So true. It has ramped up the influence of everything Western. Higher prices, decreased customer service, less healthy food options, sense of entitlement, plastic suregery and tattoos have gone way too far, an obsession with smartphones, etc. I first moved to Thailand in 2001, living on Sukhumvit Soi 4. Yes, Soi Nana. Back then I felt like I was on a different planet because Thailand was so unique. It is still unique, but less so. Oh well. You just have to work harder to avoid Western influences.
@@DigitalNomadInvestor No slot of what you mentioned came just pre 2007 when Singapore was allowed to invest heavily here. That’s also about the time the western the western food options exploded and prices started to increase. It had a lot to do with Thaksins ideas at the time. Although I do agree all these influencers on social media that have only been here 5 mins but keep telling us all about Thailand are a big problem.
First time 2010 I've been to bkk, people were authentic. Kind sincere, everybody was doing wai. Came in last November 14 2024 seems to be different. The vibe was sort of westernised. Cannabis everywhere. For every 7 eleven you spot on one area. After 50 meters you see a cannabis headshop. No hate for the plant. But it might have been contributory to the stress that the locals have to deal with. Stress can change a way a person deal with another person hence probably the reason why the changes from 2010. The Asian culture is beginning to lose its flame. Can't tell if that is the cause, But must have something to do with other factors. Social media etc.
I got my travel authorisation a few hours before they shut them off in Dec 2021. Was a great time to visit. I booked hotels for a few days at a time and every booking was cheaper than the last as there were fewer and fewer tourists.
I’ve lived here 27 years. Bangkok has significantly changed and got more expensive. It’s a norm of life as Buddha says everything is subject to constant change.

Bro the reality of the matter is majority of people can only go to Thailand for vacation. They won’t want to work local Thai jobs because they pay is terrible compared to being in the west. Companies are currently trying to destroy work from home culture & even if they don’t majority of companies don’t allow their employees to live/work on the other side of the planet. I’ve been trying to find remote work from anywhere and it’s tough. So, majority of people logistically just will not be able to figure it out. Out of the few who can majority aren’t interested in moving out there due to having to leave family behind. Yeah it’s a great content niche but that’s all it is. Tourism numbers are increasing but the number of people getting the DTV is still low. I think the concern is overblown honestly.
I hope you are right, my self employed work lets me go anywhere without a company or corporation attachment - so those people that need to work for others go back home and slave it without raising Thailand prices 😊😊😊😊

@AndrejPetef I saw life getting more expensive there. Also, the political situation in Thailand made me worry. Now in Burundi I live like a king on 2000 USD a month. I live in a compound with 24h armed security guards and an armed escort for whenever I wanna go out. That's all available on my budget. I can also easily have local girls arranged for a ST or LT. For less than 10 bucks they will stay overnight. It's amazing, dude. No more Thailand for me y'all.
I agree, these reels show so expensive rooms, i cannot afford! The DTV visa is bringing so many people here, and prices over christmas nye are crazy, even hotels. Phuket you cannot travel anymore basically.

I had the misfortune of being in Lower Sukhumvit last week with my wife who is Thai. WTF happened? During Covid it was was not the best place but it was OK. My wife tried to get a Thai 4 taxis simply refuse to take her because she was Thai. The taxis were looking for tourists. We ended up paying 300 baht for a 80 baht fare on the metro to Onnut, straight down Sukhumvit Road. My wife that the local social media is awash with similar stories. Apparently, the locals are getting pretty pissed off with the foreigners and their ability to 'dual price'. Having lived in Thailand for nearly 20 years, I think the absolutely best time to have lived in Thailand was during Covid.

Disagree that this is going to drive prices up. Numbers of DTVs is minuscule compared to tourism arrivals. People may pay stupid rents but there is still so much empty property in Bangkok, it takes a whole lot more to get some sort of supply constraint. And those people tend to flock to a handful of places anyway. Very easy to avoid by not renting there. More money spend equals economic activity equals more jobs.
The first month is the only stat I can verify online, but the first month of the DTV was 1500 people, that was like 4 months ago.. Let’s just say it was consistent, (but realistically it’ a probably higher) now there are at bare minimum 6000 less condos for rent here.. that will have an impact
You get enough traffic to help fix this problem of good people getting ripped off. Just do a reaction video to the videos of people bragging about getting scammed on rent. (edit into your own style) Then make a video on how to get the cheapest deals on apartments. Hell those two videos would do twice you normal viewing numbers. Huge fan of the channel, would like to see a 'mock and improve' video instead of the 'awww this sucks' clip thing.
I love my DTV visa! lol. Did my 90 day report via mail a couple of weeks ago, and am looking forward to going somewhere outside Thailand for a holiday in Feb when my 180 days are up. Regarding bkk: its another Asian dirty city and most people there are there to make a living. For me I have the luxury of living anywhere and I choose to live up country, and its still cheap, and anything I need I can buy online and it turns up in a couple of days. Lots of Thais don't make alot of money so Thailand will remain cheap relative to the West, so just avoid the tourist areas.
I am switching to DTV from retirement extensions, heading out of the country shortly to do so, did not know I would still have to do 90 day reports. Oh well, it's still a better option if you qualify, which I do.

