I'd like to hear more on property management, selection, contract etc and what all they provide for the fees. I can see where this would be very important in a multifamily with common areas. Do they also charge the first month rent for new lease signings and then a 6-8% monthly fee? I'm limited by the number of property managers in my area, so I'm curious what others experience has been. Thank you for the video. Maybe you guys could consider doing a property management video in the future if you haven't already do so?

Property managers out here send their assistants by after move outs to take pictures and put a key in a lockbox for vendors and for the next tenant but otherwise never stop by the properties. Perspective tenants don't see the unit before they move in and are only shown a youtube video tour of the property. Why would you property manager be driving by the home to pick up trash? I can understand for a larger building where someone is on site but I don't imagine someone ever coming to the site if they don't have to.

since he was doing a 1031 to provide downpayment, he said immediately saved about 50k by not paying taxes. Also did a 25% down instead of a 20% to get a 30 year. Also a turnkey, which changes what you are looking for. Not really sure what that market specifically should be, but it's not bad.
@@ccooper294 he could have bought a better turnkey deal somewhere else and saved even more money. This makes no sense to me. he literally just handed his buddy over a ton of cash.

It’s included in repairs item. 8% is the average for repairs and capes. For the first years, it’ll be very low sense it’s fully remodeled.
