- BOXABL was founded in 2017 by Paolo and Galiano Tiramani, a father-son team Who founded the company with only $2,000,000 investment.
They began research and development, testing, and looking for new building materials and construction methods to make houses using mass production techniques similar to the automotive-style industry.
In May 2021, BOXABL got a federal contract worth over $9,000,000 to build and deliver 156 Casitas for a military base. This was their first big order, and public interest in the company started to grow rapidly after that.
The Casita is either classified as a modular home under the residential building code, or a park model RV depending on the configuration you choose.
BOXABL currently provides a 12-month limited warranty on the Casita to cover manufacturer defects. The appliances are covered by the individual manufacturers’ warranties.
Depending on whether your Casita is being purchased as a park model RV, or a modular home, you will need to obtain insurance related to your specific situation. Traditional homeowners’ insurance is available for modular homes, and RV insurance would be required for park model RV’s.
In the current design, the interior walls of Casita are made up of a material called Magnesium Oxide which is similar to drywall and sheetrock. Its properties make it fire, mold, water, and insect resistant.
The Casita includes:
*Full-Size Kitchen:* with:
- Large refrigerator
- Double sink
- Oven
- Stove
- Microwave
- Kitchen cabinets
In the current Casita design, the stove and all appliances are electric. There is no option for gas at this point.
*Bathroom:* with:
- Deep shower
- Vessel sink
- Large counter
- Backlit mirror
- Sliding door
- Toilet
*Living Space:* has dimensions of:
- 19ft over 19ft area
- 9 feet 6 inches ceilings
- 8 feet large door and windows
- Wide plank composite flooring
- Combination washer and dryer
- Highly effective HVAC system
- 100-ampere electrical box
- Highly effective insulation
- LED lighting
A Boxabl house costs about $60,000, excluding shipping, land, and site setup costs. It is a 361 sq ft prefabricated room with appliances, plumbing, wiring, heating, and cooling.
The Casita is a modular home that can be easily installed on-site much faster than a traditional home is constructed. It takes about an hour to unfold, and installation is typically completed in one day.
You can make an appointment for a tour on the company’s website and it’s absolutely free.
Boxable production tour schedule runs from Monday to Thursday until 3pm.
Please arrive 5-10 minutes before your appointment to allow time for
filling out the visitor form and changing into protective gear.

My main gripe with this company is that in 7 years this company has been in existence no one has even been close to actually living in one of these things. I excitedly got on their waitlist back in 2020 when the units were 10K cheaper and they are no closer now than they were then to delivering to the first person on the list. They advertise that they got the military contract but no proof that they were ever delivered. Same when Maui was devastated lots of promotion but no actual proof of anything. I really wanted to like this company but so far nothing. I’ve seen tiny home builders open deliver and close in the timeframe that Boxabl has been up and running which according to them has been 2017.

Get yourself a two-bedroom single wide to live in while you build your Barndo. Then when you get done with it you move that off to the side as a guest house or someplace else on the property for a caretaker so that when you leave you got somebody there watching it
Thanks for the comment! Yes, this is a good option plus more square feet and affordable price. We are now considering all possible options and will visit few tiny homes manufactures in Tennessee near the site.
You will need electric hookup, septic tank, and foundation, along with a driveway for access. Why bother for a temporary home? Just get a large RV until you can get your permanent home built.
Yes, RV is a good idea too. The reason we are considering a temporary home is because it can later be used as a guest house or as an Airbnb. We decided to check few manufactures in Tennessee and see what options they offer.
A large RV will cost as much and last less time. I'd buy land with a boxabl on it, I wouldn't buy land with an rv on it.
Remember, that's 60K just for BASE PRICE alone. Which also does not include the price of land that you need to first set it on (land that already has utilities set in place). Plus, it's only a 1 bedroom with no walls for privacy and almost no space at all for extra storage. I think it's only good enough o serve as a guest house behind your actual house.
Absolutely true, the size of the house is very small. In addition, if add transportation, installation and other necessary things to this price, we will get a fairly large amount of $$$ which could be invested into the Barndo shell instead.

Totally agree! If they had at least given an approximate date for the readiness of the Casita, then it would be clear what to expect. Currently, clients do not know whether it will happen in a year, in 5 years, or in 10 years.
Sounds very similar to our financial situation.
We have one acre, but we do not want to stay.

If they could do your land that a modular home in one package that would work out a lot better for you if you're on a waiting list and you know your land is secure because they're making the payments for you the year in advance and your home is being built and will be shipped in one year

Yes this was very informational I'm really was hoping they would go forward more having everything in one area I think is nice but I would like to have it with individual rooms a little bit I'll be especially being disabled in a wheelchair I don't necessarily want my guests to be living in the bedroom and the living room I technically want somebody not I don't like the configuration of it I'm just going to be honest I think there should be some separation and I'm not talking by a wardrobe but an actual wall that's just too close for comfort but it is nice and I really was hoping that I would see far more progress in this I know the Japanese got an expandable shipping container home which I think is nice but still it lacks the idea of Ray washer and dryer can be even offer some rooms and storage I'm an artist I paint and I would like to have storage to store my artwork so I don't know I got five cats so I think between me sometimes what what my privacy and my five cats and guests I just don't see it if I could turn mine is with something else that I don't want to mention I did a lot more work to do on it and definitely some separation I don't see having long-term guests over there in there

If you have the $60,000 plus shipping, handling, and site prep - then rather than getting on a massively long waiting BOXABL list, just go to your local mobile home dealer and buy an in stock unit.
Yes, after we found out that the dates for Boxabl were uncertain, we decided to go to Tennessee and research local manufactures for prefab houses. We are pretty sure that it will be possible to find a much larger temporary home at a fairly affordable price.

Ughhh so true! 😣Tornados are definitely the case in Tennessee. Boxable now is licensed to sell in Nevada and nearby state that are not prone to tornadoes. This is another reason why we are hesitant about buying mobile homes like that.

💯Agree! Therefore, we are now looking towards RV trailer to buy and live there while we build Bardno. It will be almost the same in size and there will also be more privacy since there is a separate bedroom, unlike a boxable. And then it can be sold in the future, which cannot be done with a modular home.