Yeah, I remember a green curry was £0.50, last time I was in Krabi one place was £7 for a takeaway green curry. Malaysia offers far better value if you’re not a drinker.
Nope, the prices can't increase because there are so many condos available, most buildings are only partly occupied, so agents can try scam you but if they see you know the market they will come up with a reasonable offer. I remind you that you can decline any offer you get and place a counteroffer, from a t-shirt in the market to condo, it is Thailand.
I spent the last two years in BKK, if you want to live cheap, you certainly still can. You can get studios Thai style, with AC and internet, for 6000 baht in On Nut, for example. I know of one place that is only 2-3 years old, has a gym and pool, about 2-3km from the On Nut BTS. There are lots of options to spend more on food and housing now, more than ever, for sure, but it's still incredibly affordable to my home country. If you get out of downtown, like Keis has done, it's remarkably less expensive. I lived the 2nd year in Bang Phlat, a much more Thai neighborhood, and could walk 50m from my place and buy khao gai , chicken and rice, for 30 baht. 500-600 m to the MRT. And that's just one of many examples. I would also wager that most people on DTV's will not be long term expats. Some will, some won't. It is a vehicle that allows long term to more people, such as anyone under 50 (who qualifies), unlike the retirement extension pathway does for the over 50's like me... But so many come and go after the bubble bursts, hahaha. Of all ages. Me? I'll go home in an urn. I moved to a seaside location Oct 1, have an even bigger 70m two bedroom/two bath corner apt with a lovely sea and mountain view, for 17K a month. I was paying 23K a month for a 2br/1bathroom 51m apt, in a fancy new building with amazing amenities in Bang Phlat with a stunning city and Chao Phraya view. It was so nice, but I am so glad I got out of BKK. So, for me, with moving out of BKK completely, and switching to the DTV (which I qualify for and am headed to Laos next week to get), my cost of living has gone down quite a bit.
Sorry Adam, but isn't this video slightly hypercritical, by living there you're part of the reason you're talking about having a negative impact on the prices going up for locals? I watch (and enjoy your videos) because I'm considering moving to Thailand next year, so even though social media / influencers may have had a small impact, it all adds up. But locals being priced out of capital cities is nothing new, they say 40% of London's population was born outside of the UK; it may drive prices up, but you have to love the diversity
The difference is 1.7 million foreign born in the UK are on benefits, not including students or illegals, 58% of social housing is being occupied by foreign born people, native brits are a minority in London, non-Brits can buy as much land and use our infrastructure free even, as much as they like, none of that is occurring in Thailand

The video is saying that farangs are driving up prices for Thais, and they're being forced out because of new developments being priced for the non local / farang market. You can try and make yourself feel better about it by saying you think like a Thai local which has absolutely no relevance to the fact that you being there will hike up the prices for locals when it comes to accommodation, it's very simple supply and demand. You being there no matter for how long, contributes to prices going up. You're no better that "new" farangs, you just might have a better idea of when you're being overcharged

DTV was crazy easy to get for me I earn about 80k USD remote and got a great penthouse place in prompong for so cheap for like 1/3 of the price I paid in San Francisco. Quality of life is through the roof. Never going back.

I pay 900 AUD for a 3 bedroom condo a month in KL. For sure Thailand prices have gone up. Its like they tried to make up for lost income during covid. Now they know people will pay the prices that are way higher, but it's still cheap but its not what it was.

It will catch up within a year if Thai government allowed foreigners to own the land/house and can buy condo 100%, now it’s not more than 50% per condo and also if they allow foreigners to own business 100% (now it’s have to be Thai 51% ) everything will be more expensive, btw there are many foreigners own land, business using Thai nominee which is illegal. This government came from real estate company so they really want to do that but not saying directly such as they want to let foreigners lease the land for 99 years or let foreigners can buy condo up to 75%
Thailand is for sure getting more expensive, its relative to England early 2000s which is still loads cheaper than England now . Its more the price of accommodation than anything , food etc is still relatively good priced .
Youve been in thailand for literally 3 years, so your perspective is kinda limited. I've been here for 20 years and the only constant is change (and immigrants endlessly complaining about how thailand isnt the same as it once was). The truth is prices have never stopped going up. And im sure if i was here 40 years ago, the difference would be even more extreme. I think you're overestimating how big of a difference a visa can make to an economy, especially considering that youre benchmarking prices from how they were during a global pandemic versus now. Of course things feel more expensive now! Prices have gone up everywhere in the world.
Also the middle-classes in Bangkok are definitely earning good money these days. My Thai girlfriend earns 70k per month doing an office job and this isn't unusual amongst our Thai friends. Yes, working class Thais can't afford to rent a condo in Thong Lor. But they haven't been able to for decades. The DTV hasn't changed that fact! And when you think about it, Thailand is in the top 20 GDP countries in the world. I doubt many other countries in this list have a capital city where the working class can afford to live in the city centre. Think about London, Sydney, New York, Berlin, etc. Most people don't live in the CBD!

