PG’s are not a good idea and should not be allowed. In some states in the US its illegal. Family home should not be included in any business deal which is what a PG will do. Ive found that every bank ive dealt with have simply backed down when i said we dont do PG’s, its a deal breaker from our side.

Have you looked at government funding options? Homes England will do commercial loans to fund developments. I have not used it before but I intend to if we can.
