    What exactly is the breakdown of the closing fees? Why is it so high? What makes it so expensive? We were only given a general but I'd like to know the breakdown.

    DMCI closing fees of 10.5% are the highest among developers even by international standard (highest in New York, USA is 6%) and it's not factored when agents are discussing price per square meter. Buyers should be aware of this!

      Although this is true, with the other developers, on top of their list prices, there’s a 12% vat and normally a 6.5% other charges. So technically speaking, 10.50% CF is still better than the 12% + the other charges.

      @@REBJeremyPascua Not if condo cost is 3.6M and below. The way it was presented to me by a DMCI agent VAT is included in the purchase price. So I can safely assume that DMCI do charge (hidden) VAT.

      @@hike_fish_paddle Although your point is valid, I just think different developers have different approach on things. Like what I’ve said on my first reply, with DMCI, on top of its price is 10.50%. With others, 12% + other charges. There are also developers with no other charges. So yeah it would really fall on different developers have different approach. At the end of the day, buyers have the discretion to really choose which developers they would really want to go for.

      @@REBJeremyPascua At face value, it seems reasonable assumption but if you factor hidden VAT of 12% + 10.5% CF it is higher than competition. In reality DMCI condos are overpriced by 12% coz of VAT inclusion in their pricing.

      @@hike_fish_paddle if that’s the scenario, dmci would be overpriced by 4% since there would still have to be a vat of 12% and a 6.5% for the other charges. Although I don’t think that’s the case. Also, one can’t justify it as hidden when it was never been hidden in the first place. The better term to use is vat inclusive. CF “from my understanding” is for the process of transferring the title from the developer’s name to the buyer’s name which includes the CGT, transfer tax, docs stamp, etc.

    Sir parang naguluhan ako doon sa sinabi mo na mas maliit ang property mas malaki ang monthly dues. Hindi ba per square meter ang charge na monthly dues on my experience mas malaki ang property mas malaki ang monthly dues.

      Ibig ko po sabihin sa pag smaller ung property mas mataas ung condo dues is for example 1 midrise building vs 3 midrise buildings, mas mataas po condo dues sa 1 midrise compared sa 3 kasi konti lng nghahati hati :)

      @@REBJeremyPascua sir di po ba normally halos ang mga midrise ng DMCI 5 bldgs ang bawat projects. Example natin ang projects nila sa acasia estate. Baka po high rise like Torre de manila. Mataas ang monthly dues compare to midrise Kaya po alam ito dahil both projects may property ako. Sa high rise mas mataas ang monthly dues. Just saying Lang po talking thru experience. Sana makatulong sa mga gusto bumili ng Condo.

      Yes Ms.Aileen. Though Accolade Place sa Cubao is 1 midrise & Levina is 3 naman. For example my unit in Levina has a higher dues per sqm compared sa unit ko sa Acacia :)

    I'm confused "mas malaki yung property, mas maliit yung monthly dues/ kung mas maliit ang property mas malaki ang monthly dues" ? I thought it is the other way around.

      If you will compare two properties
      One that has two buildings and the other that has five buildings, the monthly dues will be lower sa five buildings since there are more units. :)

      @@done-ManJustLivingLife additional buildings doesnt mean additional facilities as well. The expenses of the whole development also include the personnel, pool maintenance, clubhouse maintenance, insurance, rpt, etc.

    Boss, I bought a 1 unit at DMCI, it was a pre-selling and I paid it off 6 months before turn over. My question is, 10% closing fees ano included dito? Based on my research, these fees are required to turn over the title. Wala na ba akong bayaran to get the title of condo sa BIR or city hall? Salamat po.

      Hello Sir Solomon! Yes you are right. The closing fees is basically for the transfer of title under your name. If you have already paid the unit in full, you will receive the title a year later. You can email the customer care of DMCI Homes to ask exactly when you can get it. If it's for released na, be sure to get it. Kasi if you don't get it, you will be charge of a storage fee. Sayang naman!

    Additional fees are the 20k joining fees for the PMO which are not collected from previous dmci developments. Fees on renovation (aside from the bond). The unit is already your property, there shouldn't be no addl fees for renovation.
    These are not disclosed by the agent.

    Fully paid at bayad na closing fees ng condo nabili ko sa DMCI noong June 2019. Hanggang ngayon july 2022 wala pa rin titulo. Nasa BIR daw ng 2020. Lagi ko pina follow-up palagi sinasabi nasa BIR pa. Ano kaya mabuti kong gawin? Salamat sa anumang payo.

      Nafollow up mo na po uli? Supposedly kasi a year and a half later available na. Nakapunta ka na din po sa customercare ng dmci to ask kung wala pa din up to now and kung wala anong reason?

    what about transfer of right fees before turnover in case you want to resell your unit?

      If it's during the preselling stage, assuming the unit is not fully paid and its a DMCI development, the transfer of ownership is Php50,000

      Hi Sir Sonny! It is calculated based sa loanable amount. You can get MRI from the bank or sa insurance company. It's cheaper sa bank, but it is more beneficial kapag sa insurance company.

      2. iadd sa loan sa bank

    Magkano po ba talaga ang usual Association Dues sa mga Condo ng DCMI? May nagsabi sa akin na 100 pesos per sqm - kamahal naman pala.

      Depende po sa development. It's not the same for for all the projects. For example sa property ko sa Pasig, the dues is 75 per sqm. Pero dun sa property ko sa Taguig, it's 60 per sqm. Just like sa sinabi ko maam/sir sa video, it depends sa size din ng property. If you will compare two properties, one na my one building lang and the other has five building, most likely mas magiging mahal ung per sqm ng monthly dues dun sa one building compared sa 5 buildings.

    Sir pano po kung ang nasa contract to sell ng kinuha momg unit sa is downpayment then yong balance is bank financing, pero what if by some turn of events hindi ka pa tapos magbayad ng downpayment pero bigla kang nagkaroon ng pambayad sa balance, pwede bang hindi na magbank financing at icash na lang ng buo yong balance after mo mabayaran yong downpayment?

      Hi Sir Romulo! Yes pedeng pede po icash ng buo ung balance :) all you have to do is to let your agent know pra matulungan ka po :) if wala nmn na ung agent mo, pede ka po magemail sa customer care to let them know of your intent to pay the balance in full cash

    Kung ine encourage nyo mga agents ng DMCI n bago magbenta...lahat dapat idiscuss yan. Pag naka sign up ka n and pag malapit na turnover..tskaa lang yan lahat maglalabasan. DMCI eh napaka hirap makipag deal.

      Hi Jeremy. Tanong lang pwede ba mag palit ng agent? kc hindi nagpaparamdam na si agent simula pa sign reservation fee.... verify namin sa dmci legal agent sya.. and kung papalit kami makakatangap pa ba ang new agent ng commission?