The Copacabana in Jomtien and all those box apartments that are the size of a hotel room were always meant for speculative real estate and/or very short term stays. It also feeds on itself nobody wants to live long term next to an airbnb, so more apartments become airbnb. I stayed at the Riviera in Jomtien, it was great but I could not imagine living here for more than a short holiday.
Riviera Jomtien and Copacabana both are implementing face ID now. Short term rentals are gone, nothing under 30 days as per Thai law. You can't use this lifts without having your face registered after presenting your 30 day or more contract. I've lived at Riviera Jomtien for 3 years now, amazing. I have a corner room 90²m, 48,000 a month. Full mountain and ocean view. 🫡

I did my first 90 day in Vientiane, in 2016, it was mobbed then. Now you have to have an appt. or you cannot even get into the queue. So it's probably not as bad as it used to be, back then. And after Dec 14, you cannot schedule an appt to do the DTV there, only via the e-visa platform, official date of the change is Jan 1.. Don't know about other visas. I could not find an appt in Vientiane between now and Dec14th, btw. But there were still slots available in Savannakhet as of Thursday.
Thailand is heading down the same route as Hong Kong & Singapore. They will price themselves out of the market. I’m hearing more and more stories of expats whom have recently moved to Laos and Cambodia.

The price of new condos in Pattaya has exploded. I saw a building under construction, two or three years ago. The way it was built is similar to other condominiums, that is to say with very thin walls between neighbors. It is now a so-called hyper-luxurious building. But I saw inside, it's very bling bling and Ikea quality. 200 square meters costs 69 million bahts!!!! 2 million dollars!!!! The building was 98% sold. Mostly Chinese. This is crazy...
@@keisone An agent friend in Pattaya told me that enquiries from non-Thais have tanked. This is due to two tax concerns. Firstly, remittances to Thailand from 1 January 2024 may be subject to personal income tax for people who spend over 180 days in the country. Secondly, the Revenue Department is discussing the taxation of worldwide income. Currently, Thailand has a 'territorial tax system. This is only a 'proposal', but if it becomes law, there could well be an exodus.
Last year I rented a beautiful high rise condo in bangkok for 1400$ CAD for 1 month, now the same condo is 2200+$, in fact all the condo i'm looking at right now are around that price, high rise condo with pool gym etc...
There is still one obstacle that scares many of, that is the airline prices are way high, as they 200-300% more expensive than pre Covid, and of course the Russian war that causes the energy price spike. On top of all this the loans interest rates is wery high that suffocating people’s purchasing power. If there be more global inflation then it’s going to be bad news for Thailand, specially if Thailand also increases all over prices more too.
I think vloggers, influencers, crypto bros, drop shippers, digital nomads, passport bro etc. have been ruining the areas they go in Thailand (and SE Asia) for years. They add no value and push prices up, sometimes through demand, sometimes through just being dumb. Luckily, they are quite easy to avoid in places like Bangkok because they all hang around the same areas.
Haha I can relate to the condo thing, my thai girlfriend told her coworkers about the condo room we have going for 11000 a month and they are surprised at the relatively low price for the area, and then I see someone on youtube paying double for almost the same thing
The Real Estate people look at the same chat sites as we do, so being commission based, they will charge for what they can get, plus AirBNB people will charge people what they can get away with. It doesn't take a genius to work that one out. Someone sharing their 'Bargain Price' , just raises the bar for everyone else, because the Landlord thinks that they went in 'Too Cheap'
Thailand like any country isn’t immune to rising costs of living, that said the cost of living is still far below Australia,UK and USA where I’ve lived. If you can’t afford to live in Thailand then not sure how you would be able to back in your western country.
I live in Riviera, Jomtien...you cant get in here without facial scan so theres pretty much no Air B&B rentals going on...as you have to register your face with land juristiction...soon most condos will be like this
That's excellent. The airbnb rentals can really lower the quality of a place. Especially in central pattaya where I would never reside due to wild party goers that rent airbnbs and could give 2 shits about anyone else.
It was my 38th wedding anniversary this week to my Thai wife,so I have seen a lot of Bangkok over the last 40 years,I live in bang khen and rarely see a another foreigner,I try to keep my visits to the tourist areas hell to a minimum,after visiting 154 countries I think Bangkok is the best city in the world,cheapest food in the world very safe and away from the tourist hell the people are very polite
I am sick and tired of seeing these “content creators” with these show me your condo copy-and-paste videos. And I am also pretty certain a lot of them are liars. I live Sukhumvit Soi23, bang next to Asoke BTS. I pay 25K pm but that’s because it’s only a 6-month contract. If I could do a year, I would have been 22k. Prices in Bangkok have definitely been rising since I started visiting ages ago. But it’s still very cost-effective compared to the UK.

