      In my part of the U.K. you have to put in an offer before you’ve even seen the bloody house it’s so ridiculous! There are price wars going on and houses are selling way way over their asking price 🙄🙄 everyone from the cities coming here to quiet rural areas and snapping up all the properties, that means there are none for the local people to buy or to even afford it’s very very unfair.

      I live in SF. Sooooo it was tough. Focus on the neighborhood first. Then the house. Location, location, location. I have done well with that strategy.

    That is so nice that you are sharing your house hunting journey with us. Just continue to manifest exactly what you want and you will get it. Write down exactly what you want. The price point. The location. Visualize yourself there. Don’t give up on it, it will come. Don’t settle.

    I love this video so much, because most of the videos that people post of them house touring on this platform are unrealistic because of their price range. Most of them don't really know what they're doing, and only looking at the "aesthetic" and the size of the house. You acknowledged the pros and cons, and also gave us realistic budget. I've seen a lot of people saying this already, but never settle for anything you don't like.

      Home equity has shot up like crazy. I bought my house in California for $384,000, now supposedly it is worth over 600. When I sell hopefully I will be able to take about 300 K to put towards a place to retire, a small house.

    Sometimes it takes a while before you find the house almost like a job. I'd like the outside of the first house but the backyard on the second house was amazing! I like the idea of you putting an outdoor shower that you could use when you come home from the beach. I love Palm Trees but not right outside of window where it blocks your view. It's too bad the condo didn't work out because you're so close to the beach. Being that I live in a colder climate I'm good for more natural light that makes me happy so I get it. It seems like the first house had a lot of Windows there must be something that's blocking the natural sunlight. Either the trees or a roof overhang. You are a very wise on the decisions that you make especially on a how much you are willing to spend. I wish you the best on your search for your new home. Maybe a temporary home until you find your forever home.

    Use that 700k in florida and you'll get and 8 bedroom 5 bath pool and hot tub. I'm 10 minutes outside of tampa and our house is only worth 700k, and it's 4200 square ft! So much room and natural life, and a lot more freedom then what california is going through currently. Good luck in socal though! it's beautiful, i just could no longer take the craziness of northern cal so i had to move out of the Bay area

    I bought a new home in Northern California at the beginning of the year and was really surprised by the selection available in your area at your price point. That second house was so cute and in great condition. I'm hoping to save up to buy a second home down south, so this was really motivating. Good luck with the home buying process!!

    Love the fact that you're so honest about what you're spending etc. It's funny, I live in Amsterdam and the prices here are also very high. Compared to where my parents live, in the South of The Netherlands, for that budget you'd have a huuuuge house with a massive garden and lots of space. Hopefully you can find the perfect place for you soon! :)

    In Arizona, it is pretty similar to what you experienced. I wrote 6 offers and got rejected each time until my last. What I did, was give a time frame with an added incentive. So I placed an offer on Thursday and said, if they give me an answer of yes by the next afternoon, I would up my offer by $1000. This was in conjunction to going $15k over asking and waiving the appraisal. Though, getting the appraisal, the appraised value was $11k over the list price, so I was only on the hook for another $5k
    I noticed that sellers put a home on the market on Thursday and won’t respond until Sunday to see how many offers they have. It makes it really hard for first time home buyers or any home buyer really.
    It’s nice to know we weren’t alone! So thank you for posting about your journey!

    I moved to North SD county (Fallbrook) 6 years ago before prices took off. Still paid more than I felt comfortable with but had a house to sell which helped offset the cost. My daughter is getting married soon and is having the same trouble - put in offers over asking and get out bid. This is a situation I never had to deal with. My old house had low ceilings and felt like a cave. I'm with you on natural lighting! High ceilings and light colored flooring and plenty of windows in my current house make a huge difference. I hope you find what you're looking for. Your home is your refuge so an important decision. Best of luck to you!

    Take your time, because the housing market is overheated and insane right now. Consider renting for the time being and perhaps buying in a year or two. Inventory is so low and buyers are bidding up the price of properties like never before. I don't see this situation ending well for many.

    I think buying is overrated right now because of the market. I rent in north county SD and live 200 steps from the beach, get to walk out my door barefoot to surf almost every day... if I bought I would have to live east of the I-5 and it’s just not worth it! Maybe one day when the market calms down...

    This makes me want to move down to San Diego to be honest. I mean LA has it's benefits (I know a lot of people hate it I don't), but I'm such a southern coastal girl. Though I'm also learning Spanish because I'm hoping I can retire south at some point even if it's in Mexico, but I bet Spanish is good to know for SD too.

    eryn, when you get a homeloan/mortgage you should read the contract of the loan. most cases you must live in the house until you reach the loan requirements. so usually you cannot buy vacation property or rental property unless you meet the requirements. like living there 10-15 years.

    She will need at least 1.5 mil in order to find a house which satisfies all items on her list. As soon as she removes close to the beach, she will be able to check off her list. However, stay away from condo because of HOA and it is super hard to sell it later even in a good area near the beach. And you are not able to do a lot of things with condo to increase its value due to again, HOA rules.

    my aunt and uncle live in that exact same condo neighborhood!! i totally agree it’s an AMAZING location but not the best inside, they’ve lived in there place for about 15 years but they put a TON of work into it.

    Hi! San Diego native here that lives in North county!
    Escondido on paper looks like its farther from the beach than you are looking for, however Del Dios highway is a backdoor highway that gets you to several beaches within 15-20 and a lot of the houses in our town mean that you get A LOT of bang for your buck. San Elijo Hills (zip code 92078, I note this because there are 2 San Elijos in SD, confusing I know!) which is west of San Marcos is a short shot to some of the best beaches and has an AMAZING small town center, and many of the homes would definitely be in your range! Have fun!

    Even tho it’s dark, u can just add lights, the first house looks so cute but the inside uhhhh.. so I think u should cross off the first house.. tbh I don’t think u should consider a condo because it’s not spacious. You have ur collection of surfboards, so having a condo would fill up pretty easily

      @@xq3263 you can do it, first time buyers can get a loan by putting 3% down. But then of course your payment will be higher. Just have to be really selective and buy a small place.

    Maybe try Solana Beach? North SD, super quiet community right next to the beach. Can be pricey, but there are hidden gems every now and then! 🤙

    2nd house is the vibe. Get a place you can mod out and works with you're creator lifestyle. Most ideal setup would be on the beach. But we know that cost millions. Start small build up. Someday you can have a place on the beach.

    Hi Eryn. I know your struggle with trying to find the right place in Cali. I think you would be happier finding a place without an HOA which will be stress free and you won't have to worry about ridiculous community rules. Best of luck finding the right place.

    Eryn, have you also considered buying a home somewhere other than California? There’s surf spots on the East coast (Kitty Hawk, NC in the Outer Banks, Wrightsville Beach, NC or maybe Cocoa Beach, FL) that are considerably more affordable and you’ll get so much more for your money. I know SoCal is gorgeous, I lived in SB county for 3 years, but there’s so many other places besides CA that have things to offer and for a lot less..
    However, if I was dead set on living in SoCal I would probably continue to live at home for another year or two so I can get what I truly want instead of sacrificing location and/or size

    Hey Eryn! I have been really enjoying your videos lately. I also live in SoCal (North San Diego County) and I was wondering what are all the avenues of work that you do to have that budget. Looking at homes in this area makes it seem really hard to buy a home and I was just curious. Great video!
