I have been sacraficing and saving for YEARS and have twice as much as you saved for a down payment and learned of my low fertility and now have to choose, which to do. This country is awful for not offering any insurance benefits for woman regarding fertility.
If your smart,you can do both . Here’s how I’d do it . Where I live ,I was paying 2,500.00 a month to rent a house. However because the area was great ,beautiful street, great school,gorgeous trees , perfect RESALE area , other’s in front of me were saying , I’ll pay you 2,900.00 , someone else said, 3,300.00 , it kept going up ! I’m like WTH ? Why ? Turns out the owners did choose me ,over money ! IKR ! So I looked at what this house had . It was only 25- yrs old . Excellent neighborhood. Lots of children,family oriented things . A quiet street,many old trees , and a gorgeous walking path to lake , a dog park nearby . It had 3 levels ,and a beautiful big back yard . A fireplace,gas . So if you live near snow , cold weather, make sure you have a decent fireplace,that you can use when power is out , or a good wood stove. Someplace where the yard ( area ) is big enough for a garden,or a deck / patio,or can be fenced into another private area. You look for an in - law suite . So you buy the house , and you rent the upstairs,and you live in the basement area . If you choose wisely,where you know people love the area , it’s a buyers market, you get to choose who lives with you ,and ... set the rules . So your actually bringing in an extra 2,200.00 a month for a decent area . Per month . You pay zero . Only your mortgage. If you have someone in your life ,it’s time to get creative,and sell what you do not need . Make sure when you do have your open house to rent.... You have an Apple Cinnamon Pie Baking in Oven . You want references,and a good paying job,or professional people. Your entertainment need not be over 140.00 a month . If you have wifi and Netflix,that’s it . Play games . The people renting,have to cut the grass , and shovel snow,and if they want a yard , give it to them , section off a piece of whatever you’d realistically use only. Your mom can stay with you or someone else. However if your working,make that $$$ now work for you . People give away gorgeous things at garage sales . If your crafty ,create . If you play guitar,teach. I guarantee you,if you are patient,and you do buy the perfect place , your renters will come . It’s yr to yr and you decide on rules . You’ll be able to rent it no problem,if your open to renting to a couple who has a couple of kids . This way ,you do get both, and I guarantee you , if you stage it ,make it look like better homes and gardens, fresh cut wildflowers,a garden, fresh herbs planted , they will come . So now your bringing in an extra 2,000.00 you would be paying somewhere else anyway. Get a roommate. Trust and you need a yrs notice before they move ,or it’s $ 6,000 .00 , ti break lease . Ask for a lawyers opinion,and have the kind of mortgage,you can put that extra $ onto your principal. Interest rates are high . So trust your gut , a house you can’t take with you ,a child you wanted so desperately,that window is shorter than you think my dear. Have your baby ,see 2-3 OBGYN s. A baby you won’t regret. You can sell that house 20 yrs later for triple ,what you paid for it . Love M❤️🇨🇦.

Washer / dryer old water only . Do you want septic,or city water ? People want to rent,in a area that’s SAFE . Nice people always watch out for their neighbours . Resale is everything, where your kids go to school, means everything,nice schools,nice neighborhoods,parks, choose wisely,they will come . Do not put being a mom on hold ,that is something,you will regret,and you’ll never get those eggs back . Besides your partner,may get another job somewhere else,or anything can happen. But if your prepared,then you’ll find the right people. It’s happened to me . People want to trust . That’s awesome. ❤️🇨🇦

Medical tourism. Same procedure in Canada is one third the cost.
