    The problem with Florida is the insurance, the prices keeps getting up and up

      Thank you for the input David! Insurance can be expensive if you are investing in flood zones or in certain high risk areas. We do not however. We do not invest in flood zones or high risk areas. Typical insurance premiums for our new builds are in the $600 to $700 range which include normal storm/hurricane coverage which is very affordable. This is right in range with what we see for new builds in other parts of the country. These new construction homes still cash flow extremely well offering double digit returns due to the high rental demand. The real benefit of investing in new construction in FL is the ability to have $50k+ of immediate equity on a newly built home that you can either sell for a profit, or do a cash out refi to pull all your money back out! Lots of opportunity here!
