I'd love to have that first gas station, turn it into a livable home but keep it's exterior appearance the same as possible.

I-40 runs through Flagstaff, not Utah. Did I miss something because I have driven through Utah a lot and I live here in Flagstaff about a half mile from Interstate 40.