I don't understand how you worked the math out. 50,000 DTV visas have been granted. I would guess *most* of us are living in monthly airbnb rentals. Benjamin Heart insists it won't be possible to stay a year on the thing before this unpredictable (untrustworthy) country pulls the rug on us, so I dare not sign a 1-yr housing contract even at an "overpriced" rate. So let's say out of 50,000 DTVs, I bet *maybe* 10,000 will sign a long term apartment contract. The rest, like me, may spend 90-100 days here in 2024/2025. If there is an impact that could be measured due to an additional demand for 10,000 housing units (not even 0.01% in a city the size of Bangkok) it would be in one certain neighborhood imo.

Spot on vid brother! Throw away the prices during the pandemic as that was a fluke But i have noticed a spike in accommodation just from last year. Without a doubt the DTV is a game-changer, I have zero issues though with staying further out as BTS is awesome. I did not really see a big uptick in food prices thankfully but I am sure it has happened in some places like your fav spot. Every time Thailand makes it easier to stay longer there, here in the Philippines you can heard the tourism board groaning LOL This place has taken a huge hit and they try to make up for it by raising the cost of everything and its backfiring on them.
The visa will not be what raise the prices up cuz Thailand economic structure cant afford to do so , also that would mean they would have to raise the minimum wages so that the thai can afford it , right now they need as much foreign money as they can get to balence off the economy cuz they want to eliminate having low season and to be able to say , they have a good enough of moneies being spent locally and so on year round .
I would say 95% of people applying for DTV visas were already here and playing the visa game with Ed Visas, Business Visas or doing border runs. I don't see it having any appreciable impact actually.
I dunno man. There's still vastly more Thais than foreigners here (at least living here for longer than a vacation). Lower Sukhumvit has always been a foreigner ghetto and I wouldn't expect that to change anytime soon. Still, I agree it is sort of weird to think about how bad the gentrification is getting. As long as stuff like the inability for foreigners to own foreign-only businesses, the inability for foreigners to own land etc. is still there, Thailand will be mostly still Thai.

There happened to be a real estate agent there and he gave me his card and I am sure to rip me off. On air bnb I stayed in thon buri and was told dont talk to anyone as air bnb is illegal there 😂😂😂😂😂
This visa will not make any difference. There has always been a way to live in Thailand if you wanted to. I lived years there without any visa. Others were enrolled in language schools etc... People when they hit 50 can simply get a retirement visa. Prices are more likely to be pushed up by Chinese than any other factor.
The appeal of Thailand in the 80s & 90s was that it was so cheap. Now that it's more expensive than Spain or Greece, if you're a European, you have some much better options locally.

Prices were cheaper in 2020 before the pandemic. You were fortunate to be here during cheap Covid years, but I’m sure your TH-cam income remained the same or increased. This provided many creators with a dedicated audience since people were restricted to staying home. I have noticed an incredible increase in the prices in 2024. This will not go away, unless tourists stop coming. Many bars are still quiet, considering it is high season. The Thai baht also is going up in value. I’m sure the numbers released will be artificially high to back the tourist motive. It would be interesting to see how much of this money stays in Thailand. Also, while subscribers are up and steady amongst TH-camr’s, i’m sure viewership, which monetization is based on, is not. Many don’t need to watch life, they can live it now with restrictions gone. Many of my friends have downsized or moved. Welcome to the new economy. It will not go back with government subsidies. Chiang Mai is the place now, much cheaper than Bangkok. More value for money.
Thailand especially Phuket is so much dearer than a few years ago...A lot of reg visitors are changing their habits and finding new Asian countries to visit. Thais in tourist areas price gouge, can't blame them I guess
It's the worst thing that can happen to any place. When everything starts to focus on tourists. Eventually the local population won't go there anymore and then it transforms to a soulless theme park for tourists only. Thailand is still okay but some cities in Europe are already transformed. Sad

Yes prices will go up. Not good for foreigners currently living there. But good for Thai people. Creates jobs for Thai people only and brings in foreign money. Actually quite a clever visa to help Thai people

Glad I did Thailand during a month in 2009 during the political unrest, I had a blast! All tourists had cancelled, I felt like King Farang, gastronomy restaurants dead cheap, girls chasing me everywhere lol
I was there in 1995 and wow were things cheap then. In Phuket a few weeks ago and paid $65 for a steak! Heading to Pattaya in 4 weeks to live and work on the DTV if application is successful 🤞

To start, in 1995 I suspect you only had Thai food to choose from since the tourist invasion hadnt even begun. Thai food is cheaper even today. A western dish like a steak naturally is way more expensive in Thailands most touristy place :) Thais dont eat that

So true. It has ramped up the influence of everything Western. Higher prices, decreased customer service, less healthy food options, sense of entitlement, plastic suregery and tattoos have gone way too far, an obsession with smartphones, etc.
I first moved to Thailand in 2001, living on Sukhumvit Soi 4. Yes, Soi Nana. Back then I felt like I was on a different planet because Thailand was so unique. It is still unique, but less so. Oh well. You just have to work harder to avoid Western influences.

