Good question! Your agent or realtor works for you, so use them as a resource to do research, pull comps, and check zoning. Ultimately though don't rely on them to give you unbiased guidance on which property to buy and don't be forced into a decision. If it doesn't feel right, then keep looking.
@@Elizabeth-yg2mg As a realtor I can tell you that some properties are offering $300-$500 commission. The amount of work is the same as selling a $300K home and we are making $9K in commission for those. Unfortunately, it's really not worth the time and gas.

yes tip # 3 extremely important lmao, i bought a piece of vacant land --about 20 acres, in Northern Ontario, In Ontario private citizens cannot buy land without hiring a lawyer , so figure an extra 1000 $, as opposed to without as was legal before 2013 I believe, I negotiated a few discounts , like going to the city Hall to find if there were any liens etc. & see if they had a previous land survey already done b another owner, turned out that was like hitting gold, & I PAID 10 $ TO GET A PRINTOUT OF THE SURVEY WHICH was worth literally thousands of dollars if you needed one & had to hire a land surveyor
Joly Tematio - Achieve Financial Freedom the details might be slightly different when it comes to code requirements, but the cereal ideas should all still apply.
We had to drill down over 250' to get to water so it was pretty expensive and most of the cost is dependent on the depth you have to drill. I think our total was just over $21k and then I wired and built the pump house.
We bought a bunch of land in the White Mountain Region of New Hampshire. At the time there were a ton of realtors who banded together to form realtor groups who were buying up land, cutting them up, and making them associations with HOA fees. Extremely thankful I was able to find land from a private seller.
@@MsLiberty101 Red Tool House recommended looking at tax property searches where the address of the property and the owner were far apart. His example was someone who owned land but the tax mailing address was in California or Florida. His point was it might be inherited land and they might be open to parting with it if you hand wrote a letter explaining how you want to homestead it / improve it, he was adamant you not type any part of it.
For me, it depends on the HOA. I've been in HOAs that are very lax amd laid back. I e also been around HOA that will fine if you leave your garbage can two inches on the grass. All HOAs are not created equally.

Good question! Your agent or realtor works for you, so use them as a resource to do research, pull comps, and check zoning. Ultimately though don't rely on them to give you unbiased guidance on which property to buy and don't be forced into a decision. If it doesn't feel right, then keep looking.
I've noticed the same thing-you tell them you're looking for property and they have no interest and don't call back when they say they will.
@@Elizabeth-yg2mg As a realtor I can tell you that some properties are offering $300-$500 commission. The amount of work is the same as selling a $300K home and we are making $9K in commission for those. Unfortunately, it's really not worth the time and gas.
@@analidishmey3566 Thanks--I figured it was something like that.
Nice video, great tips, thank you very much
Glad it was helpful!
Thanks so much guys. More than helpful
Finding an honest and knowledgeable real estate person is very hard to meet cause they don't exist.
When you find one they are worth their weight.
I'd trust a politician before I'd trust a real estate agent. Liars. Those pictures aren't even close to that piece of land lol. LIARS, every last one of them.
Really like your team work. Very well done guys. Amazing video. Keep it up.
Thanks a ton.
thank you for your time, so helpful!
Glad you found the info useful.
It would be helpful if people making videos about this stuff specified which country their advice pertains to
Sorry. We are in the US. Where are you located?
Great channel. Hey let me ask you this, who would you call if you had river property and were worried that the bank is spongy, maybe from when the area flooded back in the fall of last year. Worried about erosion and stability issues.
Sounds like a structural engineer but that is just a guess. Sounds like you need some sort of a retain wall?
I always check the area for the nearest fire department, EMS, hospital, pharmacy and etc.
yes tip # 3 extremely important lmao, i bought a piece of vacant land --about 20 acres, in Northern Ontario, In Ontario private citizens cannot buy land without hiring a lawyer , so figure an extra 1000 $, as opposed to without as was legal before 2013 I believe, I negotiated a few discounts , like going to the city Hall to find if there were any liens etc. & see if they had a previous land survey already done b another owner, turned out that was like hitting gold, & I PAID 10 $ TO GET A PRINTOUT OF THE SURVEY WHICH was worth literally thousands of dollars if you needed one & had to hire a land surveyor
Thanks for sharing; great info.
Our pleasure!
Thanks, Great Tips!
Glad it was helpful!
Thank you for these great tips! Do you think they'll apply for someone living in Africa?
Joly Tematio - Achieve Financial Freedom the details might be slightly different when it comes to code requirements, but the cereal ideas should all still apply.
How much did it cost to drill the well.
We had to drill down over 250' to get to water so it was pretty expensive and most of the cost is dependent on the depth you have to drill. I think our total was just over $21k and then I wired and built the pump house.
Check to see if any part of the land is protected, like wetlands and such...with the county most likely.
Thanks for sharing your helpful experience!!
My pleasure!
Very informative video. Thank you.

I will pass on HOA fees thank you.
We bought a bunch of land in the White Mountain Region of New Hampshire. At the time there were a ton of realtors who banded together to form realtor groups who were buying up land, cutting them up, and making them associations with HOA fees. Extremely thankful I was able to find land from a private seller.
@@giantthoughts7885 where do you typically find a private seller?
@@MsLiberty101 Red Tool House recommended looking at tax property searches where the address of the property and the owner were far apart. His example was someone who owned land but the tax mailing address was in California or Florida. His point was it might be inherited land and they might be open to parting with it if you hand wrote a letter explaining how you want to homestead it / improve it, he was adamant you not type any part of it.
For me, it depends on the HOA. I've been in HOAs that are very lax amd laid back.
I e also been around HOA that will fine if you leave your garbage can two inches on the grass. All HOAs are not created equally.
Thanks a lot! Very useful info.
I found your channel while searching for information on off grid yurts built in washington. We are a family currently living in our house in Clackamas county, Oregon hoping to sell our house and buy land in Mason or surrounding counties. Ya'll have so much helpful information! It looks like you actually have property in the same county we were looking to buy in and I was wondering if you were willing to answer some nitty gritty questions I had about building permits and zoning in that county that worked for you. Do you offer consulting? Should I e-mail you? Or do you have a recommendation for a realtor or land use consultant in that part of Washington? Thank you so much for any insight you might have!
I'm actually a realtor in Mason County so I'd be happy to help you in your search for land. Email me and we can discuss further.
Thank you. very helpful
Thanks for allowing us to learn from your mistakes
Great information. Makes me wonder what real estate agents do to help? Sheesh.
Thank you for the info I needed this!
Thanks. I'm learning.
Why didn't you guys go with solar for your electric?
We didn’t know much about solar 5 years ago when we had our electrical installed. If we were do it over today that is what we would do.
We are planning to run our entire yurt off of solar power though.

Some great nuggets - thanks for sharing!
You're welcome.
The property looks as if it were a fairy tale. I can imagine what it will look like when you finally finish the work. But even "fairy tales" require technical things;D Great tips that will make it easier for many to realize their dreams.
