all kinds of shady practices, endless bribing and just feeling unsafe when leaving any security bubble
Maska this is harsh. My experience and other feed back from others I have received is far more positive. Of course you will have to be careful. Many realtors in the UK are some of the worst you can come across.