That’s also about the time the western the western food options exploded and prices started to increase. It had a lot to do with Thaksins ideas at the time. Although I do agree all these influencers on social media that have only been here 5 mins but keep telling us all about Thailand are a big problem.

First time 2010 I've been to bkk, people were authentic. Kind sincere, everybody was doing wai.
Came in last November 14 2024 seems to be different. The vibe was sort of westernised. Cannabis everywhere. For every 7 eleven you spot on one area. After 50 meters you see a cannabis headshop. No hate for the plant. But it might have been contributory to the stress that the locals have to deal with. Stress can change a way a person deal with another person hence probably the reason why the changes from 2010. The Asian culture is beginning to lose its flame. Can't tell if that is the cause, But must have something to do with other factors. Social media etc.
I honestly think the best time to travel to Thailand was during the lockdown back in 2020-2022 everything was cheaper and less tourists.
I got my travel authorisation a few hours before they shut them off in Dec 2021. Was a great time to visit. I booked hotels for a few days at a time and every booking was cheaper than the last as there were fewer and fewer tourists.
I was there and still am. That was when influencers ran so fast back to their home countries..

Bro the reality of the matter is majority of people can only go to Thailand for vacation. They won’t want to work local Thai jobs because they pay is terrible compared to being in the west. Companies are currently trying to destroy work from home culture & even if they don’t majority of companies don’t allow their employees to live/work on the other side of the planet. I’ve been trying to find remote work from anywhere and it’s tough. So, majority of people logistically just will not be able to figure it out.
Out of the few who can majority aren’t interested in moving out there due to having to leave family behind. Yeah it’s a great content niche but that’s all it is.
Tourism numbers are increasing but the number of people getting the DTV is still low.
I think the concern is overblown honestly.
I hope you are right, my self employed work lets me go anywhere without a company or corporation attachment - so those people that need to work for others go back home and slave it without raising Thailand prices 😊😊😊😊

Now in Burundi I live like a king on 2000 USD a month. I live in a compound with 24h armed security guards and an armed escort for whenever I wanna go out. That's all available on my budget.
I can also easily have local girls arranged for a ST or LT. For less than 10 bucks they will stay overnight. It's amazing, dude.

I had the misfortune of being in Lower Sukhumvit last week with my wife who is Thai. WTF happened? During Covid it was was not the best place but it was OK.
My wife tried to get a Thai 4 taxis simply refuse to take her because she was Thai. The taxis were looking for tourists.
We ended up paying 300 baht for a 80 baht fare on the metro to Onnut, straight down Sukhumvit Road.
My wife that the local social media is awash with similar stories. Apparently, the locals are getting pretty pissed off with the foreigners and their ability to 'dual price'.
Having lived in Thailand for nearly 20 years, I think the absolutely best time to have lived in Thailand was during Covid.

Disagree that this is going to drive prices up. Numbers of DTVs is minuscule compared to tourism arrivals. People may pay stupid rents but there is still so much empty property in Bangkok, it takes a whole lot more to get some sort of supply constraint. And those people tend to flock to a handful of places anyway. Very easy to avoid by not renting there. More money spend equals economic activity equals more jobs.
The first month is the only stat I can verify online, but the first month of the DTV was 1500 people, that was like 4 months ago..
Let’s just say it was consistent, (but realistically it’ a probably higher) now there are at bare minimum 6000 less condos for rent here.. that will have an impact

You get enough traffic to help fix this problem of good people getting ripped off. Just do a reaction video to the videos of people bragging about getting scammed on rent. (edit into your own style) Then make a video on how to get the cheapest deals on apartments. Hell those two videos would do twice you normal viewing numbers. Huge fan of the channel, would like to see a 'mock and improve' video instead of the 'awww this sucks' clip thing.
I love my DTV visa! lol. Did my 90 day report via mail a couple of weeks ago, and am looking forward to going somewhere outside Thailand for a holiday in Feb when my 180 days are up. Regarding bkk: its another Asian dirty city and most people there are there to make a living. For me I have the luxury of living anywhere and I choose to live up country, and its still cheap, and anything I need I can buy online and it turns up in a couple of days. Lots of Thais don't make alot of money so Thailand will remain cheap relative to the West, so just avoid the tourist areas.
I am switching to DTV from retirement extensions, heading out of the country shortly to do so, did not know I would still have to do 90 day reports. Oh well, it's still a better option if you qualify, which I do.

