I live on Collins/Millionaire's Row in Miami Beach. My condo is near the Foutainblue and is across the street from the beach & boardwalk. My condo is worth around $650,000 (2 bedroom 1,060 sqft) The new building across the street (5700 Ocean Building) has condos that start at $2.6 million and the two Penthouses are $30 million each. I could get a 2 bedroom (1,500 sqft) at the Shangri-La for around $750,000. So compared with beachfront Miami Beach, BGC is a Bargain!
The Aurlia's description was not complete: There is a very large Staff Kitchen (with Lounge), formal Show Kitchen, Living Room & Family Room (first in BGC), special Italian balcony etc.
If its okay to make a suggestion, It would be cool if you add the monthly dues (more or less) that goes along with other expenses when you buy this condo. Coz yeah, buyers do need to consider that one too. Too often, people do fail to take that into account.
All of these condos look absolutely amazing to me but If I had to choose which I would want then I have to go with the Bellagio. Not only is it the cheapest and among the biggest but it's in a pretty good location and has, in my opinion, the best views. But what really does it for me is that beautiful balcony.

I think it was around 2011 when a similar unit at the Grand Hyatt was "only" P50M. Looks like the price has tripled which is not surprising because the condos that I bought at BGC although nowhere near the size and price of the Grand Hyatt condo, they have also tripled in estimated price.
@@TheSavvyExpat What about the units that don't have a laundry room? How do they do the laundry? Does the building have a laundry room where everyone can bring their laundry to have it done? And thanks for the Ferris Bueller reference - that's my hometown Chicago.

the thing is, u buy the unit too expensive but the rent is so cheap that it takes 50 years for the owner to have capital return no gains yet and a headache. It's a nightmare investment.
I enjoy your channel and commentary. How much are the service charges? Are there any other additional expenses when purchasing to be aware of? You should be a real estate agent for foreigners.
Haha no kidding. I think any facility here in the Philippines that looks remotely nice/modern, will be priced even higher than the west. Probably because there not many nice gyms everywhere like the u.s.

I toured the Shangri-La unit a couple of weeks ago and I honestly don't think it's worth it, it's huge and luxurious, but the hoa and other costs will really make it hurt your wallet, it's really not for living and more for a vacation spot.
P220 Million unit: "has never been tenanted". Hmm. I wonder how much the Owner loses on Association Fees and Taxes. Expensive to own that in a weak market

The Hyatt Condo is a good choice but not for the price without Central aircon. Just my opinion!

Right now it's a dream but who knows in 7 years from now , I could afford it.
I am looking at buying at the Sangria-La at the Fort, all hotel services, plus direct asses to mall.
The unit is French Provincial, it is not Victorian, which as a British/American style of the 1800's vs French Louis era.
Plus you can order full Room Service from any dining room and have full use of all the hotel's facilities.
Impressive property seems to LAST & hold near to year 3000
