      @@tfptravel.food.peace.3788 Some places are not properly insulated and the bill might be very high. Could go from paying $200 a month to $400 a month. That's a lot of extra money a year.

    People talking about houses from the 70's like they're old yet in my area most houses were built before the 50's. My current house was built in 1900!

      The house I'm living in was built in 1850's. Solid foundation and beams that are cut to the size they don't have anymore. Though it needs a lot of work.

      Today im lookomg at hoise that was built in like the 1870s. From the pictures I LOVE the architecture. New houses built these days look like such boring garbage made of paper. Just copy and paste everywhere.

    I always check the heating/hot water and plumbing before anything else -second only to foundation!Then I look over the rest of the house

    Houses around me are built in the 50's. I've also seen a few pushing 100 years old. The older the home, the more problems which can arise. A huge red flag for me is mold or moisture.

      Yes, homes that old you have to inspect everything. Plumbing and electrical would also be a main concern.

      Well part of it is correct but I disagree with the older the more problems. Older homes can be as great as the newer ones if the ones you got have been taken care of and updated throughout the years. There are older homes out there that were neglected and same thing can br said to some newer ones out there. As long as you get a thorough inspection to your house you should be good to go.

      So where I live my husband and I are going through a program because even though we can pay rent and we've never been late and our credit is good they won't give us a loan cause my husband has his own business and it hasn't been two years sooooo we can't get a mobile home that's older than 20 years but we can buy a home that was built in 1890 🤣🙃

      My last 3 homes had hot water heaters over 10 years old. When I sold, not having new hot water heaters was not an issue.

      @@danskdna8550 too much animal pee, just like water, damage the floors and sub floors. If it's that strong you need more than a deep cleaning. Why buy a home I need to fix all the flooring while being disoriented when I can get a home where they didn't let their animal pee everywhere?

      Cat pee smell is also a sign someone was cooking meth and was once a flop house or someone broke into it to cook meth.
      Either way it's a hard pass. Beware of moldy odors too. Swamp coolers should be outlawed as they ALWAYS cause mold problems. A disease machine. Get your Legioneers disease here.

    Some walls are load bearing and you can't just remove them without some beam installation.

      When he pointed that out I thought about that. Something else you could do if that was the case is that you should have a pillar or just put in an indoor window to open the area that way if you know what I mean by that.

    We were going to buy a house like a month ago, but in the end we couldn't qualify because my dad had an emergency trip to Mexico, at fist it was disappointing, but now we are glad after watching this video. The house had too many problems it would be super expensive to fix everything. It was a beautiful house but when the inspection said another story.

      These main issues, can cost a lot of money to fix. Make sure the price reflects the condition of the house...if you are not in a multiple offer situation. Some sellers are willing to make repairs if negotiated.

      If the breaker box looks bad, I would definitely get a electrician to inspect it.

      I was going to buy a house last week and it had a fuse box. The house had been built in the early 60s and I’m pretty sure it had not been rewired or anything. Do you advise just walking away when there is a fuse box and it has not been upgraded to a breaker box.

      @@bluej5455 That is out of my area of expertise. Most of the homes I deal with or older than the 60s and I haven't come across a fuse box before. In my opinion, I would get a electrician's opinion and a quote for installing a modern breaker box.

      @@movingtodallaswithchase thank you, In the past month I have come across two houses with fuse boxes and I have passed on both houses because I know it’s expensive to switch to a breaker box and also if they have a fuse box, they probably haven’t replaced the wiring in the house. And right now the housing market is insane. They’re asking way too much for houses to begin with.

    More often than not, a door that doesn't close properly is just the hinges that bent over time with the weight of the door... That's an easy fix that has nothing to do with foundation issues.

    Always find out how old the roof, the HVAC, the appliances are. Look at a year’s worth of utility bills, and adjust your offer accordingly. Also, ask the seller to pay for a year’s home owner warranty.
    And, young man, take grandma’s advice and work a touch on your grammar. You always want to be a professional and speak like a professional. I realize that young people often don’t pay attention in school to grammar but when you get out of school and start working, it becomes important. I want you to be successful. So work on losing “ain’t “ from your vocabulary. I wish you the very best!