Nope, the prices can't increase because there are so many condos available, most buildings are only partly occupied, so agents can try scam you but if they see you know the market they will come up with a reasonable offer. I remind you that you can decline any offer you get and place a counteroffer, from a t-shirt in the market to condo, it is Thailand.
I spent the last two years in BKK, if you want to live cheap, you certainly still can. You can get studios Thai style, with AC and internet, for 6000 baht in On Nut, for example. I know of one place that is only 2-3 years old, has a gym and pool, about 2-3km from the On Nut BTS. There are lots of options to spend more on food and housing now, more than ever, for sure, but it's still incredibly affordable to my home country. If you get out of downtown, like Keis has done, it's remarkably less expensive. I lived the 2nd year in Bang Phlat, a much more Thai neighborhood, and could walk 50m from my place and buy khao gai , chicken and rice, for 30 baht. 500-600 m to the MRT. And that's just one of many examples. I would also wager that most people on DTV's will not be long term expats. Some will, some won't. It is a vehicle that allows long term to more people, such as anyone under 50 (who qualifies), unlike the retirement extension pathway does for the over 50's like me... But so many come and go after the bubble bursts, hahaha. Of all ages.

I moved to a seaside location Oct 1, have an even bigger 70m two bedroom/two bath corner apt with a lovely sea and mountain view, for 17K a month. I was paying 23K a month for a 2br/1bathroom 51m apt, in a fancy new building with amazing amenities in Bang Phlat with a stunning city and Chao Phraya view. It was so nice, but I am so glad I got out of BKK. So, for me, with moving out of BKK completely, and switching to the DTV (which I qualify for and am headed to Laos next week to get), my cost of living has gone down quite a bit.

Sorry Adam, but isn't this video slightly hypercritical, by living there you're part of the reason you're talking about having a negative impact on the prices going up for locals? I watch (and enjoy your videos) because I'm considering moving to Thailand next year, so even though social media / influencers may have had a small impact, it all adds up. But locals being priced out of capital cities is nothing new, they say 40% of London's population was born outside of the UK; it may drive prices up, but you have to love the diversity
The difference is 1.7 million foreign born in the UK are on benefits, not including students or illegals, 58% of social housing is being occupied by foreign born people, native brits are a minority in London, non-Brits can buy as much land and use our infrastructure free even, as much as they like, none of that is occurring in Thailand
Diversity destroys nations, especially when governments start putting others' interests before those of their own native citizens.

You can try and make yourself feel better about it by saying you think like a Thai local which has absolutely no relevance to the fact that you being there will hike up the prices for locals when it comes to accommodation, it's very simple supply and demand.
You being there no matter for how long, contributes to prices going up. You're no better that "new" farangs, you just might have a better idea of when you're being overcharged

DTV was crazy easy to get for me I earn about 80k USD remote and got a great penthouse place in prompong for so cheap for like 1/3 of the price I paid in San Francisco. Quality of life is through the roof. Never going back.

I pay 900 AUD for a 3 bedroom condo a month in KL. For sure Thailand prices have gone up. Its like they tried to make up for lost income during covid. Now they know people will pay the prices that are way higher, but it's still cheap but its not what it was.

It will catch up within a year if Thai government allowed foreigners to own the land/house and can buy condo 100%, now it’s not more than 50% per condo and also if they allow foreigners to own business 100% (now it’s have to be Thai 51% ) everything will be more expensive, btw there are many foreigners own land, business using Thai nominee which is illegal. This government came from real estate company so they really want to do that but not saying directly such as they want to let foreigners lease the land for 99 years or let foreigners can buy condo up to 75%
Thailand is for sure getting more expensive, its relative to England early 2000s which is still loads cheaper than England now . Its more the price of accommodation than anything , food etc is still relatively good priced .
Youve been in thailand for literally 3 years, so your perspective is kinda limited. I've been here for 20 years and the only constant is change (and immigrants endlessly complaining about how thailand isnt the same as it once was). The truth is prices have never stopped going up. And im sure if i was here 40 years ago, the difference would be even more extreme. I think you're overestimating how big of a difference a visa can make to an economy, especially considering that youre benchmarking prices from how they were during a global pandemic versus now. Of course things feel more expensive now! Prices have gone up everywhere in the world.
Also the middle-classes in Bangkok are definitely earning good money these days. My Thai girlfriend earns 70k per month doing an office job and this isn't unusual amongst our Thai friends. Yes, working class Thais can't afford to rent a condo in Thong Lor. But they haven't been able to for decades. The DTV hasn't changed that fact! And when you think about it, Thailand is in the top 20 GDP countries in the world. I doubt many other countries in this list have a capital city where the working class can afford to live in the city centre. Think about London, Sydney, New York, Berlin, etc. Most people don't live in the CBD!

