    Carrum Downs is a solid tip, it has a lot going for it and is so close to good beaches and other pricey suburbs.

    For this price range, look outer east like Croydon and Mooroolbark. Hidden gems in green leafy suburbs.

    Hi thanks for the video. there is something fundamental I don't understand. Sydenham for example is going to have a lot of development to the north. that is not a concern for now and why? also is there a meaning to the profile id website forecast for the next 20 years? because the forecast can be +20-30% sometimes

      Melbourne can be continuously developed and the further out you go the more desirable the suburbs closer to the city become. There's also a lot of nuance when it comes to assessing building approvals vs land supply vs population growth. Probably have to make a video breaking it down.

      @ are you familiar with trust lending? I got a trust lend structure back from broker ? Actually 90 percent 360 max loan so roughly 420k property . Do u know how quickly one can get an accountants letter to purchase another ??straight away ?

    • @Under450kau
      @Under450kau  14 วันที่ผ่านมา +1

      I do but speak to your accountant, they can advise you around that. If you haven't got an accountant I would find one asap.

    In none of the videos, do you consider the school rating of government schools. This is one of the most important metrics for the white-collar, high-earning population but never saw you considering this.

    • @Under450kau
      @Under450kau  14 วันที่ผ่านมา +1

      So I do consider it, however if I included every possible factor into the video would be couple hours long 😅. Its definitely a important metric however there other more important metrics I like to cover. Also a lot blue collar workers come under the high earning population these days 🤑

    • @rajib4050
      @rajib4050 14 วันที่ผ่านมา +1

      You are considering the second most important factor (after location/infrastructure) as just any other factor. Sorry, but I beg to differ here, mate. Ask your community, and they will tell you if school ratings are just another metric or a top priority in the 800k range.
      Anyway, much respect for your hard work and helpfulness. Best wishes.

    Do you think Berwick south is good spot to be…no more estate release once current release (Alira/minta estates) get finished…although land size is smaller in berwick south compared to the Carrum downs…might find only 350m2 or something for 750k…dose that has big impact long term?

    • @Under450kau
      @Under450kau  12 วันที่ผ่านมา

      I usually don't buy houses with a small land component. Also vacancy seems really high in Berwick.
