i got a question maybe u can answer it for me... why does singapore consider a balcony as livable space.. for america a "livable" space has to be concealed from the weather/elements... they dont count that in the square footage... even a unfinished attic space/basement/garage isnt even counted as livablespace unless it was finished in a proper way.

@joshualee8151 thank you for your comment, the balcony space is often an area that has been overlooked, which is one reason why we took a while to mull on it before replying.
Why are balcony spaces in Singapore considered to be part of the liveable space as compared to countries like the United States of America?
I Believe your question has to do with the LAWS OF THE LAND.
The main reason I believe is how spaces are defined in each country. In Singapore, the GFA (Gross Floor Area) is the total area of covered spaces vs. the sum of the gross horizontal areas measured from the exterior face of exterior walls in the USA.
Nevertheless, as a realtor, it would be great if balcony spaces were not included as part of the GFA in Singapore. That way, we can now buy a larger unit with the same quantum. But with land scarce in Singapore, air and land space are a rare commodity and that day may not happen.
This explanation above is not exhaustive, but I hope we covered it in a very layman's terms easy for everyone to understand. Do also see the link below for a more detailed explanation.
We thank you for your contributions, and if there are any topics you would like us to cover in future, we will be happy to hear from you. With your comment, we all learned a little about GFA in America. Kudos to you @joshualee8151.

One suggestion bro, not so much of your face when speaking and not so close up to your face, Show the property when explaining