The Copacabana in Jomtien and all those box apartments that are the size of a hotel room were always meant for speculative real estate and/or very short term stays. It also feeds on itself nobody wants to live long term next to an airbnb, so more apartments become airbnb. I stayed at the Riviera in Jomtien, it was great but I could not imagine living here for more than a short holiday.
Riviera Jomtien and Copacabana both are implementing face ID now. Short term rentals are gone, nothing under 30 days as per Thai law. You can't use this lifts without having your face registered after presenting your 30 day or more contract.

Thai Estate agents targeted towards farangs are all awful. No exceptions. Rent from the owner directly.
I did my first 90 day in Vientiane, in 2016, it was mobbed then. Now you have to have an appt. or you cannot even get into the queue. So it's probably not as bad as it used to be, back then. And after Dec 14, you cannot schedule an appt to do the DTV there, only via the e-visa platform, official date of the change is Jan 1.. Don't know about other visas. I could not find an appt in Vientiane between now and Dec14th, btw. But there were still slots available in Savannakhet as of Thursday.
Thailand is heading down the same route as Hong Kong & Singapore. They will price themselves out of the market. I’m hearing more and more stories of expats whom have recently moved to Laos and Cambodia.

I saw a building under construction, two or three years ago. The way it was built is similar to other condominiums, that is to say with very thin walls between neighbors. It is now a so-called hyper-luxurious building.
But I saw inside, it's very bling bling and Ikea quality.

The building was 98% sold. Mostly Chinese.

@@keisone An agent friend in Pattaya told me that enquiries from non-Thais have tanked. This is due to two tax concerns. Firstly, remittances to Thailand from 1 January 2024 may be subject to personal income tax for people who spend over 180 days in the country. Secondly, the Revenue Department is discussing the taxation of worldwide income. Currently, Thailand has a 'territorial tax system. This is only a 'proposal', but if it becomes law, there could well be an exodus.
Last year I rented a beautiful high rise condo in bangkok for 1400$ CAD for 1 month, now the same condo is 2200+$, in fact all the condo i'm looking at right now are around that price, high rise condo with pool gym etc...

There is still one obstacle that scares many of, that is the airline prices are way high, as they 200-300% more expensive than pre Covid, and of course the Russian war that causes the energy price spike.
On top of all this the loans interest rates is wery high that suffocating people’s purchasing power.
If there be more global inflation then it’s going to be bad news for Thailand, specially if Thailand also increases all over prices more too.
I think vloggers, influencers, crypto bros, drop shippers, digital nomads, passport bro etc. have been ruining the areas they go in Thailand (and SE Asia) for years. They add no value and push prices up, sometimes through demand, sometimes through just being dumb. Luckily, they are quite easy to avoid in places like Bangkok because they all hang around the same areas.

I think a lot of people who show their apartments are staying at an Airbnb and are not on a 12 month lease.
The Real Estate people look at the same chat sites as we do, so being commission based, they will charge for what they can get, plus AirBNB people will charge people what they can get away with. It doesn't take a genius to work that one out. Someone sharing their 'Bargain Price' , just raises the bar for everyone else, because the Landlord thinks that they went in 'Too Cheap'
Thailand like any country isn’t immune to rising costs of living, that said the cost of living is still far below Australia,UK and USA where I’ve lived. If you can’t afford to live in Thailand then not sure how you would be able to back in your western country.
I live in Riviera, Jomtien...you cant get in here without facial scan so theres pretty much no Air B&B rentals going on...as you have to register your face with land juristiction...soon most condos will be like this
That's excellent. The airbnb rentals can really lower the quality of a place. Especially in central pattaya where I would never reside due to wild party goers that rent airbnbs and could give 2 shits about anyone else.

I am sick and tired of seeing these “content creators” with these show me your condo copy-and-paste videos. And I am also pretty certain a lot of them are liars. I live Sukhumvit Soi23, bang next to Asoke BTS. I pay 25K pm but that’s because it’s only a 6-month contract. If I could do a year, I would have been 22k. Prices in Bangkok have definitely been rising since I started visiting ages ago. But it’s still very cost-effective compared to the UK.

I don't understand how you worked the math out. 50,000 DTV visas have been granted. I would guess *most* of us are living in monthly airbnb rentals. Benjamin Heart insists it won't be possible to stay a year on the thing before this unpredictable (untrustworthy) country pulls the rug on us, so I dare not sign a 1-yr housing contract even at an "overpriced" rate. So let's say out of 50,000 DTVs, I bet *maybe* 10,000 will sign a long term apartment contract. The rest, like me, may spend 90-100 days here in 2024/2025. If there is an impact that could be measured due to an additional demand for 10,000 housing units (not even 0.01% in a city the size of Bangkok) it would be in one certain neighborhood imo.
The scene in Thailand will never die. Doesn't matter how much promotion it gets online, most westerners want to stay anchored in cheeseburger land.

