I would not recommend Berkeley. It is a very deceptive developer, once problem arises within your property or snags needing repairs then Berkeley will always make excuses why it cannot be done. Residents also notice most of the materials used eg tiles for the bathrooms or electrical ceiling light brackets, water flood check monitors that can no longer be replaced because these tiles have been discontinued in the shops or the contractor that did the job has liquidated. Berkeley sources all its materials from companies that will sell at huge discounts due to products being discontinued. That's how it makes its profits. You will have difficulties finding materials as replacements and it will be costly to change the whole outlook of your bathroom.

吶我就鐘意住Apartment,gym/security/裝修都有齊塞,唔駛操心。Berkeley又係老牌發展商,質素唔錯。住獨立屋有自己花園就係好,但維修處理好麻煩,有friend試過牆有滲水問題,打過針照過infrared都解決唔到,煙通隨便攪吓就要幾千

唔係講笑,住咗bow三年幾,係幾方便,去central london & victoria park好快,但嗰區都好多童黨,條街又污糟,勁雜,大家搵吓crime rate就知。所以即使起zone2啲樓先會相對其他區平。個cemetery之前仲發生過殺人命案🤔

宜家住 rotherhithe end terrace ,都有人覺得SE area 唔會好得去邊,我自己就住得好開心,因為超方便,啲街坊都好好,多小朋友住

如果鐘意Hackney 個vibe,可以望下Walthamstow ,我好多本來住係Hackney 既creative朋友都因為屋價及有小朋友後搬左上Walthamstow ,雖然係站尾,但由於victoria line站少,出central好快,附近又多green space,多brewery ,多cafe,有local娛樂,係近年London creative人士既新落腳點。
Walthamstow 都有去過呀,high street對上果個位幾chilled,有間好正雪糕店同fish & chips

的確係呀, 除非係freehold, 否則都有Apartment service fee, 而且目前是無封頂的, 疫情後london的apartment service fee 都加咗唔少
