Beautiful property, Rick! Nice, solid cabin; decent sized lot; and lakefront (on a fantastic lake). Great price, wow. Now is not the time for me, but my dream has been to some day have a camp on a lake, or even just a camp. (Homesick Mainer here who left a long time ago and would love to come back, even if only for part of the year.)

Been interested in a retirement property in Maine for quite a while now but wow. It’s very quickly become unaffordable so back to searching Ky and Tn I guess.

Rick is a class act, but I was expecting a proper house for this price and a bit more land.
I can show you a very similar camp on the same lake with a much smaller lot and a suspect septic system that sold for considerably more money in the last 3 months. Bigger house, and more land on this lake would be much more money. There are two other comparable sales in the last few months, on the same lake, again sold for much more than asking price.

Not sure. There are several undeveloped lots on that side, but they all belong to other people.

Is the lot across the road buildable? Wondering if I could build a barndominium for myself, cut out 15’ wide strip of property from the lake side and end up with water rights and dock then sell off the camp?
The lot across the street is indeed buildable. Not sure if you can cut the strip, but you could, for sure, grant an easement over the ground to the lake.

@@grichard7580 Banks failing would seem to indicate that people will be pulling cash out. That is what a bank run is. So what are they going to do with that cash? Probably put it into something tangible, maybe even a lakefront cottage.

It sold after just 53 days on the market in the middle of the winter for the asking price. Apparently it was not over priced.