Every single visa agent wants you for a DTV, if you meet the requirements and your already abroad, do it yourself and save the $$
80 baht (4 AUD) Pad Thai is a great price. I pay 18 AUD so can't complain.

Spot on vid brother! Throw away the prices during the pandemic as that was a fluke But i have noticed a spike in accommodation just from last year. Without a doubt the DTV is a game-changer, I have zero issues though with staying further out as BTS is awesome. I did not really see a big uptick in food prices thankfully but I am sure it has happened in some places like your fav spot. Every time Thailand makes it easier to stay longer there, here in the Philippines you can heard the tourism board groaning LOL This place has taken a huge hit and they try to make up for it by raising the cost of everything and its backfiring on them.
The visa will not be what raise the prices up cuz Thailand economic structure cant afford to do so , also that would mean they would have to raise the minimum wages so that the thai can afford it , right now they need as much foreign money as they can get to balence off the economy cuz they want to eliminate having low season and to be able to say , they have a good enough of moneies being spent locally and so on year round .

I would say 95% of people applying for DTV visas were already here and playing the visa game with Ed Visas, Business Visas or doing border runs.

I first came in 2005. It was way way different Bangkok. I was shocked when I finally came back in 2018. Still love Bangkok though...
I dunno man. There's still vastly more Thais than foreigners here (at least living here for longer than a vacation). Lower Sukhumvit has always been a foreigner ghetto and I wouldn't expect that to change anytime soon. Still, I agree it is sort of weird to think about how bad the gentrification is getting. As long as stuff like the inability for foreigners to own foreign-only businesses, the inability for foreigners to own land etc. is still there, Thailand will be mostly still Thai.
Yeah for sure, but it should be, we should be the minority.. I see locals getting priced out of their neighbourhoods in Bali for years and just think it could easily happen here

Yep prices are already going up. Was there in chit lom last month and this one luxury condo said 2 bdr starting price is 65k baht. This visa will not make any difference. There has always been a way to live in Thailand if you wanted to. I lived years there without any visa. Others were enrolled in language schools etc... People when they hit 50 can simply get a retirement visa. Prices are more likely to be pushed up by Chinese than any other factor.

The appeal of Thailand in the 80s & 90s was that it was so cheap. Now that it's more expensive than Spain or Greece, if you're a European, you have some much better options locally.

Prices were cheaper in 2020 before the pandemic. You were fortunate to be here during cheap Covid years, but I’m sure your TH-cam income remained the same or increased. This provided many creators with a dedicated audience since people were restricted to staying home. I have noticed an incredible increase in the prices in 2024. This will not go away, unless tourists stop coming. Many bars are still quiet, considering it is high season. The Thai baht also is going up in value. I’m sure the numbers released will be artificially high to back the tourist motive. It would be interesting to see how much of this money stays in Thailand. Also, while subscribers are up and steady amongst TH-camr’s, i’m sure viewership, which monetization is based on, is not. Many don’t need to watch life, they can live it now with restrictions gone. Many of my friends have downsized or moved. Welcome to the new economy. It will not go back with government subsidies.
Chiang Mai is the place now, much cheaper than Bangkok. More value for money.
Thailand especially Phuket is so much dearer than a few years ago...A lot of reg visitors are changing their habits and finding new Asian countries to visit. Thais in tourist areas price gouge, can't blame them I guess
It's the worst thing that can happen to any place. When everything starts to focus on tourists. Eventually the local population won't go there anymore and then it transforms to a soulless theme park for tourists only. Thailand is still okay but some cities in Europe are already transformed. Sad
Sorry, but there's no way that the DTV visa has already made a major impact on prices in a city like Bangkok. Prices are probably changing for other reasons, but it isn't the DTV visa. Eventually it might make a big impact. Not yet.

Glad I did Thailand during a month in 2009 during the political unrest, I had a blast! All tourists had cancelled, I felt like King Farang, gastronomy restaurants dead cheap, girls chasing me everywhere lol

@@richiereid100 Non O retirement is a far better option. More expensive, but less volatile at this time. The DTV is still just a glorified tourist visa. (I’m from Australia, but married here, got two daughters and have lived here for 20 years now).

To start, in 1995 I suspect you only had Thai food to choose from since the tourist invasion hadnt even begun. Thai food is cheaper even today. A western dish like a steak naturally is way more expensive in Thailands most touristy place :) Thais dont eat that

Thailand got expensive when the Thai baht went from 85 , 12 to 15 years ago to 38 now. That's UK money. Only thing cheap in Thailand is food.
It's a free market economy and the market demand will always decide pricing. Personally couldn't care about bkk. So many much nicer/better places in Thailend.

As for Russian and Chinese-owned businesses operating ... openly that's been going on for well over a decade. In Samui, there are Russian-owned restaurants that don't even pretend to be anything other than Russian-owned and operated. We have Russian and Chinese neighbors building MEGA homes they look like embassy buildings, higher than permitted, bigger than permitted ... Sabi Sabi
