New Home Sales: Highest in Nearly 1.5yrs

- Homebuilder confidence just increased for the 3rd consecutive month and builders are now five times more confident than they were in 2008. However, despite this they are still pessimistic about constructing single family homes in the United States.
Also, new US home sales in September rose to nearly a 1.5yr high yet the number of completed new homes for sale skyrocketed to the highest levels since Sept 2009. Let’e discuss!

If most of the new home building is in the South, that only supports high prices and low inventory in CA and Northeast states, where over regulation prevents production of reasonably priced housing

My coworker bought a rental and he's paying 1k extra every month just to cover the mortgage. He says he's growing equity lol except nothing grew since 2022

New builds, gotcha. I see a lot of past new build buyer neighbors now being undercut by the new incentives and price cuts. People are getting better specs for 75-100k cheaper, with better rates in some cases. Lennar is worse than DR Horton. In my area anyways. The “pandemic neighborhoods” are going to be a slaughter house when/if a correction continues. Crazy!

@ according to a simple Google search, in 24’ nearly 60% of new build home have price, rate, upgrade, and warranty incentives. Lmao! 😂
@ the only place this can’t be true on a large scale is probably metros in CA and NY! Everywhere else this is absolutely true. ESP in the South East where I am at.
Relax bro/bro’ette! As Americans, this is “our” market. We all have to deal with it. Chill. Things will get better.
Getting a realtor for new home is not going to change the builder contract, You will still be signing a builder contract. The buyer's realtor will get a good commission from the builder which is also concerning. What you need is the realtor to give you a substantial portion of their commission. Fat chance unless its someone you know or do multiple business with.
My point was to work with an agent who can help you navigate the builder's contract. In other words, point out any concerns, your rights as a homebuyer, any contingencies, etc.
