    Pro tip of you want good quality boxes. Get with the IT people at your work. We are always recycling boxes, but willing to save them and help folks needing boxes for moving! 😉

    Great news with the HOA having you stain fence. Bad assumption that they're there to give us hard time. But they actually help keep the value of the neighborhood up.
    I will be a DR Horton home owner in a couple of months. Thanks for the informational videos.

    Really enjoy watching your videos for homebuyers and homeowners out there. Very informative! We’ve owned several homes and can say you hit those nails on the head! We “finally” just moved into our forever home and so happy to get settled in. Hoping to get our 1 week update video in soon! Thanks for sharing yet another great and helpful video. 😊

    We got very lucky on the boxes. Our agent that sold our old home donated to us piles of boxes as she had moved a couple weeks ahead of us.

    Also, check out retail stores. They don't mind if you take their boxes. I got a majority of my boxes this way.

      Hi there, and thanks for watching! Retail/restaurant boxes are definitely great for most moves. In our case, the items were going to be in storage for several months (details in our last video). Therefore, we wanted to pack strategically with the best materials possible. We had to consider how things would stack nicely in a storage unit, keeping away pests, etc. Even though our unit was large and climate-controlled, we wanted to know our stuff was as secure as possible until our house was built. 🙏🏽🙏🏽

    I’ve watched almost all of your videos. I really appreciate the content. I too am a millennial under contract on my first home, and it’s a new construction as well. The content has been beyond helpful. I really appreciate it. You guys cover alot of bases but I guess if I can present a topic for y’all to cover it would be is there anything to look out for in the initial and closing disclosure paperwork? Particularly with the estimated monthly payment? Of course I’m not expecting for y’all to share that exact information personally, but was was your estimate lower or higher than what was finalized?

    • @theirvs793
      @theirvs793  2 ปีที่แล้ว +3

      Thanks for watching and we are happy to hear that the videos have been helpful. Our final disclosure numbers were slightly lower than the estimates. The key thing to ask your lender is how much extra should you pay in taxes during your first year. Your mortgage payment after you close will likely only include taxes on the unbuilt land. Meaning you are only paying taxes on the land and not the house. It takes some time for the monthly mortgage payment to reflect the taxes for the house. You’ll need to pay extra for the taxes on your newly built house, your lender can give you a good estimate. If you don’t pay the extra during your first year, you’ll get a tax bill later with an amount you owe and your mortgage payment will increase at the same time.

    Hi love your videos ! They are very helpful ! I do have a question ,we are closing next week ,our DR Horton home has the pest control tubing in our walls does your home have that ? If so did you use the company ?

    • @theirvs793
      @theirvs793  2 ปีที่แล้ว +1

      Thank you so much for watching! Yes, the pest control tubing was installed in our home pre-drywall as well. In our case, the builder paid for 1 year of termite control with that company, so we decided to use them. The builder can tell you the company that installed your tubing, so that you can check out their rates and decide from there. If you receive an orientation/homeowner binder on closing day like we did, the pest control information will likely be found there as well. Congratulations on your new home! 🙏🏽🙏🏽

    Love watching your videos!! So I have several questions, did you save money for new furniture? We just built as well, I’m having to put some on cards and I’m not buying all the furniture I need until I finish paying for the ones I bought but it’s difficult because I just want it done. Any recommendations on not getting into more debt?

    • @theirvs793
      @theirvs793  2 ปีที่แล้ว +2

      Thank you so much for watching!! As we were waiting on our house to be finished, we continued putting money aside to buy the appliances and main pieces of furniture we would need. Soon after closing, we ordered some of the pieces, and others we waited a few weeks because Black Friday was coming up lol. Even though it’s hard, we are taking the slow road in saving to buy the remaining furniture and decor we want. Our best advice is to identify the exact items you want so 1) you know how much to save and 2) you can keep an eye out for sales on those specific items. For example, recently a $50 vase we’d been wanting was on sale for $19, and we happened to have $20 store credit, so we only paid $0.97 total! 🙏🏽🙏🏽

    Thank goodness I don’t have HOA. What about the property tax supplement?

    • @theirvs793
      @theirvs793  2 ปีที่แล้ว +1

      Great question! We pay a few hundred extra each month to account for property taxes that aren’t currently calculated into the mortgage. Your lender can tell you how much extra you should be paying during that first year of your mortgage.

    They built these homes too fast.
