I would leave the original bath where it is and open the wall between the existing kitchen and first bedroom to create a kitchen/living room area. Then wall off the half of the second bedroom to make a primary suite for the back bedroom. And make a landing a few steps below where they enter the attic now and then turn the corner and add the last few steps so you don't have to crawl in. If you need a third bedroom you could wall off the part of the basement on the windows side. I have no intent to move anywhere but I love watching your videos and imaging what I would do with it! Love your videos. In Canada "predisposizione" means "roughed-in", such as "The plumbing was already roughed-in" meaning that the pipes. are there to be connected but are waiting to be connected. I hope this helps.
Lovely exterior and the distant views are spectacular. There is a good amount of space inside, which would make me think twice about the asking price. I usually don't squabble about the price, but €80k seems high, especially when another estimated €20k to €30k is needed to finish. That attic space would be perfect for my arts and crafts and a reading alcove/day bed in front of the window looking at the back of the property. Heck, there may even be room for a home theater to watch football games and movies, while cooking dinner on a BBQ on the terrace.
Based on the properties you have been showing, this one felt a little over priced. It needs a significant amount of work. It looks like a brisk walk to any shops or grocery. There is some nice views, but there is also areas around the property that look industrial and also maybe a scrap yard or might just be junky debris built up. That really takes away from the views of the mountains and valley. I am also not a huge fan of the long hallway with all the rooms on the same side. I realize this is likely set up this way based on how the building was divided up into separate units, but it felt long and narrow as you walked down. I did like the way it was refinished on the outside. That looked very nice. The terrace was also well done, and a new roof is great. Having the parking and the wall around the property was also nice.
A more realistic cost to finish is at least 50k. The attic stairs need to be reversed. That means 1 of rhe bedrooms needs to be the kitchen dinner. And the current litchen dinner= bedroom. A full kitchen, plunbing and bath needed ontop of ceilings walls snd floors finished. The propert once finshed would probably go for maybe 100k at the most. The price is excessively high. A more realistic price is 40k- 45k.

The historical centre is just over the wall you can see from the terrace. Services are about a 5 min walk away
